Monitor community support systems to ensure communication between the community and support areas is maintained so that each area is able to achieve their goals. Pay for this position is commensurate with experience of candidate. ESSENTIAL FUNCTIONS: Perform daily tasks essential to leasing an apartment home, which includes: Prepare the property for business by completing Morning Merchandising, which includes walking the property and making adjustments or reporting items that are in need of attention. Ensure apartments to be toured, clubhouse, common areas, and amenities are clean and provide a welcoming environment. Respond timely to prospective resident inquiries. Encourage prospective residents to schedule tour appointments at the community as an opportunity to further review the benefits of residency, showcase floorplans, tour amenities, and share other community features. Determine needs of prospective residents and share how the community is able to fulfill them. Explain the value of available lease options such as bundle packages and encourage enrollment. Discuss application qualifications, move-in cost, current promotions and specials, and monthly rental amount based upon desired optional features. Create urgency and make every effort to secure an application from each interested prospective resident. Initiate timely follow-up with prospective residents who do not immediately apply. Maintain thorough product knowledge of your community and surrounding communities. Regularly shop competing communities to be prepared when prospective residents cite them for comparison. Represent the organization to residents, prospective residents, and the community, and practice exceptional customer service. Ensure that residents' concerns are resolved with courtesy, urgency, quality, and service consistent with policy and performance expectations. Initiate outreach marketing to local businesses and foster effective business relationships. Support the Café Application and Recertification teams by ensuring prospective residents and residents timely submit requested documents and information to the corresponding Café specialist. Notify future residents of application approval, collect deposit balance and assign to available unit or unit type. Inspect apartment homes prior to resident move-in to ensure adherence to Concord standards and report any items that in need of attention. Ensure proper execution of leases and related documents by working with the Centralized Analytics Team and the new or renewing resident. This includes ensuring all necessary information, resident documents and monies are collected. Make every effort to encourage residents to renew. For residents that decide to move out, ensure the necessary documentation is received and uploaded to the resident's online file, schedule necessary inspections and treatments in accordance with company policies, communicate related information to the resident, such as final rental payment, possible fines or fees if applicable, and move out procedures. Address resident-related damages and policy violations so that proper communications occur with residents and that applicable fines and damage fees are collected. Assist in implementing and execute resident activities including after-school program, resident retention events, training programs, and required resident service functions. Complete required inspections and other administrative work for the community as directed. Qualifications Knowledge and Experience General knowledge of business. High School Diploma or equivalent required. Strong customer service, verbal and written communication skills are required. Demonstrated customer service or sales experience. Property management leasing experience is preferred. Demonstrated problem resolution work experience. Ability to speak, read and write English for safety and productivity reasons.

JOB DESCRIPTION * KEY RESPONSIBILITIES: 1. Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, continuing the relationship with prospects, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. 2. Collects all pertinent information from prospective residents at move-in and records as appropriate. 3. Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community's occupancy, market rent, and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy. 4. Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools and following other property-specific marketing plans, drives, and special programs. 5. Uses the on-site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information about existing and future residents, and review and analyze data. 6. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the tour path and show ready units, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities. 7. Follows-up with prospects and new residents within 24 hours to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew. Executes and performs activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time, following the AA renewal playbook. 9. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s). 10. Demonstrates customer services skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name. 11. Attends community and networking events, aligns with local associations and community organizations, and participates in outreach marketing efforts to drive traffic to community and generate viable referral sources and new business leads, ensuring Greystar AA outreach expectations are consistently met. 12. Hand delivers notices to residents regarding actions to be taken related to rules infractions or past due rents or fees. Communicates with residents regarding renewal of leases and recertification of eligibility. Explains requirements, collects and validates documentation, and prepares forms to process and files renewals and recertifications in compliance with policy and statutory requirements. Files documentation including work orders, notifications, documents received for pending applications or certifications, and other items in defined files and locations. Responds to resident complaints associated with community issues. Investigates, resolves, and follows up with residents to ensure satisfaction of concerns. Participates in programs designed to promote assigned property in the community. Assesses comparable prices, specials, and amenities. Communicates with local employers, locators, other property managers, and residents, attends job fairs and other events to promote incentives and market the property. Recommends the implementation of creative marketing opportunities. Assists to implement and execute resident activities including parties, orientations, training programs, and required resident service functions including job training, HOME seminars, health fairs, and financial counseling. Qualifications Knowledge and Experience Knowledge of general business, property management, sales or customer service required. Equivalent to high school plus some additional specialized training. Minimum of one and up to three years of experience in general business, property management, sales or customer service required. Ability to speak, read and write English for safety and productivity reasons.
