As a Lead MaintenanceTechnician, you will play a pivotal role in ensuring the safety, comfort, and overall functionality of our properties. Your expertise will be essential in maintaining and enhancing our residents' living experiences. The Lead MaintenanceTechnician is responsible for diagnosing problems and making repairs in order to maintain the physical condition of the community and to ensure that service requests and repairs are made in a timely manner. This includes but is not limited to:
Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
Ensure vacant apartment homes and car garages are rent-ready in a timely manner including performing turnkey work, such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy.
Train, mentors and oversees work/projects of MaintenanceTechnicians I and IIs.
Conduct apartment Preventative Maintenance (PM).
Inspect community's grounds and buildings on a daily basis to identify maintenance needs.
Maintain Incident and Injury Free safety culture by following all AVB safety policies and procedures
Perform Hot Works, when applicable, including brazing, soldering, and welding within AVB Standards.
As a Lead MaintenanceTechnician, you will also be eligible for extra benefits such as discounted housing where available and cell phone reimbursement.
You Have:
3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
A valid driver's license.
HVAC (CFC certifications required - or willingness/desire to learn)
Ability to accommodate an on-call schedule in rotation with the team each month.
Ability to communicate with our associates and residents in order to provide customer service.
Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
Demonstrates knowledge of paint types and paint tools.

Identifies and notifies management of any pricing irregularities in the system
Customer Service & Sales:
Ensures customers are provided with the highest levels of customer service.
Greets all customers and assists in answering questions about merchandise and locating merchandising; uses The S.A.L.E.S. process to help customers find everything on their lists.
Completes all company and departmental paperwork accurately, including Price Change Bulletins, Operation Actions, Red Tags, and Bin Tags.
Receives, opens, and unpacks cartons or crates of merchandise, checking paperwork against items received when required, and replenishes stock when necessary.
Displays and maintains merchandise on end caps, shelves, counters or tables following company plan-o-gram, building displays when necessary to attract customers and promote sales within specified guidelines by your management team.
Maintains on-hand integrity through inventory adjustment reports including; cycle count, negative on-hand.
Follows the nightly maintenance checklist to ensure proper store recovery and cleanliness.
Maintains familiarity with new products and ad merchandise.
Has sound awareness of surroundings, customers, etc. and practices loss prevention techniques to minimize shoplifting losses.
Working knowledge of the tools available to operate the store; including, but not limited to: RF Gun, Back Office Procedures and the use of Store Opportunities.
Follows GLA policies and procedures for all transactions. Engages the customer to ensure they are receiving all the benefits of being an Ace Rewards member and actively seeking participation from them.
Must be able to communicate effectively, and work with colleagues and customers effectively and professionally.

Assists with color matching and mixing paint
