Coordinate Move-In information forms and resolve resident issues/concerns as necessary. This is an on-site, full-time position with a Saturday through Wednesday schedule. $700 Monthly Bonus potential for meeting occupancy milestones through stabilization. Additional $150 bonus potential for qualified move-ins. Key Responsibilities: Leasing & Tours -Greet and assist prospective residents. Give property tours and match prospects with available units. Explain lease terms and guide applicants through the leasing process. Marketing & Outreach - Support marketing efforts and outreach campaigns. Stay informed on local amenities and competitor properties. Promote community features and maintain the online reputation. Resident Relations - Provide great customer service and help resolve resident concerns. Assist with move-ins, welcome new residents, and deliver notices. Support resident events and communication efforts. Administrative Support - Process applications, collect deposits, and maintain accurate records. Keep lease files organized and handle daily phone/email traffic. Maintain office supplies and general organization. Property Upkeep - Inspect apartments and community areas regularly. Report maintenance or safety issues and submit service requests. Team Collaboration - Work with the team to meet leasing goals and support daily operations. Contribute to a positive, professional office environment. Brilliant Corners identifies and secures units Countywide, provides move-in assistance and rental subsidy disbursements, coordinates with case managers, and assists with neighborhood relations. Position Summary The Leasing Specialist is a position within the FHSP Housing Acquisitions team that will lead efforts to support utilization of vacant units within the FHSP unit portfolio and lease up available vacant units to prospective tenants, including FHSP program participants. The Leasing Specialist will be responsible for coordinating unit showings with property providers, prospective tenants and their assigned case manager. They will conduct in-person unit viewings and/or open houses, highlighting the features and benefits of the unit, building and neighborhood in a manner that aligns with Brilliant Corners' mission and with prospective tenants' needs and preferences. Coordinate the leasing team in all aspects of the leasing process, including but not limited to application processing, paperwork processing, pre-move-in apartment inspections, resident retention activities, and the lease renewal process. This is an on-site, full-time position. Key Responsibilities: Team Leadership - Train, supervise, and direct the leasing team. Interview and hire staff in coordination with the Business Manager. Set team schedules and lead regular leasing meetings. Set weekly leasing and retention goals and review staff performance, guest cards, and follow-up daily. Leasing & Tours - Meet and greet prospective residents professionally and enthusiastically. Conduct property tours and maintain current knowledge of unit availability and readiness. Qualify prospects, explain lease terms, and complete or oversee move-in paperwork. Administrative Support - Process applications by verifying credit, eligibility, and documentation. Ensure apartment inspections are completed prior to move-in. Maintain traffic logs, follow-up reports, and phone logs. Perform file audits to support commission eligibility. Handle application fees and deposits according to policy. Resident Relations - Provide excellent customer service to prospective and current residents. Maintain strong communication and follow-up to support resident satisfaction and retention. Marketing & Outreach - Work with the Marketing Department on campaigns, outreach, and advertising. Develop and manage property social media and online reputation per company guidelines. Refer prospective residents to sister communities as appropriate. Market Knowledge - Stay up-to-date on community features, apartment details, and local amenities including schools and transportation. Conduct weekly and monthly market surveys and maintain knowledge of local competitors. Property Appearance - Tour the property regularly to inspect models, vacant units, and grounds. Report any maintenance or cleanliness concerns to the Business Manager.
