Under the direction of the Vice President, Regional Director, or Regional Manager, the Field Services Representative handles accounts like those assigned to a Property Manager with specific limitations concerning interim, move-in, and move-out surveys; communicates with the owner(s) both orally and in writing and acts as a liaison between the Property Manager and the owner(s). Maintains communication with the Property Manager and Customer Experience department concerning on-site conditions and issues related to the management of the property and lease.
Job Duties and Responsibilities
(Essential Job Functions)
Performs interim surveys, move-in surveys, move-out surveys, and repair verifications. - 30%
Handles office duties as assigned including but not limited to correspondence, answering phones, delivering keys, installing, and removing lockboxes, dropping mail at post office or FedEx center for delivery and aiding customers and clients. - 10%
Ensures onsite work orders are entered into the maintenance system of AppFolio for action by Customer Experience in cases of emergency, health/ habitability concerns, or dangerous issues found during surveys. - 10%
Assures that the move-in-condition report has been completed prior to the new lease start date and the tenant taking possession of the property. - 15%
Communicates with the owner(s) regarding survey results by posting reports in AppFolio and sharing them with the owner(s) via the online portal. Documents tenant damage and/ or issues found during the survey and confers with the Property Manager for initiating next steps in tenant notification and resolution including immediate repair/correction of the possible lease violation(s) by the tenant(s). Additionally, verifying and documenting the completion of corrective actions by the tenant(s). - 10%
Becomes thoroughly familiar with the HomeServices Property Management Workflows and Processes. - 5%
Keeps Vice President, Regional Director, or Regional Manager and Property Manager informed of facts concerning properties. - 20%

Present the Community to prospects using relationship-based selling techniques.
Properly account for hours worked by utilizing payroll software platform. Work scheduled hours, weekends, and holidays so the Community has appropriate coverage.
In conjunction with the Sales Director, assist in coordinating and providing ongoing training to Community associates in sales, customer service and first impressions. Every associate must be sales and customer service oriented.
As requested by Sales Director, perform daily inspection of models and weekly inspection of market-ready apartments and follow-up with housekeeping and maintenance departments as appropriate.
Provide services and interactions throughout the Community which delight residents, prospects, and the greater community, with inspired experiences which result in referrals and high occupancy.

Required Qualifications
Must be a minimum of 18 years of age.
Minimum one (1) year experience in Sales, Geriatrics, and/or other related background with a proven successful sales record.
Must have positive Criminal Background Screening.
Must possess a valid driver's license and acceptable DMV record; will be checked annually.

Preferred Qualifications
Good working knowledge of Word, Excel, and experience working with a CRM is preferred.

Responsibilities
+ Sell the full line of office supplies to established customers and potential customers while providing excellent customer service in a moral and ethical manner.
+ Properly maintain equipment and inventory in your possession.
+ Turn in sales orders promptly, completed, and properly signed.
+ Work with the President to create a weekly action plan
+ Market within territory by phone and in person as called for.
+ Ensure that all customer purchases are received in satisfactory condition.
+ Periodically contact each customer to ensure satisfaction and to receive referrals.
+ Work with collections department, if needed, to assist with customer payments.
+ Set appointments for the sales team into Targeted Accounts
+ Make new business calls in an adequate number for potential buyers to secure appointments with the proper decision-making individuals.
