About the Role:
The AssistantCommunityManager plays a crucial role in supporting the overall management and operation of residential communities. This position is responsible for enhancing the living experience of residents while ensuring the community is well-maintained and efficiently run. The AssistantCommunityManager will work closely with the CommunityManager to implement policies, manage resident relations, and oversee maintenance requests. Additionally, this role involves assisting in the marketing and leasing of available units to maintain high occupancy rates. Ultimately, the AssistantCommunityManager contributes to creating a vibrant and welcoming community that meets the needs of its residents.
Location: Greater Houston Area TX
Minimum Qualifications:
High school diploma or equivalent.
Previous experience in property management or customer service.
Strong communication and interpersonal skills.
Preferred Qualifications:
Associate's or Bachelor's degree in Business Administration, Real Estate, or a related field.
Experience with property management software.
Knowledge of local real estate market trends.
Responsibilities:
Assist the CommunityManager in daily operations and management of the property.
Respond to resident inquiries and concerns in a timely and professional manner.
Coordinate maintenance requests and ensure timely resolution of issues.
Help with marketing efforts to attract new residents, including social media and community events.
Maintain accurate records of resident interactions, lease agreements, and property maintenance.

About the property manager position:
The property manager is responsible for the overall operations of the property. This includes ensuring efficient operations, overseeing supplier contracts, maintenance, lease administration, and monthly reporting. This position also creates a positive experience for the residents, associates, and clients.
Manage the day-to-day operations of the property including resident satisfaction and retention, full resident lifecycle activities (e.g., lease administration, rent collection and delinquency management), property P&L, and property marketing in accordance with company standards
Responsible for meeting client expectations and providing an excellent customer service experience.
Responsible for recruiting, interviewing, corrective feedback, and hiring

Real estate license is preferred or may be required in some locations

Prior experience in Yardi Voyager or another equivalent system is preferred

ASSISTANTCOMMUNITYMANAGER
The AssistantCommunityManager is responsible for overseeing, under the supervision of the CommunityManager, the everyday operations and financial functions of the housing community. As the AssistantCommunityManager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an AssistantCommunityManager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the CommunityManager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.
As a leading affordable housing management company, we prefer the following experience in addition to the Essential Duties and Responsibilities outlined below for our affordable assets :
Minimum of 1 year experience with affordable housing programs, including but not limited to : LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA - Rural Development (515), HCD, HOME Funds and Bonds)
Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs are preferred but not required.
Essential Duties & Responsibilities
Financial Management
Responsible for posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
Responsible for processing and reconciling daily all account receivables.
Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.
Responsible for helping the property meet budgeted revenues, expenses, and Net Operating Income.
Responsible for posting of all charges to resident and non-current resident accounts; to also include bill back of utilities where applicable.
Responsible for all end-of-the-month closing procedures and reporting.
Maintain accurate and organized records; audit resident files to ensure accurate records.
Responsible for walking units and posting all move-out charges, statements, and security deposit refunds.
Personnel Management
Regular/daily onsite attendance is required
Use consistent techniques & company directives to screen, hire, train, coach, and develop onsite staff.
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership.
Ensure staff compliance and consistency with Company policies and procedures.
Strategic Leasing Management
Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.
Implement marketing strategies & systems put in place by the annual marketing plan.
Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
Effectively show, lease, and move in prospective residents.
Administrative ManagementManage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
Assist with supervision of all business functions related to operations.
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
Education/Experience
High School Diploma or Equivalent; Bachelor's degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Ability to understand and perform all onsite software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
While performing the duties of this job, the employee is regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, assessing the accuracy, assess the accuracy, neatness, and thoroughness of the work assigned.
The employee is frequently required to move about to accomplish tasks or move from one worksite to another.

Our employment offer is accompanied by additional compensation associated with our comprehensive total rewards package, which includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission and performance bonuses, when applicable. Full-time employees also receive paid sick days and company holidays.
Salary Range: $24 per hour to $30 per hour

About the property manager position:
The property manager is responsible for the overall operations of the property. The Regional Property Manager is responsible for the strategic oversight, financial performance, and operational success of a portfolio of multifamily communities. Essential Duties
Compliance, Safety, and Office Protocol
Ensure the property is maintained to company standards, clean, and compliant with all safety and regulatory requirements.
Complete all required regulatory training and ensure team compliance.
Adhere to all applicable laws, fair housing regulations, and company policies.
Reduce risk and liability through proactive inspections, preventative maintenance, and safety protocols.
Follow Francis policies for ID verification of prospects and residents.
Communicate with team members when out of office for extended periods.
Wear proper identification, professional attire, and PPE as required.
Leadership & Team Development
Lead, coach, and develop Property Managers and site teams across the assigned portfolio.
Conduct regular performance check-ins, goal setting, and career development conversations.
Model executive-level decision-making, professionalism, and accountability.

Promote collaboration across operations, maintenance, leasing, and corporate teams.
Multifamily Operations & Physical Oversight

Financial & Asset Management
Prepare, implement, and manage annual operating and capital budgets.
Monitor financial performance and control expenses within approved budgets.
Review and approve accounts payable and financial coding accuracy.
Oversee rent roll reviews, variance reporting, and delinquency management.
Manage utility billing compliance, meter health, addendum accuracy, and implementation of the maximum allowable bill back process.
Owner & Stakeholder Relations
Prepare and deliver monthly variance reports aligned with management agreements.
Communicate performance trends, risks, and opportunities proactively.
Ensure alignment between ownership goals and site-level execution.
Reporting, Communication & Technology
Submit weekly internal updates and monthly reports on schedule.
Maintain accurate records in property management systems.
Adhere to core working hours (9:00 AM - 4:00 PM) with flexibility as responsibilities allow.
