Position Description
We are currently seeking an experienced Asset Manager to join our growing asset management team. This is an excellent opportunity for a motivated self-starter possessing strong financial skills, business acumen and leadership qualities to take ownership of a portfolio of commercial assets, working with the asset management team in analyzing, monitoring, and reporting on the portfolio's performance to senior leaders in the organization. This role will be responsible for all aspects of the investment lifecycle including business plan development, leasing strategy implementation, property financials oversight, capital expenditure planning, and property disposition. Overseeing both wholly owned and joint venture investments, the role will have regular communication with portfolio managers, equity partners, leasing and sales brokers, property managers, and lenders to ensure the strategy for each property under their purview is being executed appropriately. Additionally, this person will work with the acquisition, development, and underwriting teams once a property has been identified and will provide support in gathering market information and due diligence items through the closing of a property.
Essential Job Functions:
Coordinate the review and analysis of leasing proposals, capital expenditure projects, and major asset-level decisions with the leasing brokers, property managers, portfolio managers, partners, and lenders.
Monitor and drive the financial performance of investments, which entails maintaining financial models, overseeing and presenting annual budgets while working closely with the property management and accounting teams, and raising awareness of performance concerns.
Manage the quarterly valuation and re-underwriting process for each asset in your portfolio, as applicable.
Review, analyze and reconcile monthly property financial statements; write standard monthly reports and maintain plans and actions.
Update monthly cash flow analysis for each asset, monitoring leasing commissions, Tenant Improvement costs, capital expenditures and other operating expense items.
Produce ad hoc analyses to evaluate the performance of assets.
Analyze and identify opportunities for value enhancement, improving cash flow and reducing expenses within the portfolio, including capital expenditure programs, refinancings, and dispositions.
Collect market data and conduct benchmarking analysis to assess the competitive position of the asset among the market.
Education and Experience Requested:
Undergraduate degree in Finance or Real Estate preferred.
Minimum of 7+ years of relevant asset management experience in commercial office or industrial real estate.
Advanced knowledge of Excel required; Argus experience preferred.
Understanding of accounting procedures and financial reports with ability to analyze variances.
Excellent oral and written communication skills, good phone skills, organized, able to set priorities and meet deadlines, able to multitask, carefully proofs own work.
Proven record of providing excellent customer service, both internal and external.

Portfolio Strategy & Business Planning
Lead development and execution of one-year and five-year strategic business plans for each asset, ensuring alignment with firm-wide objectives and market realities.
Establish and maintain a “house view” on key markets, submarkets, and competitive property sets to drive leasing, pricing, and positioning strategies.
Monitor local and regional market conditions, anticipate trends, and proactively recommend adjustments to strategies, capital plans, or hold/sell decisions.
Develop and oversee asset hold/sell analyses, refinancing strategies, and long-term capital planning to maximize investor returns.
Asset Performance Management
Oversee asset-level performance against budget and business plan, including revenue management, expense control, operational metrics, and investment returns.

Job Description
Primary Responsibilities: The Build to Rent (BTR) Regional Operations Manager is primarily responsible for coordinating and managing many components of the BTR (Build to Rent) portfolio to ensure efficient day-to-day operations with Maymont Homes, BTR communities from construction to start-up and throughout stabilization for the properties in the applicable region. Responsibilities
• Identifying new opportunities, building relationships, and driving portfolio growth
• Strategic planning, operational oversight, and financial management.
• Developing and implementing comprehensive strategies to enhance property value, including tenant satisfaction initiatives, cost-effective maintenance programs, and capital improvement projects.
• Overseeing daily operations of commercial properties to ensure efficient management and maintenance.
• Maximizing occupancy rates and rental income through property management strategies, policies, and procedures.
• Managing vendors and developing key performance indicators to ensure all properties are maintained in top condition.
• Employing contractors to repair and maintain the building, plumbing, electrical, HVAC, and operating equipment.
• Leasing vacant commercial space, preparing leases and abstracts, billing monthly rents, and inputting data into LoopNet.
• Performing a variety of maintenance and construction duties involving HVAC systems, plumbing, electrical, and structural building maintenance.
• Preparing financial reports, operations and capital budgets, quarterly re-forecasts, and reconciliations.
• Implementing a preventive and operational maintenance program geared to the specific needs of properties within the assigned portfolio.
• Preparing annual operating and capital budgets and year-end reconciliations, ensuring operational compliance with industry and corporate standards.
• Overseeing and maintaining all new lease and lease renewal practices.
• Collecting all accounts receivables.
• Fielding, tracking, and following up on building maintenance issues.
• Performing quarterly property inspections and making detailed quarterly reports.
• Setting up new lease files and administering move-in and move-out procedures, inspections, and reports.
• Tracking Certificates of Insurance for tenants and vendors.
• Establishing, adjusting, and maintaining lease activity on Project Summary Reports and Rent Roll Reports.
• Preparing and submitting annual operating expenses reports.
• Abstracting leases, amendments, and certificate of insurance forms.
• Supervising on-site management employees to ensure optimum performance.
Requirements
• Bachelor's degree in business administration, real estate, or a related field
• Texas Real Estate Sales Agent License Required
• 4+ years of experience in commercial property management
• Certifications such as Certified Property Manager (CPM) designation and Real Estate Management (IREM) certification are a plus.
• Proficient in Yardi
• Strong leadership, communication, and negotiation skills
• Financial management, strategic planning, and problem-solving skills
• A solid understanding of property management principles, real estate laws, and market trends is essential

As a successful Regional Manager, you will:
Ensure the Community Manager is depositing daily rent collections, pursuing delinquent rents, implementing scheduled rent increases and performing evictions within State and Company guidelines.
Hire, train, and motivate the Community Manager to ensure deadlines are met and Company Policies and Procedures are followed. Administer discipline with proper documentation.
Demonstrate leadership in corporate attitude, communication skills, and professional appearance. Exemplify strict adherence to company policies and procedures.
Make regular and periodic visits to communities; inspect the community grounds, community buildings, and community-owned homes to ensure they are maintained in a clean and presentable manner. Identify any unusual activity, and recommend areas for improvement.
Process, approve, and forward in a timely manner all documents related to accounts payable to the Corporate Office.
Maintain and approve onsite employees' timesheets, time-off requests, and records to coordinate accurate compensation and benefits. Communicate new assignments and policy changes to the onsite staff. Inform the HR department, in a timely manner, of any position changes and promotions. Perform staff reviews annually as directed by corporate.
Work with the Community Managers in analyzing and preparing meaningful explanation to the monthly budget variance reports (BVR). Analyze monthly BVR to identify unfavorable variances and trends and work with the Community Manager to create an action plan to control, reduce, and eliminate these variances. Assist in the creation of operating budgets.
Review and analyze the daily, weekly, and monthly reports and address any incorrect data, inconsistencies or issues you discovered with the Community Manager. Ensure the Community Manager is analyzing these reports and is prepared to explain any issues you discovered and is taking the necessary steps to correct in the future.
Assist the Community Manager in managing accidents, emergency situations, and immediate mechanical needs and ensure the proper reports are submitted to Corporate in a timely manner.
Remain aware of safety issues and administer constant corrective measures to ensure a safe working and living environment of all residents and team members.
Ensure all information is entered accurately and completely into the management software within a timely manner.
Understand the market by performing regular market studies in which communities are located to develop marketing strategies that will increase the number of revenue-producing sites. Ensure the promotions are in line with the marketplace.
Respond to customer complaints in a timely manner.
Assist with correspondence of third parties including but not limited to lenders, insurance carriers, agents, etc.
Offer recommendations on improving the financial performance of the property to the COO and manage the implementation of the approved recommendations.
Always stay focused on retention. Physical Move-Outs are a top priority always. Work with CM's to ensure they are selling the benefits of our listing program and that they are tracking the current FSBO's
Minimum Requirements:
A minimum of 2 - 5 years of multisite management experience required; management of manufactured home communities preferred.
Bachelor's Degree or college certification preferred; HS Diploma or GED required.
Exceptional customer service skills.
Valid operator's license, access to a vehicle, and the ability to travel to between communities.
Proficiency in Microsoft Office, specifically Word, Excel, and Outlook.
Management Skills: Team Building, Coaching, Decisiveness, Leadership, Motivation, Planning and Organizing, Decision Making, and Conflict Management and Resolution.
Strong communication and problem-solving skills.
Understanding of financial statements and financial analysis.
Experience with structured reporting, deadline criteria, market surveys and rent increase notice deadlines.

Compensation:
The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.
