Job Description: MaintenanceSupervisor
The primary focus of this position is to increase the efficiencies and overall throughput of the production equipment. To accomplish this, the MaintenanceSupervisor assists the Maintenance Manager in the supervision and coordination of activities of workers engaged in setting up, installing, repairing, and maintaining machinery, equipment, and inventory by performing the following duties:
Responsibility and Duties:
Assists the Maintenance Manager directing workers in the maintenance and repair of plant operational systems including facility, refrigeration, electrical, air and piping, PLC, filling, packaging and support equipment.
Lead workers in diagnosing malfunctions in machinery and equipment.
Repairs or replaces defective parts and lubricates and cleans parts as needed in accordance with food/beverage manufacturing quality system practices.
Monitors and assists in the requisition of supplies and spare parts.
Inspects and monitors work areas, examines tools and equipment, and provides employee safety training to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules.
Responsible for assisting the Maintenance Manager with the PM Program, developing PM's, assigning the work & tracking completion of preventative maintenance tasks.
Reviews work orders to determine schedules, sequences, and assignments of work activities, based on work priority, quantity of equipment, and skill of personnel
Motivates, develops and directs subordinates as they work and review work performance.
Assists in the establishment of work procedures and schedules to meet production needs.
Recommends measures to improve production methods, equipment performance, and quality of product and enforces safety regulations.
Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
Assists the Maintenance Manager in the resolution of work problems.
Identifies and resolves problems in a timely manner and communicates changes effectively.
Includes appropriate people in decision-making process and supports and explains reasoning for decisions.
Manages competing demands and changes approach or method to best fit the situation.

Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Team Leadership & Development:

Operational Coordination:

Inventory & Materials Management:
Partner with the facilities team to maintain critical spare parts lists and conduct regular cycle counts. Audit materials management processes and support inventory accuracy improvements through data-driven actions.
CMMS Administration:
Maintain accurate records and reporting of maintenance tasks and asset performance using Maximo One. Generate, assign, and track work orders; ensure thorough documentation required by pharmaceutical manufacturing plant SOP's and reporting of completed work.
Quality & Compliance:
Conduct routine audits of equipment condition, maintenance work quality, and process adherence. Support compliance with cGMP standards. Ensure that services meet quality standards and implement quality assurance measures. Knowledge of cGMP standards.
Vendor & Contractor Management:
Coordinate with third-party vendors and contractors for equipment service and repairs. Train vendors on site-specific safety protocols and ensure compliance.
Cross-Functional Support & Communication:
Collaborate with the Site Director, client senior management and other departments to implement operational changes, support maintenance programs, process improvements, and contribute to client-specific initiatives, including shutdowns and special events.
Project Participation:
Support deployment of new processes, tools, and templates in response to organizational changes or continuous improvement efforts. The Operations Manager must be available as needed for critical manufacturing operations, plant shutdown activities or special projects.
SKILLS AND QUALIFICATIONS
Associate degree in Facilities Management, Engineering, or a related discipline. In lieu of a degree, a trade certification with 7+ years of relevant experience is acceptable.
5 years' experience in hands-on executing, planning, and scheduling maintenance tasks across electrical, mechanical, HVAC, and building systems. Multi-skilled in various trades.
Strong emphasis on client communication, customer service, and responsiveness to vendor/client needs; with the ability to collaborate effectively across functional teams and organizational levels.
The ability to pass a medical evaluation determining suitability for respirator (PAPR) use.
Proficient in the use of Computerized Maintenance Management Systems (CMMS).
Background in both preventive and corrective maintenance within pharmaceutical or regulated industries is a plus.
Solid technical understanding of mechanical and electrical systems, process automation, controls, and the ability to read and interpret MEP drawings.
Strong time management, prioritization, and organizational abilities.

What You'll Do:
Supervise daily maintenance operations and support a skilled team of technicians

Monitor and manage maintenance work orders and inventory
Communicate effectively with the Front Desk, Housekeeping, and Management to coordinate maintenance priorities

Respond promptly to guest maintenance requests with professionalism and care
Lead by example-maintaining a clean, safe, and efficient work environment
Assist with general building repairs, including painting, caulking, and minor carpentry
Collaborate with leadership to improve processes and enhance guest satisfaction
What We're Looking For:
3-5 years of maintenance or facilities management experience (resort or timeshare preferred)
Strong technical knowledge of HVAC, plumbing, and electrical systems
HVAC/Universal Certification highly desirable
Proven ability to lead a team and manage multiple priorities efficiently
Excellent communication and organizational skills
Hands-on, customer-focused attitude with a commitment to quality
Proficiency in Microsoft Office and maintenance management software

Effectively communicates change by championing within the site and network, prompting questions and promoting team-based behavior. Uses active listening and facilitation skills to ensure understanding and engage problem solving.
Manages stockroom operation that provides repair parts for critical process equipment, as well as necessary consumables for the plant.
Responsible for assistance and oversight in maintaining yearly maintenance budget.
Responsible for reporting food safety, quality and regulatory compliance to plant or division personnel with authority to initiate action.
Performs other duties as requested by management.
Requirements

Hands-on approach (60% hands-on, 30% development, 10% management).
Knowledge of infrastructure systems (nitrogen, electrical, steam, compressed air).
Flexible schedule and commitment to safety, GMP, and SQF standards.

5+ years of increasing levels of technical and supervisory experience.

Job Description
The incumbent in this position is responsible for developing an environment that creates excitement for both guests and team members. They are responsible for the direction of day-to-day activities of the Engineering department on an assigned shift as well as training, promoting and retaining a highly skilled work force of individuals who complete maintenance and construction duties in a safe, timely and cost-efficient manner.
Provides superior customer service, positively effects interactions with customers and employees, has the resiliency to deal with difficult customers in all types of business conditions, and is able to work harmoniously with coworkers.
Trains, motivates, evaluates, and manages staff to ensure employees receive adequate guidance and resources to achieve established objectives.
Monitor all scheduled and unscheduled overtime and emergency callbacks.
Provide primary and specialized support for all mechanical, electrical, plumbing and finished trades related systems through delegation of responsibilities to crew and personal hands-on performance.
Conduct routine and miscellaneous inspections regarding new installations, preventative maintenance, and repairs of mechanical, electrical and plumbing nature.
Design and develop support strategies to enhance performance, capability, reliability of specific systems and assists the department team in the development of long-term capital planning.
Monitor parts and supplies inventory to maintain adequate supply of necessary parts while avoid excess or obsolete inventory items.
Participates in long-term planning of facilities expansion and modifications to ensure that engineering requirements are satisfied within the overall plan.
Collects data and information through inspections and scientific testing in order to file reports to appropriate regulatory agencies to ensure compliance with regulations.
Inspects property utilities and equipment and takes action to correct problems in order to minimize potential for violations during on-site safety inspections by OSHA.
Provides expertise, direction, and labor and equipment resources, including monitoring of all hazardous chemicals located within the property in event of hazardous waste spill to ensure that cleanup procedures and results are in compliance with regulations.
This position operates in a working environment that is subject to varying levels of cold, heat, noise, crowds, smoke and vibration; incumbents are at times subjected to hazards associated with these of chemicals, basic hand and power tools, and testing equipment.
This position occasionally works outside and is subject to all weather conditions. Proper clothing is provided. In addition, this position is required to be around extreme heat when working in the boiler room.
This position is called upon to examine and inspect all areas of the facility, including attics and basements, which requires climbing, balancing, crawling and reaching so as to be able to accurately inspect all areas.
Ability to use all equipment associated with the position, including, but not limited to, basic hand and power tools and testing equipment.
Must be flexible to work varying shifts and time schedules as needed.
Qualifications
These skills and abilities are typically acquired through the completion of a bachelor's degree in mechanical, Electrical Engineering or Environmental Management in addition to a minimum of five years' general engineering supervisory experience and/or through a minimum of eight years' progressive engineering experience and/or closely related field in a comparably sized operation with five years of supervisory experience.
Strong problem solving, mediation, coaching and consulting skills
Strong written and verbal communication skills
Proficient in the use of HotSOS
Competent in the use of Coupa (P2P) purchasing system
Competent in Microsoft Office products.
