Forsyth County General Services Department is seeking a dedicated and hard working Maintenance Technician II - HVAC. An employee in this position maintains a variety of HVAC systems throughout Forsyth County Government facilities that could also include the Law Enforcement Detention Center..
The work involves preventive maintenance and repairs to the HVAC equipment. Specific examples of work include changing air filters, adjusting and replacing belts on equipment, cleaning vents and lubricating equipment. Troubleshooting to include, charging HVAC equipment, soldering and brazing, troubleshooting equipment with a multi-meter, calibrating and changing t-stat and navigating building automation programs. Complete troubleshooting on residential type HVAC units to include checking for proper supply voltage, checking fuses, belts, dirty coils, rotation of equipment.
Work Schedule: Monday through Friday, 8:00 A.M. - 5:00 P.M.

* Oversees contractors excavating and boring near critical Water Resources utilities to prevent damage and maintain system service and fire protection; Documents contact information, associated issues and responses.

The Maintenance Technician is responsible for trouble-shooting and self-performance of maintenance work orders as assigned. The employee is required to be able to perform intermediate level maintenance and repairs in single family homes. Technology plays a critical role in streamlining our maintenance operations and ensuring efficient service for residents and property owners. As a Maintenance Technician, it is essential to embrace and effectively utilize technology to complete work orders, track repairs, and communicate with the team.
ESSENTIAL DUTIES:
Ability to utilize technology to receive and process work orders.
Contact tenants to set up appointments for maintenance work
Technician will be responsible for completing an average of 5 works orders per day.
The employee will be expected to complete maintenance work orders by trouble shooting and self-performing the work.
The employee will be expected to assist with eviction lock outs by rekeying properties and/or assisting with trash outs and to otherwise assist the office as needed.
The employee will be expected to interact positively and professionally with tenants on an as needed basis, including to better understand work orders, the need for maintenance and to schedule repairs.
Order parts and create new work orders for follow up repairs.
Work Order Management: All tasks must be documented and updated in our maintenance software to ensure timely completion and accurate tracking.
Mobile & Digital Tools: Technicians are expected to use mobile devices, apps, and diagnostic tools to access work orders, submit reports, and document repairs with photos and notes.
Communication & Accountability: Using technology for real-time updates and reporting helps improve response times, minimize delays, and ensure compliance with company policies. This includes communicating with office staff on issues beyond their capability to ensure that the correct vendor is dispatched to jobs.
Continuous Learning: As technology evolves, ongoing training and adaptability are key to staying efficient and providing top-quality service.

Diagnose, repair, and maintain plumbing systems, including pipes, fixtures, water heaters, and drainage systems.
