Sr. Occupancy Planner The Sr. Occupancy Planner will partner with Workplace Strategy team members to align strategy and tactical planning efforts. They will support a team of professionals to provide best in class Space & Occupancy Planning that will manage supply, capacity and demand of assigned Client's Global portfolio of space. The Sr. Occupancy Planner will mentor / guide less-senior members of the team on requests and projects.
Job Description
RESPONSIBILIITIES
Analysis of forecasted headcount and seat projections
Support change management and communication plans as it relates to space/occupancy planning
Provides proposals to maximize space efficiencies while implementing solutions in-line with corporate real estate goals
Collaborates with Real Estate Portfolio Strategist, Project Management, Occupancy Planners and other CRE team members
Coordinate with business partners on headcount forecasts and seat supply
Analysis of behavioral trends determines occupancy solutions and informs decisions
Organizes all data analytics and space solutions into presentation format for client delivery
Assist the team in performing site assessments to review space efficiencies, utilization metrics and supply and demand studies
Develop and maintain excellent working relationships with business partners, vendor partners and Client
Contribute to workplace trends/strategies and future ways of working
Conducts weekly meetings with direct reports to review open requests/projects

EXPERIENCE
Minimum of 7 years of experience in a corporate environment.
Possess strong analytical skills and the ability to develop conclusions and recommendations.
Possess working knowledge of CAFM software, space management systems, and relational database functionality.
Proficiency in architectural and engineering drawings, concepts & design.
Experienced in managing projects of varied scope and complexity. Possess working knowledge of various office furniture systems. Proficiency in MS Office Suite software applications.

EDUCATION
BA/BS degree in a related discipline or field of study (i.e. -- Architecture, Interior Design, Corporate Real Estate & Facilities Management Planning/Coordination, Facilities, Project or Construction Management, etc.) or 10+ years of experience

PLANNING AND BUILDING

THE OPPORTUNITY
Under general supervision or direction, performs professional office and field work involved in planning, zoning, and land use matters; interprets and enforces various zoning regulations of the County; completes technical assessments and prepares written project analyses; provides professional advice and assistance to the public on planning, community development, zoning, and permits; and performs related duties as assigned.
The selected candidate will have the opportunity to:
* Receive and process land use applications for conditional use permits, rezones, parcel and subdivision maps, site development or site review permits, general plan amendments, and other requests related to County planning activities.
* Review applications for consistency with the County's General Plan, codes, and ordinances.
* Conduct site inspections to collect pertinent information regarding site conditions.
* Collect, research, review, and organize field and office data for the development of staff reports, analysis of planning elements, and/or development or modification of current land use policies.
* Conduct environmental review and analyses.
* Compile findings and prepare recommendations in written form for projects, including project analysis and conditions for permit approval.
* Interpret federal, state, and local laws, codes, and ordinances associated with current and advanced planning activities.
* Prepare and update maps, charts, and graphs for visual presentations related to planning activities.
* Prepare a variety of periodic and special reports regarding assigned activities; make presentations to the public, special districts and agencies as requested.

Ideal Candidate
An ideal candidate will have practical experience with planning concepts, including processing applications, experience with referencing municipal codes, implementing general plan policies, knowledge of the basic principles of the California Environmental Quality Act (CEQA), and an ability to manage their workload with moderate supervision. The incumbent is expected to be a good communicator, capable of working well with the public. The Planner will be a strong team player, adaptive and versatile in a dynamic work environment.

Coordinate the lab and assay area as directed by the plant superintendent, generate and distribute lab data and adjust mill operations accordingly. Choose raw materials to meet customer specifications and develop blend programs to maintain quality and profit.
Responsible for production and production related files for storage and ease to be able to retrieve production data.
Responsible for maintaining regulatory logs; daily log sheet, baghouse Delta Pressure, emissions log, and monthly baghouse PM logs.
Qualifications
Associate's degree or equivalent and five years related experience; or combination of education and directly related experience. Bachelor's degree is preferred.
Possess general knowledge and proficiency in general business and the ability to use computer applications, such as spreadsheets, word processing documents, databases and email programs.
Possess excellent interpersonal, organizational, written and verbal communication skills.
Possess the ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
Creativity and innovation for implementation of new programs and employee involvement.
Capability of managing multiple projects and deadlines.
The ability to work varied hours and travel occasionally.

Summary

Essential duties and responsibilities
Act as a single point of contact and primary interface for relevant project space systems/processes and day-to-day functions with client team.
Analyze space requirements and provide conceptual space plans and recommendations to real estate team(s) and/or collaborators; Prepares block or stack plan(s), scenario plans and move lists.
Produce drawings and presentations for internal stakeholder(s) and client facing steering committee meetings for review and feedback.
Identify existing furniture solutions currently in place and develops standard operating procedures for all furniture activity. Maintains knowledge of current and future space needs and understanding of the business direction and changing workplace needs.
Responsible for occupancy data within the system of record. May be required to lead space walks for validation and update of occupancy metrics.
Partner with other departments on move and relocation sequencing and execution.
Make recommendations to Management on vital space planning code changes and/or requirements and updates.
May develop and maintain tracking mechanisms for monthly reports. Applies knowledge to forecast space requirements based on verified existing space information, forecasted space supply/demand and growth projections. Provides metrics around current and future space needs. Participates in conceptualizing and the development of migration plans.
Attend client meetings to collect requirements, present findings and recommendations. Acquire approvals to proceed when required.
Attend meetings with client representatives and facilitates discussion/programming of space requirements (headcount/growth, allocations, adjacencies, special support needs). Provides metrics, collect, coordinates, and analyzes data related to client's facility requirements and physical space needs. Provides solutions and/or recommendations. Educates and implements policies, standards, and procedures.

Qualifications
Proficiency with MS Office Suite, MS Project, MS Visio, and other data management software
AutoCAD drawing and CAFM software experience is required, Archibus experience is preferred.
Familiar with system furniture design and modular furniture while demonstrating knowledge and adherence to building regulations and health & safety guidelines.
Must be able to exchange accurate information at various levels demonstrating the ability to build consensus for decision-making
Must be able to inspect design plans and documents for accuracy
Maintains a courteous and professional manner, works well in a team environment
Education/Experience
Bachelor's degree (BA/BS/BEng/BArch) preferred; 4-7 years industry/related experience also accepted.
