Job Title: Maintenance Mechanic Location: Columbus, OH
Job Type: Full-time, hourly, non-exempt
Pay Range: $25-30
Reports to: Maintenance Manager
This position is responsible for maintaining the integrity of the production equipment and plant facilities in a conscientious and reliable manner, consistent with Company / USDA / FDA standards. The successful candidate will have extensive knowledge and experience in developing and managing maintenance systems and activities to ensure superior food safe products while maximizing equipment uptime. Will ensure compliance with company policies, safety standards, federal and state environmental standards and regulations and drive industry best practices including PM and Environmental programs. This position is a direct report to the Maintenance Manager.
PRIMARY DUTIES:
Responsible for repair, maintenance, and installation of machines, tools, and equipment in manufacturing operations.
Schedule repair, maintenance, and installation of equipment to ensure continuous production operations.
Inspect operating machines and equipment for conformance with operational standards.
Utilize OEE tracking system to establish proactive strategy to reduce downtime.
Manage the activities based on the OEE software package, by assigning owners within your department and assure completion.
Lead the Maintenance Systems team to include motivation, training, performance and development.
Lead, manage and direct all activities for Planned Maintenance Pillar.
Assist in maintaining complete equipment maintenance records and Preventative Maintenance (PM) schedules.
Assist in assessment and recommendation of Preventative Maintenance enhancements to new or existing PM schedules.
Supervise the completion of work through review of reports, frequent site inspections and conferences with operations and vendors regarding electrical & plumbing equipment, HVAC systems, electric motors, ventilating fans, air conditioning and electrical control units.
Establish criteria for assessing the quality of work performed by associates and contractors.
Investigate the condition of the buildings, equipment and grounds, and recommend improvements in the facilities to ensure that needs are met.
Promote safety throughout the entire maintenance organization.
Ensure building and equipment meet OSHA and State regulatory requirements.
Completes work orders and responds to maintenance calls in timely manner
Inventories spare parts and reports usage; suggests re-orders to Manager
Maintains neat and orderly work area; properly maintains tools
Troubleshooting identifying worn parts & rebuilding machine assemblies, pumps, valves, actuators, and any other equipment
Basic understanding of Root Cause Analysis
Other duties as assigned.
REQUIREMENTS:
High School Education and at least 5 years of related experience and/or training are mandatory.
Minimum 3 years of maintenance work experience in an industrial manufacturing environment.
Mechanical / Electrical skills. Must be able to read wire diagrams, schematics, and logic Ladder.
Must have basic computer skills; experience in using computer software applications such as CAD, Microsoft Excel, Word, PowerPoint, MS Project Management, etc.
Must have a complete understanding of PLC and logic controls for high-speed operating equipment.
Ability to repair downed equipment in a fast-paced, time critical environment.
Ability to interact with all levels of the organization.
Must be willing to work shift schedules when applicable to support the needs of the business.
USDA and FDA knowledge and experience
HACCP knowledge and experience
Excellent problem-solving skills
Must be ready to respond immediately to emergency situations
GMP knowledge and experience
Ability to work well under pressure with multiple projects and deadlines
Ability to weld and fabricate using TIG welding methods specifically on stainless steel components
Familiar with all aspects of safety like LOTO, Confined Spaces, Fall protection, etc.
Experience in Cooling Tower a plus
Physical Demands & Work Environment:
Must be able to stand for an extended period. Must be able to lift up to 75 lbs.
Work Environment in moderate to high noise level that will, but not be limited to, production machinery, computers, printers, telephones, and normal communication.
Required to adhere to production schedule demands, dept rotation schedule changes, and overtime including working during weekends, holidays and after core hours as needed.
Must be willing to work under various temperatures typically ranging from 30 to 95 F.
Ability to work at heights 20 feet or higher.

Proficient in reading blueprints and schematics
Will be required to learn and operate several different computer software programs.
Must be able to operate equipment including but not limited to: fork trucks, and other lifting devices.
Ability to start machines and equipment to test the operation following repair.
Follows verbal and written instructions.
Communicates clearly with maintenance and operators.
Familiar with PLC Hardware and Software.
Familiar with test equipment i.e. meters, micrometers, calipers, etc.
Be able to troubleshoot Electrical motors, drives, and PLC's.
Use machine shop and other tools such as power drills, reciprocating drill, band saw, reciprocating saw, hand grinder, and bench grinder
Ability to work independently
This position will report directly to the Maintenance Lead.

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
1. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

You Have

Ability to interpret technical & operational documents, including manuals, blueprints, schematics

The Preventative Maintenance Technician performs scheduled maintenance tasks to prevent equipment failures and ensure the property remains in optimal condition. This role focuses on identifying potential issues before they become significant problems, enhancing the longevity of the building systems and equipment, and maintaining a safe and comfortable environment for tenants and staff. The Preventative Maintenance Technician will work closely with the maintenance team and assist with departmental duties.
What you will do in the role:
Preventative Maintenance and Repair: Inspect and monitor building systems such as HVAC, plumbing, electrical, and emergency equipment to ensure safe and efficient operation. You will perform scheduled maintenance tasks, including filter changes, cleaning, safety checks, and part replacements, following all standards and manufacturer guidelines. The role involves coordinating with contractors for specialized services, maintaining service schedules, and ensuring compliance with quality and regulatory requirements. You will also respond to emergencies promptly, update maintenance records, and provide repair support to regional teams as needed. Includes participation in an after-hours on-call rotation approximately every six weeks.
Safety & Compliance: Ensure compliance with OSHA, CHN safety programs, and all regulatory standards while accurately documenting inspections, work orders, inventory, and mileage. Stay informed on industry regulations and promptly report safety hazards to maintain a safe and compliant work environment.
Inventory: Manage truck inventory by adding items to work orders as needed and coordinate with the Maintenance Assistant Director and Inventory Clerk to order specialty items.
Collaboration and Communication: Provide training and guidance to staff, interns, and volunteers, contribute to CHN initiatives, and perform additional duties while actively engaging as a member of the CHN community.
Qualifications
What you bring to the role:
High School Diploma or equivalent required.
2+ years of experience in property maintenance, facilities management, or a related role with a focus on preventative maintenance.
Experience in one or more repair trade areas, including general carpentry, plumbing, electrical, HVAC, and appliances.
Proficient in Microsoft Office Suite products and ability to learn and adapt to changing technology utilized in role.
Basic understanding of work order management software
Knowledge of building systems and strong understanding of preventative maintenance principles and practices
Familiarity with safety regulations and building codes
Ability to move heavy objects, reach high and low areas, and use manual tools/equipment.
Personal vehicle for transportation of self and equipment/tools between properties.
Valid Ohio Driver's license and auto insurance.
Work is performed at CHN properties and inside resident units within a specific region of Greater Columbus, requiring daily travel with equipment; mileage reimbursement is provided.

Job Summary
The Maintenance Technician supports hotel operations by ensuring guest rooms and common areas remain safe, functional, and well-maintained. This role performs preventative maintenance, responds to repair requests, maintains logs, and applies pool-chemical and equipment knowledge to keep the indoor pool operating properly. Success is measured by response time, repair quality, safety compliance, and minimized downtime.
Essential Duties and Responsibilities
Maintain indoor swimming pool operations: water testing, chemical balancing, and equipment upkeep/repair.
Troubleshoot and repair electronic lock systems; ensure room access reliability.
Maintain and repair PTAC units (hotel room A/C units), including basic diagnostics and part replacement coordination.
Service ice machines, washers, and dryers; perform routine cleaning and troubleshooting.
Perform light plumbing repairs (clogs, faucets, toilets) and light electrical work (outlets, switches, basic wiring).
Complete general hotel upkeep across guest rooms and public spaces; support preventative maintenance checklists.
Respond promptly to guest and staff maintenance requests; communicate status and timelines clearly.
Maintain accurate maintenance logs and comply with all safety procedures and policies (including chemical handling).
Required Qualifications
Pool chemical knowledge and pool maintenance/repair experience (required).
Ability to perform basic mechanical troubleshooting and complete repairs safely and neatly.
Willingness to work on-call as needed and work half-day Saturdays.
Strong reliability, responsiveness, and customer-service orientation in a guest-facing environment.
Preferred Qualifications
Hotel maintenance experience (preferred); apartment or light commercial maintenance acceptable.
1-3 years of maintenance experience (ideal).
Experience with PTAC units, lock systems, and appliance servicing.
Work Environment / Schedule
Onsite role; includes physical activity, ladder use, and exposure to chemicals and mechanical/electrical systems.
Full-time schedule with half-day Saturdays; on-call as needed.
