Schedule: Monday - Friday from 8:00am - 5:00pm. This position will be on-call schedule for after hour emergencies.

Compensation Package:
Competitive starting hourly pay range of $30.00-$30.00

Administrative:

Asset Preservation:
Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
Ensure preventative repairs are done on a regular basis
Ensure that recalled appliances are promptly replaced
New Resident Preparation:
Complete apartment turnovers within three days of vacancy
Communicate with Property Manager on turnover schedule
Ensure apartment turnover time is minimized by conducting pre & post move-out inspections
General Maintenance:
Sustain inventory of tools, supplies, and materials
Organize and maintain an orderly maintenance shop and storage areas
Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately
Completing repairs that may involve, electrical, plumbing, appliances, or general carpentry
Maintenance of pool/spa (if applicable)
Inspect to ensure the quality of work being completed by vendors is of the highest standard
Perform janitorial services for the interior and exterior of the building, including and not limited to sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting.
Resident Experience:
Complete work orders within 24 hours of submission to the community members satisfaction
Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
Paint interior and exterior surfaces as necessary
Interact with current and future community members in a professional, courteous, and non-discriminatory manner
What You'll Need:

2+ years of experience in multi-family maintenance

Summary of Responsibilities
The area maintenance manager is responsible for presenting various recommendations, developing scopes of work, managing unit interior renovation projects of all types, managing supplier relations, and analyzing properties with respect to capital needs, budgeting, and maintenance.
Primary Responsibilities and Objectives
· Obtain bids, create contracts, and verify contractor insurance certificates to ensure they meet the requirements set forth by owners and management.
· Manage capital projects including but not limited to overall tracking and management of projects, owner meetings, scope of work development, and city and county official communications.
· Work with engineers or engineering firms, track and manage projects, handle contract negotiations, and complete work approvals.
· Responsible for project budget as it relates to maintenance or capital improvements.
· Assess and recommend capital improvements with budget recommendations, implementing as necessary.
· Assess and recommend maintenance improvements with budget recommendations.
· Conduct annual maintenance inspections to company standards as necessary.
· Evaluate suppliers and their services on an annual basis based on quality, customer service, and pricing.
· Lead on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliance.
· Support property and regional managers with associate training and coaching.
· Promote and participate in company sponsored training programs
· Coordinate and lead maintenance manager meetings to discuss company and regional updates and relevant supplier initiatives.
· Schedule preventive and floating maintenance, if applicable.
· Perform other tasks as directed.

Education and Experience
· High school diploma is required. College degree is preferred.
· Minimum of five years of previous experience in property management maintenance, other building maintenance or related trade is required.
· Heating, Ventilation, and Air Conditioning (HVAC) knowledge is required.
· Environmental Protection Agency (EPA) certification is preferred.
· Certified Pool Operator (CPO) certification is preferred.
· Knowledge of (property) site functionality.

About the maintenance supervisor position:
We're looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. About the floating maintenance supervisor position:
We're looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. The maintenance supervisor is responsible for ensuring compliance to the company risk management program. Also, has financial responsibilities for contributing towards and adhering to property budget.
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction.
Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
