Position Overview
The Leasing Agent is the primary sales representative for The Point, responsible for leasing, marketing, and fostering strong resident relationships. This service-focused role ensures prospective and current residents feel welcomed, supported, and informed throughout their experience.
This is a full-time position, which includes 4 hours on Saturdays. The remaining weekly hours offer flexibility, providing a balanced schedule that adapts to both operational needs and employee preferences.

The LeasingConsultant is responsible for executing the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The LeasingConsultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices. Responsibilities include lead management, CRM utilization, data analysis, event support, and collaboration with the Lifestyle Coordinator to enhance resident engagement. The LeasingConsultant upholds Greystar's professional standards and ethical expectations while delivering exceptional service to residents, prospects, and guests.
JOB DESCRIPTION
KEY RESPONSIBILITIES:
1. Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, continuing the relationship with prospects, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
2. Collects all pertinent information from prospective residents at move-in and records as appropriate.
3. Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community's occupancy, market rent, and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
4. Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools and following other property-specific marketing plans, drives, and special programs.
5. Uses the on-site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information about existing and future residents, and review and analyze data.
6. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the tour path and show ready units, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
7. Follows-up with prospects and new residents within 24 hours to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew. Documents all follow up and classes leads during the lifecycle of the sales process.
8. Executes and performs activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time, following the AA renewal playbook.
9. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
10. Demonstrates customer services skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name.
11. Attends community and networking events, aligns with local associations and community organizations, and participates in outreach marketing efforts to drive traffic to community and generate viable referral sources and new business leads, ensuring Greystar AA outreach expectations are consistently met.
12. Completes various financial, administrative, and other reports and analysis, and performs other duties as assigned or necessary.
13. Assists Lifestyle Coordinator by attending and assisting with the setup of events as required.
BASIC KNOWLEDGE & QUALIFICATIONS:
* High school diploma or equivalent required; associate or bachelor's degree in business, marketing, hospitality, or related field preferred.

We're looking for you
To be our Leasing superstar! Your efforts will be to handle incoming calls as well as online and in-person traffic, coordinate and lead property tours, lease apartments and prepare leasing files for approval and renewals.
You'll work with the team to develop leasing marketing strategies, fully participate with outreach marketing, resident events, and leasing file audits.
These positions:
Are full time, up to 40 hours per week
Will require some Saturday shifts

The compensation for this role is $24/hr
Our Leasing Office is accessible to our residents; we start at 9:00 AM and close at 6:00 PM. We're also open each Saturday from 10:00 AM to 5:00 PM. Weekend shifts are required for this position. Your Community Manager will do their best to support any flexibility in the schedule you may need and to accommodate any advance notice of requests for time off.
Some of your responsibilities include:
Greet all residents and prospective residents who visit or call the Leasing Office
Stay informed on the surrounding market, community amenities, and floor plans available

Our Leasing Office is accessible to our residents; we start at 9:00 AM and close at 6:00 PM. We're also open each Saturday from 10:00 AM to 5:00 PM. Weekend shifts are required for this position. Your Community Manager will do their best to support any flexibility in the schedule you may need and to accommodate any advance notice of requests for time off.
Some of your responsibilities include:
Greet all residents and prospective residents who visit or call the Leasing Office
Stay informed on the surrounding market, community amenities, and floor plans available
Communicate with prospective residents to schedule apartment tours, assess their rental needs, and guide them through the leasing path to view prepared model units and onsite amenities
Perform market surveys of the surrounding market & relay to the Community Manager

Qualifications
Experience & Strengths you'll need:
Associate's or Bachelor's degree preferred; High School Diploma required.
Direct Multi-family Industry experience (1-2 years); previous experience in the Chicagoland high rise leasing environment is preferred.

Strong computer proficiency: direct experience with Yardi or Onesite is preferred

Summary: Responsible for all aspects of leasing production at your property. This position is responsible for all activities related to selling and customer service, including generating and handling traffic, leasing apartments, preparing lease documentation, and completing move-in procedures in accordance with policies and procedures. LeasingConsultants are focused on sales and marketing; handling telephone and on-site traffic, showing ready" apartments, closing the lease, qualifying prospects, and completing all related paperwork and activities to ensure a timely move-in. This position is also responsible for complying with all state, federal, and/or local laws relating to Fair Housing and providing top-notch service for the day-to-day needs of our valued residents.
Schedule: 20 Hours per Week, Weekend Availability
Duties & Responsibilities:
Ensure that both individual and group leasing targets are achieved for the community and proactively communicate both opportunities or threats to the General Manager.
Ensure all lead information is entered, accurate, and complete within Entrata.
Ensure that all rental inquiries online, in person, or over the phone are responded to quickly and effectively.
Ensure all prospects are followed up with via phone within 24 hours.
Meet, greet & provide tours to leasing prospects.
Ensure an in-depth understanding of site leasing trends, traffic patterns, and product availability and how that relates to the sales and closing process.
Ensure all models, office, and clubhouse areas, common areas, and the tour route are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party.
Properly close the leasing process by asking for the sale.
Participate in marketing and outreach efforts.
Assist with the planning and hosting of resident events.
Effectively manage the community waitlist and communicate with prospects as changes occur.
Ensure the proper execution of all screening procedures.
Ensure the proper preparation and execution of the lease agreement and related move-in paperwork.
Ensure the proper collection of all funds and move-in-related fees.
Provide support and assistance to all customer service efforts at the community.
Write up and file service requests from residents upon receipt.
Completes other tasks as directed and assigned.
Qualifications:
Effective, competitive, natural sales-minded individual.
High school diploma or equivalent.
Ability to read and write English fluently.
Computer literacy is required.
Previous leasing and/or sales experience is strongly preferred. Experience in multifamily housing is preferred.
Previous experience with property management software such as Entrata preferred.

Position Overview
The Leasing Agent is the primary sales representative for The Point, responsible for leasing, marketing, and fostering strong resident relationships. This service-focused role ensures prospective and current residents feel welcomed, supported, and informed throughout their experience.
This is a full-time position, which includes 4 hours on Saturdays. The remaining weekly hours offer flexibility, providing a balanced schedule that adapts to both operational needs and employee preferences.

Requirements
* Must have prior leasing experience
* Valid driver's license with reliable transportation and insurance required
* Ability to demonstrate the ability to support and contribute to community team.
* Ability to demonstrate strong oral and written communication skills.
* Ability to operate telephone, personal computer/keyboard, Microsoft Office including Word, MS Outlook and 365, database/online systems, such as Onesite.
