Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner. • Ensure vacant apartment homes and car garages are rent-ready in a timely manner including performing turnkey work, such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy. • Train, mentors and oversees work/projects of Maintenance Technicians I and IIs. • Conduct apartment Preventative Maintenance (PM). • Inspect community's grounds and buildings on a daily basis to identify maintenance needs. • Maintain Incident and Injury Free safety culture by following all AVB safety policies and procedures • Perform Hot Works, when applicable, including brazing, soldering, and welding within AVB Standards. As a Lead Maintenance Technician, you will also be eligible for extra benefits such as discounted housing where available and cell phone reimbursement. You Have: • 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and GeneralMaintenance repair work. • A valid driver's license. • HVAC (CFC certifications required - or willingness/desire to learn) • Ability to accommodate an on-call schedule in rotation with the team each month. • Ability to communicate with our associates and residents in order to provide customer service. • Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures. • Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products. • Knowledge of Personal Protective Equipment (PPE) and ability to use properly. • Basic understanding of emergency systems, shutoffs, locations and sequence of operations. • Demonstrates knowledge of paint types and paint tools.

GENERAL DESCRIPTION:
Performs responsible, skilled, and technical work in the maintenance and repair of equipment in the County-owned Triangle Wastewater Treatment Plant, associated wastewater collection system, associated reuse water system, and potable well water system.
This position is required to work a rotating on-call schedule to provide continual coverage of the wastewater treatment plant and may be subject to work after normal operating hours to meet the needs of the utility. Work is performed under regular supervision of the Utility Supervisor.
The TWWTP is rated for an average daily flow of 12 million gallons per day and is specifically designed to meet future nutrient load requirements for the Jordan Lake nutrient management strategy. The TWWTP serves the southeast portion of Durham County inside and outside the Durham City limits and serves the Research Triangle Park within Durham County. The collection and treatment of domestic sewage and wastewater is vital to public health and clean water. It is among the most important factors responsible for the general level of good health enjoyed in the United States.

ESSENTIAL FUNCTIONS:
