Responsibilities include:
Assist the ProjectManager with the overall plan for construction of the project.
Assist in managingProject Engineers with daily operations and activities.
Assist in the development of cost estimates of assigned projects.
Solicit and obtain bids from subcontractors and material suppliers.
Issue subcontracts and purchase orders after approved by the ProjectManager and Lead Superintendent.
Assist with preparing the job start-up and close-out documents, including warranty procurement and management.
Assist in obtaining permits and licenses for the project.
Assist with preparing the project schedule in coordination with Lead Superintendent, ProjectManager, and Scheduling department.

Prepare, expedite, and monitor logs for tracking shop drawings, contract documents, submittals, requests for information, change orders, material delivery logs, and other documents as determined necessary for a successful project.
Assist the ProjectManager in the development of the monthly job status report.
Possess working knowledge of all project plans, specifications, contract with Owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents, and maintain a complete and accurate set of as-builts.
Assist in expediting payment from the owner and expedite prompt processing of invoices and prompt payment through to subcontractor for amounts due to them.
Prepare change proposals, negotiate change orders, execute change orders, issue change orders to subcontractors and others and prepare revisions with direction of ProjectManager.
Document potential schedule delays and promptly notify supervision to submit request for extension of time and/or additional costs as per terms of the Contract.
Keep the ProjectManager fully informed of any problem areas on the project.
Prepare and assist in establishing and execution of the project punch list.
Actively participate and/or lead post-bid, buyout, O/A/C, coordination, subcontractor, staff and scheduling meetings.
Qualifications
Education:
Four (4) year degree in an accredited construction related curriculum (BSCE, BSCM, BSAE, etc.) preferred. Equivalent work experience will be considered in lieu of a degree.
Experience:
At least three (3) years' experience as Project Engineer or other construction-related experience required.
One (1) year of experience as an Assistant ProjectManager preferred.
Experience working on multifamily projects desired.
Demonstrated proficiency in these areas: estimating, scheduling, budgeting/cost control, field supervision, financial reporting, client relationship, interpersonal skills, computer skills, safety/insurance, ability to communicate effectively, both written and oral.

BASIC FUNCTION: The person in this position will be the liaison between Field Operations and the other functional areas of the company to help ensure the projects are completed on time and under budget.
REQUIREMENTS: The person in this position must have a strong understanding of construction, plumbing, and projectmanagement; preferably with 8+ years of plumbing construction experience; and good computer software skills
Job Responsibilities
1. Upon award of any project, review scope and transition project from Estimating to Operations
2. Create Submittal book of the materials and fixtures that will be used on the assigned project.
3. Set up job accounts with suppliers that will be used on the project
4. Coordinate with the office to ensure preliminary notices have been sent, insurance certificates have been sent to the General Contractor, Job Book has been completed, plans have been printed for the Superintendent and/or the Foreman
5. Review the contract and meet with Accounting and CEO to discuss any concerns
6. Submit RFIs to the General Contractor, as required.
7. Write up and submit change orders to the General Contractor for extra work or potential extra work and maintain and manage a change order log for each project to help with faster approvals
8. If required, perform a detailed take-off of materials required for the project. Identify materials that may not be approved per the specification book and get approvals for lower cost equals and maintain the project Procurement Log.
9. Generate Purchase Orders & Buy Outs to purchase materials. If Purchase Order exceed limit of authority, meet with VP Operations or COO.
10. Coordinate with the Superintendent on scheduling to ensure material is ordered and delivered at the required dates
11. Complete the schedule of values during the billing cycle and review with the Division Manager and accounting for billing.
12. Coordinate the submission of all close-out documentation as required by the General Contractor
13. As required, provide reporting and analysis on projects to determine profitability and labor efficiency.
14. Assist in recruiting, interviewing, hiring and training new employees.
WORKING CONDITIONS: The ProjectManager will work at the Statesboro office and at any and all job sites assigned to them. Job Sites will typically be in the Savannah, Ga and surrounding areas but may extend to South Carolina as well.

The Role We Want You For
As an MEP ProjectManager, you will be responsible for overseeing the mechanical, electrical, plumbing (MEP), and associated construction scopes for Clayco projects. This includes the development of comprehensive MEP scope documents, the creation of MEP bid packages in the early stages of project planning, and leading subcontractor negotiations. This role will also involve providing leadership and guidance to both the design team and clients, ensuring effective document reviews, and addressing scope modifications during the construction phase. The Specifics of the Role
Plans, and specification analysis, MEP systems interrelationships, construction sequencing and project schedule.
Facilitate problem solving, as may arise, between MEP Subcontractors during construction.
Validate design issues related to MEP and suggest alternative solutions.
Manage the MEP submittals.
Oversee the logging and posting of all MEP changes and as-built information on field drawings.
Oversee the scope review, budgeting, and justification of MEP change work order.
Oversee quality control process of the installation of MEP work.
Work with Projectmanagement team to direct, monitor and oversee the activities of MEP Subcontractor.
Coordination and administration of MEP related materials, systems, and shop drawings submittals.
Liaison with consultant MEP engineers, inspectors, and relevant staff.
Ensure that MEP subcontractors provide and adhere to relevant quality documentation and records.
Ensure that MEP Subcontractors adheres to project safety regulations.
Assist with project planning - hosting coordination meetings, writing work scopes, getting quotes, scheduling work.
Train and mentor junior members. Encourage training and development through performance management with a focus on retention.
Provide technical input related to contract drawings and documents.
Contribute to weekly Owner/Architect/Contractor (OAC) meetings.
Requirements
Bachelor's Degree in Mechanical, Electrical, Civil Engineering or Construction Management.
6-10 years of experience in the managing MEP projects/scope.
Strong communication and interpersonal skill to manage multiple trades and personalities.
Working knowledge of architectural, structural, civil documents to understand how the mechanical/electrical systems are integrated into the building.
Good understanding of Specifications Divisions and navigation within for coordinating responsibilities, various testing and documentation requirements of the project.

Summary
The ProjectManager I provides overall management direction on less complex project(s). Establishes project objectives through planning and budgets, serves as the primary point of contact with the client, and monitors construction and financial activities in collaboration with the Superintendent. Responsible for the financial results of the project. Responsible for safety on the project by perpetuating the IIF culture.

Requirements
* Bachelor's Degree from an accredited college or university and 4 years of experience, or 8 years of construction related experience and/or training; or equivalent combination of education and experience.
