Qualifications:
One year of experience in sales, hospitality and/or customer service

Handle tile work, carpentry repairs and all facets of the make ready process

Role Overview
As the Service Technician, you'll have a big mission. If you choose to accept it, your mission will be to assist with the oversight of the physical assets and ensuring customer satisfaction. This position will diagnose problems and makes repairs in areas such as HVAC, electrical, plumbing, carpentry, dry wall, interior and exterior structural, appliances, and assist with apartment make-readies. This position also assists with preventive maintenance and construction or rehabilitation projects for the property. Key Responsibilities
Uses industry-specific technology to establish priorities with daily assistance from Community Manager and Service Manager.
Completes maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas of the property, performing HVAC repair and assisting with make readies as needed.
Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to Community Manager and Service Manager.
Assist in ensuring that established preventive maintenance programs are followed and documented per BH program guidelines.
Responsible for the maintenance and security of all property-issued tools.
Post notices to vacate and other community communication, if applicable.
Shares on-call responsibilities, including inclement weather conditions, with the maintenance team. Responds to resident requests per company standards.
Understands and complies with Occupational Safety & Health Administration (OSHA) and all other safety requirements. Knowledge of federal, state, and local code and internal policies, initiatives and systems regarding maintenance.

You Have
Minimum of two years of general maintenance and safety experience.
Intermediate computer skills, including industry specific technology required to perform job functions.

About the Role
As a Maintenance Technician II, you will play a crucial role in ensuring the smooth operation and maintenance of our residential community. You will be responsible for performing daily maintenance tasks, diagnosing and repairing issues in electrical, plumbing, and appliances, and preparing vacant apartments for new residents. You will also participate in the emergency on-call rotation. Maintenance Tasks
Perform daily maintenance and repairs in electrical, plumbing, and appliances.
Respond promptly to maintenance requests.
Prepare vacant apartments for new residents using the Make Ready Checklist.
Maintain the exterior of the property and pool areas.
Property Inspection and Safety
Inspect buildings and grounds for safety and cleanliness.
Conduct regular inspections of common area systems.
Communication and Reporting
Communicate with vendors and contractors.
Report inventory needs and potential liabilities.
Compliance and Safety
Ensure compliance with Fairfield policies and procedures.
Respond to on-call emergencies and assist with resident notices.
Follow safe work practices and participate in training.
