    Job Scope:

    Directs the Engineering crew, assists the Chief Engineer in administering the budget as it relates to repairs and maintenance of the building.

    Job Responsibilities:
    Ensures tenant work orders are completed in compliance with Brookfield standards; assigns specific personnel for each type of work order, informs engineers and property management of daily assignments establishes procedures for informing Property Management Team of the status of work orders, maintains awareness of work order progress and, as appropriate, provides assistance and constructive criticism to engineers assigned to work orders. Directs equipment repairs and special projects to ensure preventative maintenance activities are performed in a timely and correct manner. Assigns specific personnel for each job, monitors progress of work and reassigns jobs when necessary, and ensures that repairs are logged. Monitors water treatment, testing and logging, Fire/Life Safety testing and logging. Enforces compliance with all requirements of the Asbestos Operation and Maintenance Plan as it applies to engineering construction and abatement activities and compliance by engineering staff with Brookfield policies, including those concerning safety, job performance, and personal conduct. Assists Chief Engineer with the preparation of assigned portions of the operation budget, including HVAC, plumbing, electrical and utilities categories and with planning necessary major repairs and improvements to the property and tracking expenditures Orders supplies and materials necessary to operate the building's equipment and systems. Ensures the Engineering office and Machine rooms are kept clean at all times with tools properly stored. Establishes and administers service contracts or work orders with appropriate vendors as directed by Chief Engineer in the compliance with Brookfield policies on purchase orders, work orders, service contracts, and tracking procedures Assists Chief Engineer in the reviewing of construction documents perform pre-construction and post- construction checks. Maintains a positive work atmosphere by acting and communicating in a manner to facilitate positive relationships with customers, clients, co-workers and management. Required to upkeep Energy Star and Measurable, track and input data of all utilities and waste. Monitor building EMS system for efficient operation of all equipment, troubleshoot issues, programing & scheduling other events, run trends and many other operations.
