Position Open: Project Manager
The Project Manager has complete responsibility to the management of all assigned construction projects from inception to completion and closeout. The primary responsibilities are to ensure the timely completions of projects assigned, consistent with quality standards, and to continue the development of the organization and people under direct supervision as well as keeping the Directors of Field Operation advised on all field matters. The Project Manager is accountable to the supervision and direction of the activities of all field personnel on assigned construction projects
Supervisory Responsibilities:
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include involvement with planning, assigning, and directing work; appraising work and performance; creating development plans; disciplining employees; addressing complaints and resolving problems with on-site staff. Participate in training and development programs as an instructor to promote the growth and development of KBE Associates.
Key Responsibilities and Essential Functions:
Includes the following. Other duties may be assigned.
Consult with owners, operations management and estimators to become thoroughly familiar with the project requirements and criteria.
Overall project management process on assigned projects:
• Understand and discuss costs, projected schedule, bid requirements and assumptions;• Inform team members of pertinent information;
• Perform complete job buyout including drafting of subcontracts;
• Bill Owner regularly in accordance with contract documents;
• Provide relevant information to Accounting (budget summary, schedule of values, etc.);
• Award all scopes of work on a timely basis, ensuring that each scope is all-inclusive including taxes and insurance;
• Ensure subcontractors are capable of performing work;
• Draft subcontracts to be thorough, complete and all-inclusive, i.e. payment terms, safety policies or requirements, insurance requirements, etc.;
• Establish and maintain communication with clients, subcontractors and suppliers;
• Make verbal, written, or email contact with clients, subcontractors and suppliers to ensure complete understanding of the progress of the project;
• Maintain good rapport with clients to encourage future work and opportunities;
• Review daily reports and job meeting minutes from the Project Superintendents;
• Verify project status, progress, and quality control with both subcontractors and superintendents;
• Ensure meeting minutes are prepared and reviewed;
• Prepare C.P.M. bar charts, work schedules, cash flow schedules, and enforces, monitors, and updates schedules to properly manage projects;
• Prepare charts based on start and finish dates as established by the contract;
• Create cash flow schedules for the owner/bank, as required;
• Ensure subcontractor adherence to schedule;
• Ensure that subcontractor and office and field team submit timely paperwork;
• Adjust schedule to allow for unexpected circumstances;
• Implement and monitors revisions to scope of work;
• Assist as necessary, with the Estimating Department to bid and secure projects:
• Review and become familiar with owner contracts
• Moderates kick-off meeting
• Supervise project team (Superintendent, Project Engineer and Project Accountant)- accountability to the field staff in terms of
• Control all project costs and maximizes profit:
• Resolve all claims for extras and/or credits with the owner, subcontractors and material suppliers in a timely fashion and/ or in accordance with contract time limitations:
Minimum Qualifications:

Supervises and directs activities of workers concerned with construction of buildings or other construction projects to ensure conformance with contract documents and quality control by performing the following duties personally or with the effective organization of work through subordinate subcontractors/supervisors.

Key Responsibilities and Essential Functions:
Primary responsibility for the proper scheduling of the work of crews, equipment and subcontractors to achieve maximum production in the most efficient manner.
Includes the following. Other duties may be assigned.
Set up, maintain, and close field office and ensure that the project is secure at all times;
Thorough understanding of plans and specifications to plan procedures for each phase of construction;
Identify potential issues in the plans and specs (i.e. items with long lead times, etc.) and alert the Project Manager;
Fully understands the financial implications of decision making, bumps in schedule;
Perform project start up and ensure project layout is accurate;
Assist with the development of project schedules for specific scopes of work and identifies issues/provide solutions;
Participate in weekly team meetings;
Verify that mock-ups match the specs and are approved before any material is installed;
Ensure work-in-place is installed per plans and specs and QC is adhered to the standards of the construction industry;
Work with PM to ensure that 3 week look-ahead is up-to-date, provide input.
Submit, monitor and update 3 week look-ahead schedule with on-site staff and subcontractors weekly;
Conduct weekly Subcontractor/ Forman meetings;
Maintain Subcontractor Badging Program daily;
Conduct safety meetings and ensure that all safety regulations are followed by the company and subcontractor crews. Collect safety meeting attendance sheets from subcontractors.
Conduct and document pre-installation conferences;
Create, review submittals (identify compliance/ specifications) and maintain the project submittal log with the project engineer;
Maintain a rolling punchlist weekly and complete punchlist and close-out in a timely fashion;
Maintain a project closeout checklist leading up to CofO;
Maintain all jobsite documentation: ensure all subs provide proof of insurance and review status for expiration dates, complete all daily reports and logs, review subcontractor invoices and provide documentation and backup for resolution of subcontractor claims;
Works with PM weekly regarding Subcontractor P.L.O. issues;
Commit to subcontractor's/ KBE for the proper back-up for PCO or deduct change orders;
Maintain as-built drawings on-site weekly;
Use of Backcharge notifications and log;
Use of safety notifications and log;
Communicate effectively with all necessary individuals, including keeping the team well informed of all potential jobsite issues;
Foster good relationships with subcontractors, architects and owners with an eye towards obtaining the next project;
Keep abreast of and participates in continuing education opportunities;
Maintain required company safety recertification/ training;
Be accountable for the project commitments;
May be expected to coach/ mentor other project superintendents and provide training, as needed.
Education, Experience, & Qualifications:

2+ years of construction industry experience in the role of a Lead Superintendent;
Capable of handling most project types/ delivery methods/ phased and non-phased projects;
Experienced and competent in supervising projects in at least two (2) out of the following eight (8) markets, (Retail, Apartments/condos, Higher Education, Healthcare/Medical, Senior Living, K thru 12 Schools, Federal, Mixed Use)
Proficient in understanding and following plans and specifications in the construction of projects;
Experienced and competent in supervising projects utilizing at least two (2) out of the following five (5) structural systems (Structural steel, Wood framing or timber framing, Cast-in-place concrete, Cold formed metal framing);

Successfully completed in the role of the Lead Superintendent at least one (1) project with a construction value over $5 million;
Strong background in controlling job costs and adhering to progress schedules;
Strong organizational and time management skills;
Demonstrates sound decision making capability;
Ability to work with multiple priorities and tight deadlines and constraints in a high stress environment;
Solid experience in Blueprint reading and solid understanding of scheduling logic;
Broad understanding of most of the 16 divisions, with general knowledge of MEP;

Proficient in the use of software programs such as MS Office Suite (Excel, Outlook, etc) and other jobsite technology;

Maintains as-built drawings, completes punch lists, and ensures the turnover of spare parts and training for the owner's personnel.
Regularly updates the Project Manager on delays, enforces adherence to company procedures, and ensures quality installations.

We are currently seeking a HSE Manager to add to our HSE team. The ideal candidate will have education, training, and experience in the construction HSE field commensurate with the intended duties coupled with a high level of passion, commitment, and dedication to the health and well-being of others.
Responsibilities
Lead the development and implementation of HSE management systems that support the project needs. These will include site-specific plans and programs.
Provide technical and behavioral leadership and guidance to the assigned project.
Develop, facilitate, and/or conduct HSE training for the project as needed, and assure training is tracked internally as required.
Assist management and supervision in the planning, recognition, evaluation, and mediation of risk.
Provide direction and guidance for any employees under your supervision.
Regularly communicate the status of the project's HSE culture and performance with project and Nox Management.
Provide timely and accurate reporting with internal and external support including, but not limited to, claims processing, return to work, light duty assignment, closure of claims, and resolving discrepancies as needed.
Lead in investigation of incidents, including causal analyses, and prepare incident report(s).
Communicate effectively and regularly with Nox personnel as well as the client, trade partners, visitors, and vendors.
Other duties as assigned.
Qualifications
Prefer a minimum of 6 years of construction HSE experience.
At least two years in an HSE leadership role, and experience with craft and work activities to be performed on the project (i.e.: electrical, welding, crane, and equipment operation, rigging, etc.).
Capable of providing HSE management for midsize to large projects (≤750 employees).
Ability to manage teams of 3-10 HSE professionals.
Thorough understanding of construction work practices.
Thorough understanding of contracts and subcontracts.
Excellent written and verbal communication including the use of proper grammar, spelling, etc.
Advanced understanding of all aspects of HSE management, including workers comp, disciplinary action, subcontractor management, environmental management, personnel development, law, policies, client management, etc.
Advanced knowledge of behavior-based safety and human performance initiatives.
Ability to positively motivate others and establish a positive and professional rapport with all employees, other site personnel and customers.
Ability to lift 50 pounds, unassisted, frequently throughout the day.
Ability to work from various heights via ladders, scaffolds, aerial lifts, catwalks and other safe work platforms and area.
Able to work a 40-hour work week, with overtime and off-hour shifts as required.
Able to work in extreme weather conditions and elements, indoor or outdoor, including heat, cold, rain, mud, dust, and snow depending on the job location.

CHST, OHST, ASP (BCSP), CSD (NASP), or BS of OSH
On path to obtain CSP or SMS (BCSP), or MSP (NASP)
Subject Matter Expert (SME) knowledge of OSHA standards and any other applicable regulations
