Independently performs complex aspects of estimating assignments requiring advanced knowledge of estimating principles. Large or multiple sections of a total project estimate will be delegated to this position to prepare estimated quantities and costs; however, this position may be given total responsibility of a small project. This position will usually specialize in one or more of a particular discipline. (MEP) Request for costs will be sent to vendors or subcontractors in the local area where construction will be done, and the results will be analyzed and verified with historical data and research. Responsible for the preparation of outline specifications which describe the scope of work included in the estimate.

May review estimates produces by others in the department for accuracy and thoroughness

The Estimator will work as part of the Preconstruction team and will report to the Chief Operating Officer. This role will lead the bid process from initial bid phase to bid submittal, including communication with subcontractors in the Commercial Tenant Improvement environment.
You will:

Collaborate with the marketing team to determine bid submission requirements.
Provide high level ROM budgets to perspective clients, tenants, brokers, landlords, and project management teams.
Include budget comparison documentation for every budget or bid revision prepared.
Include a high level of detail when preparing formal bid responses.
Maintain an accurate unit pricing detail spreadsheet with current market conditions.
Ensure all client facing documents are our most current branded / marketing material.
Understand RFP requirements and provide clear documentation to address these requirements in the submission of RFP and/or bids.
Communicate frequently with vendors and customers.
Perform job cost analysis and assist in preparing projections.
The ideal Estimator will have:
Four-year bachelor's degree or equivalent experience in construction management (preferred).
Strong working knowledge of customary construction contract language and provisions (prime contracts, subcontract agreements, supply agreements).
Proven ability to read architectural blueprints and shop drawings.
Proven ability to extract all key data elements from contracts, and to establish processes and systems to ensure compliance with all contractual terms.
Experience managing all aspects of workflow and understanding project specs, construction documents, and perform complete window and door take-offs.
Experience AutoCAD drafter.
Advanced Excel skills.
Incredible attention to detail.
Ability to read and interpret construction documents.
Excellent written and verbal communication skills.

The US base salary range for this full-time position is $80,000 - $120,000 annually. Senior Cost Estimator Responsibilities:
Create estimates, studies, analyses, and evaluations, at all levels of project development.
Provide conceptual-level estimates, detailed quantity take-off, change order reviews/reconciliations, and value engineering solutions as necessary
Provide a detailed review of all documentation and develop comprehensive cost estimates/models that communicate client's project and strategic goals
Ensure a quality product is presented to the client by adhering to QA/QC procedures
Communicate effectively through clear and concise means appropriate to the project goals
Actively research, solicit, and develop sources/vendors for compiling and maintaining accuracy of cost information
Support business development efforts by developing, promoting, and maintaining client relationships through the creation of cost exhibits for proposals, meetings, presentations, etc.
Desired Senior Cost Estimator Experience:
A minimum of 10 years as a cost estimating professional, preferably as a consultant, to include, but not limited to conceptual estimating, take-offs, change order review/reconciliation, value engineering solutions, etc.
Ability to understand and accurately interpret construction documents at all levels of design.
Expert user of industry software for quantity take-off
Advanced Microsoft Excel user and proficient in Microsoft Office Suite
Bachelor's Degree in Construction Management, Engineering, or Architecture preferred

This position is responsible for providing cost estimating support on complex proposals and contracts which includes estimating labor and material costs of manufacturing and engineering based on request for proposal (RFP) data submitted by prospective customers.
Ensures cost estimates are developed in accordance with the request for proposal (RFP) specifications while meeting overall corporate policies and objectives. Consults with management and external sources on cost estimating activities and provides leadership in cost and pricing reviews with management and customer representatives. May function in an advisory or project leadership role providing direction to professional or technical staff. Participates as a member of proposal teams and with management on short and long term proposal planning as well as supporting contract negotiating teams. Prepares cost reports and presents findings to management, contract personnel, proposal coordinators, customer representatives, price auditors, vendors, and subcontractors.
DUTIES & RESPONSIBILITIES
Research and analyze specifications and calculate production costs using labor and material pricing schedules and historical data in support of proposal and contract activities.
Coordinate the collection and accumulation of appropriate cost, contractual, schedule, and technical data from functional representatives, subcontractors, and vendors.
Establish estimating assumptions, rationale, basis of estimate (BOE), learning curve, and scrap, rework, and warranty factors for use in cost estimating assignments.
Prepare and maintain historical cost data.
Consult with project engineers to develop engineering and manufacturing labor hour estimates and with vendors, subcontractors, and procurement to develop a consolidated, priced summary bill of material.
Respond to inquiries, identify issues, and guide the development of innovative solutions to complex and diverse challenges concerning a variety of cost estimating topics.
Work closely with financial analysts to enable cost estimates to be incorporated into financial proposal pricing models.
Document, validate, and present cost estimates to project management, customers, and auditors.
Participate in the development and monitor the implementation of the assigned units costs standards and practices.
May represent the organization as the prime cost estimating contact.
Participate in the selection, development, and training of proposal staff.
Maintain the strict confidentiality of sensitive information.
Responsible for ensuring all laws, regulations and other applicable obligations are observed wherever and whenever business is conducted on behalf of the Company.
