Our team is looking for a qualified, self-motivated Project Manager experienced in Land Development. The ideal candidate will have experience managing all aspects of residential and/or commercial land development including conducting due diligence, evaluating site conditions, working with municipalities & reviewing agencies, and overseeing public and private utility contractors, site contractors & landscape contractors. The Land Development Project Manager supports the creation of the site development budget and required internal reporting and documentation for all land development projects.

WHAT YOU'LL DO
Perform and supervise engineering work related to the design and permitting of site engineering / land development projects.
Interpret, organize, execute and coordinate engineering projects with unique and complex criteria.
Supervise the engineering work of a project team, including other engineers and CAD technicians.
Providing site engineering expertise to other individuals and work groups within the firm.
Scope work and write proposals.
Manage budgets, invoice preparation and forecasting.
Effectively communicate and interact with clients to ensure we are meeting their needs.
WHAT YOU NEED
Bachelor's degree in civil engineering.
3-5+ years of relevant, progressive experience in the civil engineering industry, with an emphasis on land development projects.
Professional Engineering License in Indiana (or the ability to obtain licensure in Indiana through reciprocity).
Strong oral and written communication skills.
Ability to think critically, manage time and problem solve.
Strong data analysis and organizational skills.
Complete competence working well independently and on a team.

OBJECTIVE
The function of this position is to manage project scheduling, project buyout, estimating, document control and management of self-perform teams and subcontractors in the Industrial and Heavy Commercial Markets in Indiana. This could entail one large project at a time or several small to medium size projects at once. Project delivery methods may include Self-Perform, General Contracting or Construction Management.

KEY ACCOUNTABILITIES
Commit to CCCs people-based safety culture and comply with the CCC corporate safety manual and leadership training requirements.

OBJECTIVE
The function of this position is to manage project scheduling, project buyout, estimating, document control and management of self-perform teams and subcontractors in the Industrial and Heavy Commercial Markets in Indiana. This could entail one large project at a time or several small to medium size projects at once. Project delivery methods may include Self-Perform, General Contracting or Construction Management.

KEY ACCOUNTABILITIES

OBJECTIVE
We are seeking a highly motivated and experienced Project Manager to join our team and contribute to the successful execution of our self-perform interiors/carpentry construction projects. This role is responsible for managing small-to-medium sized projects from kickoff through to completion and will also involve basic carpentry estimating. The ideal candidate will have a strong understanding of carpentry construction methods in the heavy commercial/industrial sector and be able to effectively balance the demands of project management as well as customer relationships in a fast-paced environment.
The ideal candidate will need to understand the unique requirements and challenges of each type of project while ensuring quality, safety, and efficiency. The Project Manager- Interiors is responsible for providing first-line management of small to moderate construction projects, including scope development, request for proposal and award processes, construction oversight, and contract administration.

KEY ACCOUNTABILITIES
Project Management:
Serve as the primary point of contact for assigned projects, maintaining clear and consistent communication with all stakeholders, including clients, architects, engineers, subcontractors, and suppliers.
Develop and manage project budgets, schedules, and resource allocation to ensure projects are completed within established parameters.
Track project progress, monitor key performance indicators (KPIs), and identify potential risks or deviations from the plan.
Review and approve subcontractor invoices and progress billings.
Manage the change order process, including negotiating changes with clients and subcontractors, and updating project documentation.
Coordinate with field personnel and subcontractors to ensure adherence to safety protocols, quality standards, and project schedules.

Conduct site visits to gather data, assess project feasibility, and evaluate site conditions that could impact project costs.
Collaborate with clients, engineers, and other stakeholders to develop comprehensive project plans and timelines.
Solicit and evaluate bids from subcontractors and suppliers, ensuring competitive pricing and adherence to project requirements.
Utilize MS Excel to prepare detailed cost breakdowns and analyses.

This is a unique opportunity for an experienced engineer to not only manage roadway projects but also play a key role in building client relationships, developing new business, and mentoring staff.

Key Responsibilities
Lead and manage roadway and transportation projects from planning through design and delivery.
Develop and expand the Indianapolis transportation engineering market through client outreach and business development.
Oversee project scopes, schedules, and budgets to ensure successful delivery.
Coordinate with clients, subconsultants, permitting agencies, utilities, right-of-way staff, contractors, and internal teams.
Supervise and mentor junior engineers, providing technical guidance and career development support.
Prepare design drawings, details, specifications, cost estimates, and construction documents in accordance with applicable standards.
Lead preparation of permit applications, proposals, and submittal packages.
Ensure projects meet quality, safety, and regulatory standards.
Represent HMB in the Indianapolis region, serving as a primary point of contact for clients and stakeholders.
Skills, Knowledge and Expertise
Bachelor's degree in Civil Engineering from an ABET-accredited program.
Proven experience managing roadway and transportation design projects.
Strong technical background in roadway design; proficiency in OpenRoads Designer preferred.
Licensed Professional Engineer (PE) in Indiana or ability to obtain.
Strong leadership, communication, and organizational skills.
Ability to foster client relationships and develop new business opportunities.
Experience mentoring and managing staff.
Proficiency in spreadsheets, word processing, and industry-standard software.
A self-starter with the drive to build and grow a local market.
