Job Description
Primary Responsibilities: The Build to Rent (BTR) Regional OperationsManager is primarily responsible for coordinating and managing many components of the BTR (Build to Rent) portfolio to ensure efficient day-to-day operations with Maymont Homes, BTR communities from construction to start-up and throughout stabilization for the properties in the applicable region. Performs various tasks and activities to provide direction and support to multiple department(s) and/or managers. Will act as community manager when necessary for recruiting, hiring, coaching, and terminating team members, and will perform all other duties of a community manager. This role is pivotal in managing the performance of the BTR portfolio in the assigned region and ensuring operational excellence across multiple sites. The position involves frequent travel as new construction progresses nationwide and will primarily be remote based with travel requirements.

Skills & Competencies:
* Minimum of 5 years of experience in property management, with a strong preference for Build to Rent or Multifamily new construction/lease- up experience.
* Bachelor's degree in business administration, Real Estate, or a related field preferred.
* Strong leadership, communication, and organizational skills. Proficiency in working with diverse property management software and Microsoft Office Suite.
* Willingness and ability to travel frequently across the assigned territory.
* Ability to work effectively in a remote environment while maintaining strong oversight and communication with on-site teams.
* Strong analytical and problem-solving abilities, with a focus on results and continuous improvement.
* In-depth knowledge of fair housing laws, local, state, and federal regulations related to property management.

Essential Job Functions:
* Manage the overall operations of BTR properties within the assigned territory to ensure they meet performance objectives and company standards.
* Utilizing the new construction/start up tracker, manage the overall implementation and deployment of new construction BTR assets through the lease up and stabilization periods of each assigned BTR community.
* Lead, mentor, and support on-site property management teams, ensuring they are well-trained and aligned with company goals.
* Regularly assess property performance metrics, including occupancy rates, rent collections, and maintenance efficiency. Implement strategies to improve performance where necessary.
* Work hand in hand with BTR Asset Management to develop and manage property budgets aligning with proforma expectations, monitor financial performance, and ensure financial targets are met.
* Maintain high levels of resident satisfaction by ensuring top-notch customer service and prompt resolution of issues.
* Ensure all properties comply with local, state, and federal regulations, as well as company policies and procedures.
* Frequently travel to various properties within the assigned region to oversee operations, support new construction projects, and ensure smooth transitions.
* Prepare regular reports on property performance and provide insights and recommendations to senior management.
* Work closely with the National BTR Marketing Manager and Director of Marketing to ensure digital advertising, marketing and leasing efforts are working to promote and maximize occupancy rates and rental income. Collaborate with marketing teams to implement effective strategies.
* Work internally with Vendor Management and Relations to foster ongoing partnerships with vendors and contractors to ensure high-quality service delivery and cost efficiency.
* Identify opportunities for process improvements and implement best practices to enhance operational efficiency and resident experience.
* Expected travel includes 25-50% per month depending on needs of the business.
* Other duties, as assigned by supervisor or leadership team.

Position Overview:
The District Manager will act as the business owner to lead and grow our portfolio of stores in their assigned region. The Regional Manager provides leadership, guidance, and support to Community Managers and site teams, ensuring alignment with Dominium's strategic goals and operational excellence.
ESSENTIAL FUNCTIONS:
Leads, mentors, and develops Community Managers and site teams to drive performance and professional growth.
Ensures properties meet financial targets by managing budgets, monitoring expenses, and optimizing revenue.
Oversees property operations, ensuring compliance with company policies and regulatory requirements.
Maintains property conditions by ensuring high standards for cleanliness, maintenance, and curb appeal.
Monitors occupancy, leasing activity, and resident retention efforts to maximize revenue.
Identifies and resolves operational challenges, implementing solutions to improve efficiency.
Guide site teams through change management initiatives, ensuring smooth transitions and engagement.
Fosters a culture of accountability, teamwork, and resident satisfaction across all properties.
Analyzes financial reports and property performance data to drive strategic decision-making.
Oversees capital projects, ensuring timely execution within budget.
Addresses and resolve conflicts among team members and stakeholders effectively.
Builds strong relationships with internal and external partners, including ownership, vendors, and community organizations.
Ensures crisis management plans are in place and executed effectively during emergencies.
Stays informed on industry trends and best practices, applying knowledge to enhance property performance.
Handles additional projects as assigned.
QUALIFICATIONS:
Minimum of 1-2 years as a Area or Regional Manager in Multifamily
Proven track record of success in overseeing a portfolio of three or more affordable properties.
Bachelor's degree in business, real estate, or a related field preferred, or equivalent combinations of education and/or experience.
Proficient in MS Office and prior Yardi software experience strongly preferred.
Strong verbal and written communication skills, with the ability to influence and drive results.
Proven ability to develop, mentor, and lead high-performing teams.
Strong understanding of budgeting and financial reporting.
Ability to analyze complex situations, identify root causes, and implement effective solutions.

UDR, Inc. and its affiliated companies are seeking a Business Manager to join our operations team in Southern, CA. This position, along with seven other Business Managers, support multiple properties and office out of 27 Seventy Five, our apartment community located in Costa Mesa, CA.
Essential Job Functions:
Work with residents and the Emergency Rental Assistance programs to ensure completion of applications.
Prepare timely and accurate documents and files for eviction proceedings. Prepare resident legal notices using the company standard templates. Upon approval of notices, distribute to affected residents.
Diligently collect rent, utility payments, and fees to reduce delinquency and bad debt write-offs.
Work in conjunction with the Lead Business Manager, Regional Managers, District Managers and Community Directors to make sure that the financial goals are met.
Post and oversee rent payments to property database.
Calculate, approve, and send timely and accurate processing for all resident FAS upon move-out. Ensure that all fees and charges are properly documented.
Complete administrative tasks associated with site operations, including accounting and financial reporting, making bank deposits, reconciling resident accounts, and performing other clerical tasks assigned.
Coordinate with local authorities to effectively handle evictions.
Coordinate with UDR Billing and appropriate outside collection agency in response to security deposit accounting disputes.
Appear to court when necessary to respond to small claims or UD hearings.
Verify utility changeovers for current residents and accurate final billing for move outs or cancelled NTVs.
Preparation and confirmation of data entry necessary to update month-end reporting.
Provide superior customer service to internal and external customers.
Comply with all Company policies and procedures related to employment.
Commit to Living the UDR Values each day in every action taken when executing the essential functions of the job.
Key Qualifications:
Minimum two years' experience in property management or related business operations.
Experience with collections, evictions and delinquency management.
Strong organization skills and excellent verbal and written communication skills.
Customer service experience
OneSite software experience is preferred.
