Position Overview

Key Responsibilities
Process Multiple Loan Products:
Handle all aspects of processing for HouseMax Funding's loan products, including DSCR and Bridge (Fix & Flip, Ground-Up Construction). Average file load of 20 to 25 each month
File Setup for Underwriting:
Collect, review, and organize borrower documentation; set up complete loan files for underwriting review with a goal of minimizing post UW conditions.
Coordinate Loan Processing:
Oversee and facilitate the movement of loans through the processing stage by working closely with loan originators, underwriters, title agents, insurance agents, and other stakeholders to ensure timely and accurate completion.
Borrower Engagement:
Daily proactive communication with borrowers via phone, email, and text to request documentation, provide updates, and answer questions.
Increase Borrower Satisfaction:

Compliance & Accuracy:

This individual will play a key role in the evolution of our Multi-Family and Mixed-Use construction department. The candidate for this role should have a minimum of 3 years experience in the direct underwriting and credit analysis for construction lending. A Bachelor's degree in Finance, Urban Development, Construction Management, Civil Engineering, or Risk Management is a plus. Evaluation of pro formas, construction budgets, and stabilization NOI (Net Operating Income) projections. Responsibilities will include analysis of multi-layered risk based on audited financials, net worth, liquidity, portfolio performance, project feasibility, cash-flow, and debt coverage. Assessment of collateral using both cost and income approaches along with complex entity structures, and construction team evaluation (license, bonding, insurance compliance, plans, permits, construction contract - GMP or fixed-price preferred).

Prepare comprehensive credit memos summarizing all findings.

Responsible for providing timely and accurate underwriting offers, while adhering to pricing and profit objectives. Develops partnership with Sales to maximize ability to sell new/maintain existing business. Stays current with our Administrative, Enrollment, Broker, and Enrollment Company capabilities and processes.
**Key Accountabilities**
+ Processes, reviews, analyzes and makes informed underwriting decisions for assigned territory. All cases are reviewed with manager or higher level underwriter until proficiency is achieved. At full proficiency, underwriting authority is a maximum of 5,000 life case or $500,000 of annualized premium.
+ Reviews enrollment and participation trends in assigned territory and makes recommendations to optimize opportunity for sales while minimizing risk.
+ Provides monthly updates on sold case successes and failures as it relates to access and participation for Guarantee Issue cases.
+ Continually asks questions to grow and better understand our products and procedures. Develops and grows relationship with Implementation Managers to gain their confidence in decisions.
+ Understands non-standard broker arrangements and enrollment company strengths and weaknesses.
+ Identifies elements of a successful enrollment and makes recommendations that will create value.
+ Works with reinsurer on cases that require facultative review.
