Position Description:
The Engineer maintains all mechanical, electrical, and plumbing equipment to achieve high-quality performance and economical, safe operation. Responsible for the daily routine operations of the building, grounds and equipment.
Essential Functions
Facility Operations (70% of time spent)
Troubleshoot and repair all center/building and equipment problems.
Evaluate all major systems to ensure continuous maximum efficiency (including HVAC, central plant, lighting controls, plumbing, etc.).
Run routine preventative maintenance testing on systems enabled for fire, water features, vertical transportation, threats, and power failure.
Perform assigned tasks from daily task list on all equipment and systems as well as attending to general complaints dispatched by security or management staff.
Maintain knowledge of the lighting control system operation and conduct frequent lighting quality checks around the property.
Assist Specialty Leasing by moving carts, installing cart equipment and fixtures, completing tasks for temporary stores, and periodically checking carts in the common area to ensure equipment is meeting visual expectations.
Work with Marketing on moving and installing temporary signage, remove previous tenant branding in vacant stores, and set up installations.
Partner with shopping center team (Marketing, Specialty Leasing, etc.) on understanding, communicating, and implementing special events, activations, and installations.
Conduct emergency preparations for natural disasters including removal or securing of exterior equipment, conducting roof inspections, wrapping insulation on pipes, and draining water lines.
Construction, Inspection and Compliance (20% of time spent)
Periodically inspect all public areas, tenant spaces and windows, and conduct building tours.
Ensure compliance with regulatory and safety agencies (OSHA, Red Tag, Lock-Out, SDS, etc.)
Conduct monthly tenant water and gas meter readings.
Learn the locations of all electrical and mechanical rooms that service the Center and ensure these rooms are kept broom-clean and are free of fire hazards.
Complete assigned inspections including roof inspections, equipment inspections, and hood inspections, completing and submitting inspection checklists for each.
Perform minor construction repairs at the Center.
Administrative (10% of time spent)
Coordinate with Chief Engineer, engineering team and Operations Manager on special projects as assigned, such as unplanned emergency projects.
Work with the neighboring property's maintenance departments to ensure resolution of leaks in tenant spaces and other exterior property construction projects and follow protocol for reporting.

What you'll do
Perform Routine and Complex Planned preventive maintenance on HVAC systems
Perform repairs on HVAC components, including hoods, exhaust fans, make-up air units, and DOAS units.
Review Mechanical Startup, System Design Verification (SDV), & Testing, Adjusting and Balancing (TAB) reports generated by 3rd party contractors.
Intermediate planned preventative maintenance for electrical and plumbing systems
Maintain & operate Building Management Systems (BMS) to ensure thermal comfort in our facilities & remotely diagnose issues.
Provide remote troubleshooting support to onsite Operations team members, Facility Managers, and 3rd-party mechanical contractors/service providers.
Develop commissioning & maintenance process/playbook in collaboration with managers and peers. Monitor successes & lessons learned, and evolve processes dynamically.
Conduct internal Engineering Systems Verification (ESV) at each new facility, wherein you will confirm proper functionality & installation of the major MEPS systems.
Develop corrective action plans for deviations and issues, which may include coordination with the construction manager, facility manager, TAB agency, or with equipment vendors for warranty & maintenance issues.
What we're looking for
4+ years of relevant technical experience.
HVAC and/or Refrigeration certifications.
Strong MEP engineering experience for an HVAC servicing company or large commercial / hospitality entity.

Job Description
The Critical Facilities Technician (CFT) is responsible for all aspects of data center operations related to critical and non-critical infrastructure, equipment, and systems. They will participate in an unwavering attitude and commitment to safety and reliability within the Data Center. The CFT will drive continual improvements to the operational excellence of the data center by adhering to company standards and industry best practices. They will have a mindset of ongoing learning and development. Any resource who has not completed Level I training within 30 days of employment, and Level II training within 60 days of employment, will not be allowed to work on shift by themselves without a resource that has completed both Level I and II training.
RESPONSIBILITIES
Operate and maintain critical and non-critical data center infrastructure, equipment, and systems
Work with a team of CFTs to deliver total availability (100% uptime) while minimizing risks
Monitor power, cooling capacity, and environmental conditions within the data halls
Utilize a Computerized Maintenance Management System (CMMS) as a tool to manage all planned and unplanned data center work
Perform preventive maintenance on data center electrical and mechanical equipment
Assist with the development, revision, and execution of approximately 200 operating procedures and preventive maintenance inspections, and perform quality control reviews to ensure accuracy, clarity, and continual improvement
Assist with the development of Data Center standards and policies when necessary
Resolve all electrical and mechanical issues within the Data Center quickly while minimizing risk and properly communicate issues to the appropriate chain of command
Respond to emergencies and critical issues as necessary and work independently and as a team, according to staffing and situation, towards complete recovery
Troubleshoot and document technical issues, escalates as appropriate, and ensure issue resolution
Assist with planning on all corrective issues
Assist and/or complete physical and logical installations of T5 services
Maintain accurate facility data including, rounds, PM work orders, change management, etc.
Maintain strict adherence to change control activities
Manage assigned workflow tasks in order to provide timely turnaround
Escort and work effectively with outside contractors, ensure they are abiding by critical facility work rules
Complete facility rounds at the beginning of each shift to ensure data center and grounds upkeep
Follow T5 data center corporate policies and procedures
Participate in facility training programs on a regular basis
Assist in facility operations, as required
Participate in construction and commissioning, as directed by the CFM
Work shifts to support 24×7 data center operation, and have flexibility in work hours to cover other shifts
On call emergency support as required
Adhere to all federal and local safety laws
Complete other such duties consistent with your role as you may be assigned by T5FM management
Qualifications
