Role & Responsibilities:
Specific responsibilities include:
• Provide support across all three verticals; Multifamily, Industrial, and Science & Technology, while allowing for specialization based on prior experience and the evolving needs of the business.
• Integral point-person that coordinates and communicates with various departments in order to execute the asset-level business plan and implement actions to create value.
• Assist senior Asset Management team professionals by conducting financial analyses on portfolio operations, including creation of cash flow, hold/sell and distribution models using ARGUS and excel.
• Assist in tracking investment performance.
• Writing, preparing and assembling Investment Committee memos with input from senior members of Asset Management team and the Vertical.
• Monitor the performance of existing investments and identify potential areas of concern or opportunity.
• Prepare quarterly valuations and reports by updating model assumptions, inputting property-level activity, and completing investor reports.
• Assist team members in dispositions or refinancing processes.
• Maintain databases, record, and assist Investor Relations in completing portfolio management activities.
• Conduct market research, data mining, and collect competitive property transaction information.
• Ensure complete and well-organized property files are maintained on Sharepoint for each Investment, including (but not limited to) weekly tracking reports, budgets, fully executed lease files, third party reports, etc.
• Prepare ad hoc analysis, documentation, and briefs for review by more senior team members.
• Assist with organizing, refining, and implementing the valuation process.
• Participate actively in the assigned Vertical - contributing to annual business plan preparation and regular investments analysis.

Skills & Qualifications:
• Bachelor's Degree and a minimum of 2-5 years of real estate experience, with a preference for experience within the various asset classes.
• Understanding of commercial real estate industry (supply/demand, revenue and expense drivers, forecasting, reporting, leasing and marketing).
• Ability to create detailed financial models demonstrating exceptional proficiency with Excel; proven comprehension of complex analyses (e.g. different debt structures, ground leases, waterfalls, etc.).

Key Responsibilities

Under the direction of the Recovery Manager, the Associate Governmental Program Analyst (AGPA) performs the most complex analytical tasks relating to the provision of federal and state disaster assistance grant programs within the Cal OES Recovery Operations Program. Recovery Operations AGPA performs a broad range of advanced journey level analytical tasks relating to financial, programmatic, and administrative requirements of the Public Assistance (PA) Disaster Grant, California Disaster Assistance Act (CDAA), Fire Management Assistance Grant (FMAG), Hazard Mitigation Grant Program (HMGP), Hazardous Materials Emergency Preparedness grant (HMEP), Pre-Disaster Mitigation program (PDM), Flood Mitigation Assistance (FMA), Interagency Recovery Coordination (IRC), and other grant programs. Works under strict regulatory and administrative deadlines and acts with independence to maintain a routine workload and respond to short term special projects and priority assignments. Formulates policies, procedures, grants, and makes recommendations on program related issues and advises management on potential program alternatives and impacts. May also serve in a lead capacity over Staff Services Analysts and program support staff.
Must be able to logically and creatively analyze and resolve governmental/administrative problems of an average complexity using various tools and program applications; gather and analyze data to develop and evaluate alternatives for a variety of program related areas; make recommendations to management on those alternatives; communicate effectively orally and in writing, and function in an environment with demanding and changing priorities. This position supports the California Department of Public Health's (CDPH) mission and strategic plan by performing duties related to contract oversight and purchase orders procurement that support the Newborn Screening and Prenatal Screening programs of the Department.
The incumbent works under the direction of the Staff Services Manager (SSM) I, chief of the Business Services Unit. The Associate Governmental Program Analyst (AGPA) performs the more responsible, varied, and complex technical analytical staff services assignments related to the procurement of various types of services such as contracts, procurement, purchase orders and service orders, revenue collection, communication, information technology, and administrative maintenance services. The AGPA independently provides operational support and program service duties with a high level of complexity and utilizes a wide variety of analytical techniques to resolve complex contracts and purchase order-related problems and disputes. The incumbent develops and evaluates alternatives, analyzes data, and presents ideas and information effectively both orally and in writing, consults with and advises administrators or other interested parties on a wide variety of subject-matter areas related to contracts and procurement processes, and develops and acts as a lead in the procurement review and approval process, including the review and approval process for invoices.

The Associate Governmental Program Analyst (AGPA)/ Analyst II will serve as Trauma Mitigation and Response Unit (TMRU) Analyst (TMRU Analyst). The TMRU Analyst will be an integral component of the TMRU and will perform complex, technical, and analytical assignments related to administrative and operational duties to support the TMRU. The TMRU Analyst will participate in short- and long-term projects and activities assigned by the Organizational Capacity Branch Public Health Medical Administrator I (PHMA I) and the OPP Leadership. The incumbent will work collaboratively with the TMRU Team, Director's Office, Centers/Offices/Divisions, and external stakeholders regarding training coordination, evaluation, and data analysis. This position supports the California Department of Public Health's (CDPH) mission and strategic plan by identifying needs and coordinating support services for public health laboratories in local jurisdictions. As part of the Laboratory Field Services (LFS) Branch it ensures quality standards in clinical and public health laboratories, tissue and blood banks, the production of biologics, and laboratory scientists through licensing, examination, inspection, education, and proficiency testing.
The Associate Governmental Program Analyst (AGPA) position serves as the point of contact between CDPH and the laboratories. The AGPA provides support to the Health Program Specialist I (HPSI) and Research Data Specialists and maintains continuity of communication between internal and stakeholders. The AGPA supports the implementation of Lean methodology in the administration of public health data, monitoring and evaluation activities for the Laboratory Field Services Branch. This position is required to travel up to 5% to attend meetings and trainings within the State.
The incumbent works under the direction of the Staff Services Manager II, Assistant Branch Chief of the Laboratory Field Services Branch.
In July 2025, the State of California implemented the Personal Leave Program (PLP) 2025. This program temporarily reduces employees' monthly base pay in exchange for paid leave credits. This position is subject to PLP 2025 and will have a monthly base pay reduction of 3% in exchange for 5 hours of leave credits through June 2027. Duties and Responsibilities

The California Governor's Office of Emergency Services (Cal OES) is an emergency response, homeland security, and disaster recovery agency and as a result, is a dynamic and exciting place to work in a team-oriented environment. The Finance & Logistics Administration Directorate oversees sections managing Cal OES operations including budgeting, fiscal analysis, accounting, grants management, human resources, labor relations, staff recruitment, examinations, organization and professional development, disaster and internal logistics support. The Directorate is comprised of four sections: Administrative Services, Human Resources, Grants Management and Logistics.
In the event of an emergency, employees may be contacted and requested to report to work in the event of an emergency. This contact may be outside of your normal working hours (evenings/nights, weekends, and holidays). This service may require irregular work hours, work locations other than the official duty location, and may include duties other than those specified in your official position description. Travel requirements in support of emergency operations may be extensive in nature (weeks to months), with little advance notice, and you may be required to relocate to emergency sites.
