Property Management (PM) supports new sales-driving initiatives and mitigates excess spend to ensure that our store teams can focus on serving our guests without distraction. PM supports remodel efforts, executes new project sets and enables efficient front of store and backroom operations to delight our digital guests.

Experience working with vendors and influencing timely completion of their work
Ability to identify and execute preventative and corrective maintenance on all building assets and equipment
Ability influencing store team to ensure project work aligns with PM priorities and financial goals
Experience working with Plumbing, HVAC, Refrigeration, Life Safety Power Systems and Electrical equipment
Ability to understand repair versus replace and managing cost
Ability to complete work within compliance standards and Target guidelines
As a Property Management Lead no two days are ever the same, but a typical day will most likely include the following responsibilities:
Know the role you play in achieving store sales goals
Inform and engage the team (including new leaders) on PM workload priorities, partner on various projects and share impacts of store processes on asset maintenance and functionality
Use technology to prioritize daily work orders for the store
Evaluate store brand and ensure assets and vendor performance meets maintenance standards
Maintain and repair assets
Perform proactive asset up-keep as assigned by headquarters
Perform reactive repairs requested by store teams
Execute special projects, remodels and support PM asset or service strategies in partnership with store team
Ensure internal and external work orders are completed and vendors are accountable to asset repairs
Recommend PM candidates with the right skills and experiences for the role
Ensure learning objectives are met and behaviors are consistently demonstrated
Support the learning of new PM team members
Share solutions that drive vendor cost down
Determine areas or individuals to influence and train on proper asset care
Assist in managing some emergency situations as needed in partnership with store and field leaders
Follow appropriate safety procedures and use Personal Protective Equipment (PPE) while maintaining equipment (Lock Out/Tag Out, Arc Flash, etc.), and ensure a safe work environment by eliminating potential equipment safety hazards.
Provide service and a shopping experience that meets the needs of the guest

Proficiency in operating power tools, HVAC, wet/dry and litter vacuum and other power equipment (as labor laws permit) preferred
Managing vendor relationships and accountability on quality and efficient services results and issue resolution
Influence and hold others accountable
Learn and adapt to current technology needs, including computer/tablet and application skills
Work independently and as part of a team
Manage workload and prioritize tasks independently

Job Overview
Carry a portable radio, staying in constant communication with the central base station, respond to all engineering service calls, giving priority to guest requests, and maintain hotel equipment in an efficient, safe, accident-free manner.
Responsibilities
Respond to and handle guest requests in a courteous, efficient, safe manner.
Perform preventive maintenance and necessary repairs and all hotel equipment, including kitchen, laundry, boiler, plumbing, pool, HVAC, electrical and guest rooms.
Monitor and maintain all engineering functions when full engineering staff is not available (i.e. weekends and evenings). Respond to all emergency situations including fire alarms, bomb threats, disasters and power failures; notify the appropriate authorities.
Make rounds of the hotel property to ensure everything is in working order.
Clean and maintain all equipment and work areas.
Complete maintenance requests, take equipment and meter readings and maintain log to notify the next shift. Document all parts used and parts needed to be purchased.
Handle elevator breakdowns.
Maintain proper records of the Rooms Preventive Maintenance Program and Request Program.
Complete work order request forms on a daily and timely basis.
Report any unsafe conditions to leadership.

High school diploma or equivalent trade school, special courses in building maintenance and construction.

Responsibilities What You'll Be Doing
Leading a team and/or perform some or all of the duties listed below:
Training staff in department on areas of expertise which includes mentoring an Apprentice.
Performing preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components.

Accessing CMMS system for corrective and preventative maintenance tasks; tracking and closing assigned work orders; may monitor work orders assigned to the department and assist teammates in managing and completing work orders.
Maintaining a broad working knowledge of materials, systems and code requirements related to maintenance of hospitality facilities.
Responding to emergencies and closures, including adverse weather, to ensure that all facilities are protected and remain operational.
Knowing and understands all safety procedures of the facility.
Training less-skilled staff on safety procedures related to maintenance operations.
Assisting in safety inspections.

Qualifications What You Need for this Position
2+ years of education or training in HVAC, or an Associate's Degree, in the facilities maintenance trades (HVAC preferred)
5+ years experience in maintenance or repair experience in a commercial or industrial setting (HVAC Preferred)
Ability to use and train others on a variety of tools and power equipment.
Ability to plan and coordinate work; track and plan preventative maintenance work.
Ability to maintain records and reports in computerized and written formats, compliant with regulatory requirements.
Ability to effectively use email and automated calendaring systems.

* Maintain, repair, and ensure safe operation of all Highlands chairlifts, carpets, and other cable rope transportation systems.
* Prepare and safety check lifts for daily operation before Lift Operations arrive.
* Regularly inspect safety switches, control circuits, sheaves, bull-wheel liners, bushings, cables, grips, electrical systems, chairs, and towers for signs of wear, stress, or fatigue.

SUMMARY
This position provides skilled craftsmanship and maintains a safe working environment for everyone by keeping the Casino, Hotel, Market and the Grounds Building in good repair. To maintain an excellent quality standard pertaining to the installation, maintenance and repair of major fixed, auxiliary, special service and fire protection equipment. To provide the necessary maintenance and repair of the domestic water, electrical, HVAC, natural gas, plumbing and waste disposal systems along with maintenance & repair of the facilities, furnishings and fixtures.
ESSENTIAL JOB FUNCTIONS
Performs GENERAL DUTIES:
* Requests materials for requisition; provides labor and material costs for assigned work orders.
* Retrieves and enters all assigned work order data daily in computerized maintenance management system.
* Reviews equipment status daily in the Johnson Control Metasys system & takes any necessary corrective action.
* Assists with the training of new hires, oversees the department when the Supervisor and Manager are not available.
* Provides guidance and direction to less experienced personnel and other department requests.
* Willingness to cross-train and provide support in related areas of operations.
* Assists and monitors outside contract service groups on site.
* Provides suggestions on the lifespan of equipment and components should be replaced do to potential risks and equipment failure.
* Works well as a team, independently or with minimal supervision.

Performs scheduled PREVENTATIVE MAINTENANCE:

* Provides equipment data updates, insures equipment is properly tagged and operating instructions & safety precautions are posted on all equipment for the maintenance identification system.
Troubleshoots HVAC EQUIPMENT, performs emergency repairs, minor repairs and assists with major repairs on:
* Ventilation equipment (air handling units, exhaust systems, return air fans, etc.) and related auxiliary equipment (motors, pumps, valves, etc.).
* Hot water boilers including the heating hot water distribution systems.
* Air conditioning and refrigeration systems, metering devices and piping, air compressors, actuators, controls and valves.
* Pressure instruments, bimetallic and fluid filled temperature and flow instruments.
* Field controls to include direct digital control on the energy management systems.
* Air/water cooled condensers, cooling tower systems, evaporators & condensers, fans & fan motors, control air systems, direct expansion & chilled water air conditioning systems, refrigeration hermetic, semi-hermetic and non-hermetic compressors, and related auxiliary equipment.
Installs, troubleshoots, and performs GENERAL PLUMBING repairs on:
* Domestic water piping, soil waste, storm and vent piping for all plumbing fixtures and related equipment as per applicable plumbing codes.
* Plumbing systems for restrooms, mechanical rooms, kitchens, safety eyewash and deluge shower piping systems, as well as waste piping, water softening systems and the domestic water distribution system.
* Installs plumbing piping systems in new installations, as well as revisions to existing piping in mechanical equipment areas.
* Prepares and sweats copper joints, cuts, threads and installs pipe with fittings, packs pumps and valves as required.
Performs CARPENTRY and MASONARY repairs and/or replaces as routine maintenance:
* Carpet, ceramic, tile, wood & other related flooring materials.
* Drop, drywall, spline & other ceiling materials.

* Diagnoses problems and then repair/replace defective parts.
* Keeps generator, lighting, and electrical systems in working order.
* Repairs electrical systems, wiring, circuit breakers, equipment and other components so they remain at full functional capacity.
* Performs electrical maintenance and repair work; install/replace fixtures, switches, receptacles and wiring.
* Acts quickly when a breakdown occurs, must be able to tell management whether the problem can be corrected and whether operations can continue as usual.
* Estimates how long a shutdown will last if regular activities must be stopped.
* Tests & troubleshoot systems with devices such as voltmeters, Ampmeteres, Megohmeters and ohmmeters to ensure the system remains safe and the components are compatible.
Performs routine PREP, PRIME and PAINTING practices:
* Paint interior and exterior projects.
* Prepares equipment, fixtures, furniture & building surfaces for finishing; washing, scraping, patching, caulking, plastering & other related methods and processes.
* Prepares paints, varnishes, lacquers, stains and thinners according to specifications and applies to prepared surfaces.
* Removes graffiti from interior surfaces and appurtenances using solvents and pressure washing equipment where necessary.
* Inspects and insures all containers are in accordance with the Hazardous Communications Policy and Industry Standards in reference to the use and disposal of paints, stains, varnishes, thinners & solvents, etc.
Troubleshoots SUPPORT EQUIPMENT, performs emergency repairs, minor repairs prior to recommending contracted outside service groups on:
* Fixed kitchen appliances (dishwasher, kettles, ovens, etc.)
* Laundry equipment (washers, dryers, etc.)
Assists with GAMING FLOOR SPECIALTIES on a routine basis:
* The coordination, set-up and take down of special activities, events and promotions.
* The repair and restoration of table games. (leveling, felts, bumpers, woodwork, etc.)
* Moving and set up of gaming floor configurations.

ESSENTIAL JOB FUNCTIONS
Complete immediate inside and outside repairs.
Paint interior and exterior projects
Basic carpentry for internal and external woodwork and trim, building projects, as well as concrete work.
