Baldwin & Shell Construction Company is searching for an experienced Senior Project Manager who will thrive in our Northwest Arkansas Team. The Northwest Arkansas Team at Baldwin & Shell handles general commercial construction, construction management, and design-build delivery projects of all sizes throughout northwest Arkansas. The Senior Project Manager plays a key management role in the supervision of all Project Managers assigned. In addition to managing large projects, the Senior Project Manager supervises Project Managers, reviews their projects, and assists them when necessary. You will report directly to the Division President. Responsibilities: Train, mentor, and lead a team of office engineers, project engineers, and project managers. Supervise Project Managers in all phases of their responsibilities. Oversee the establishment of project milestone dates, including events prior to the bid date. Ensure all projects are delivered on time and within the scope and budget. Establish & maintain relationships with third parties, vendors, and our trade partners. Review daily job reports, manage change orders and RFI process, prepare and submit pay apps, etc. Communicate regularly with owners, architects, and our trade partners. Go above and beyond to help assist your team in any way needed. Resolve issues and disputes in a timely and diplomatic manner. Monitor project cost. Review weekly labor cost analysis. Prepare quarterly cost projections. Ensure that all items of cost are posted to the correct code. Resolve discrepancies between committed and actual costs. Project costs through end of year. Monitor monthly equipment charges to project in accordance with contract. Review subcontracts and purchase orders for any revisions or amendments by the subcontractor or vendor. Provide regular updates to Division Vice President and President. Participate in interviews and presentations as required. Minimum Qualifications: Bachelor's degree in Construction Management, Engineering, or related field, or equivalent combination of education and experience. Have at least ten (10) years' experience in commercial construction project management. Have at least three (3) years of experience as a senior-level Project Manager in commercial / industrial construction projects ranging from $30M - $100M and higher. Be proficient in Microsoft Word, Excel, and PowerPoint and have advanced knowledge of Project Management software. Be able to read construction drawings & blueprints accurately. Have strong interpersonal, written, and verbal communication skills. Have highly developed organizational and time management abilities. Have strong financial skills to develop, track, and analyze project budgets. Be willing to learn and expand your knowledge continuously. Be able to pass a background check and pre-employment drug test. JACOBS has an immediate opportunity for a Senior Construction Manager to support our data center project in Baton Rouge, LA. As a Data Center Sr Construction Manager, you'll join our collaborative team, providing our clients with award-winning planning, engineering, architectural design, construction management, and design-build project delivery. We're looking for a passionate Construction Professional who is driven by collaboration, exceeding expectations, and challenging the status quo. The Construction Manager's (CM) primary function is to lead the Pre-construction and construction process in reviewing contractor performance against the contractor's responsibility for schedule and quality and assist in planning work to ensure the contractors can perform efficiently. The Data Center CM will work with a team and report to the Jacobs Management. The CM monitors the work installed by contractors to ensure it is completed using sound, acceptable construction practices. A day in the life of a Renovation Superintendent: The Renovation Superintendent is responsible for independently completing property inspections, property repairs, and preparing repair bids (based on MS Renewal standards and approved pricing) to facilitate the renovation process for MSR homes. The Renovation superintendent leads all aspects of the property repairs (including oversight of vendors/contractors completing the rehab work, timeline management of the repair project, ensuring quality work, and performing hands-on maintenance repairs for residents). The incumbent will have detailed functional knowledge and understanding of home inspections; the ability to identify home repairs necessary to bring the home to MS Renewal standards; as well as experience performing maintenance on occupied properties. The position reports directly to the branch Area Manager. Conduct Move-out and Turnover Inspections accurately and completely within allotted time frames and identifying repair or replace items necessary. Ensuring the property meets MS Renewal standards and identifying and recommending those items where an upgrade in materials may be advantageous to the property investment as noted during the inspection process.
