Differentials:

Job Duties and Responsibilities
Operate, maintain and repair the 109 air handling units, 69 fan coil units, numerous exhaust and transfer fans. This includes repair and replacement of coils, heating and cooling valves, actuators, dampers, ball and gates valves.
Operate, maintain and repair the High-Pressure steam system which is utilized to provide year around building heat and supply steam to the commercial kitchen.
Provide essential support to maintain optimal HVAC system functions.
Provide operational diagnostics on the Building Automation System to ensure proper temperature in the occupied spaces which consist of the exhibition halls, auditorium, ballrooms, meeting rooms, concourses, and office spaces.
Ensure proper operation of plumbing systems throughout the building including the 350+ touchless toilets, urinals, flushometers, soap dispensers, faucets. Other plumbing duties include upkeep and repair of waste lines, dishwashers, and automatic drinking fountains/bottle filler stations, cartridge filter replacement on water supply lines.
Emergency generator and fire sprinkler system pumps - perform system safety checks and load testing as required. Maintenance of dry-fire sprinkler system includes dry valves, air compressors, tamper valve/flow switches and fuel tanks.
Knowledge of fire extinguisher types - replace discharged extinguishers with correct replacements. Provide assistance with annual testing and inspection of hundreds of extinguishers throughout the facility with contractor.
Facilities maintenance - maintain and adjust operable wall panels in the meeting rooms.
Maintain and repair overhead rollup doors throughout building.
Perform maintenance and repair on large fleet of battery-powered lifts, forklifts, Cushman tugs and scissors/articulating lifts.
Refrigeration - Perform maintenance and repairs on various refrigeration units including ice machines, walk-in coolers/freezers and drinking fountains.
Provide troubleshooting and maintenance on low-voltage building automation systems throughout the facility.
Perform preventive maintenance scheduled daily/weekly/monthly/quarterly/yearly.
Perform welding, soldering, brazing and metal fabrication as required.
Make estimates and keep records of all time and materials including ordering materials and submitting reports. Maintain logs of temperatures, pressures and other records for monitoring of equipment statuses.
Working Conditions:
Must have the ability to walk or stand for long periods of time. Exposure to physical tasks and hazardous conditions such as high voltage equipment, chemicals, fumes, dust, confined spaces, extreme hot and cold temperature conditions, heights including rooftops and catwalks, poor lighting conditions, burn hazards and loud noises.

SUMMARY
The Roving Maintenance Technician is responsible for performing a variety of related duties including equipment installation troubleshooting, repairs, and preventative maintenance in order to ensure the property and grounds are meeting the company's established standards and any applicable laws. The Roving Maintenance Technician will partner with the Property Manager and Zone Building Engineer for the properties they are assigned to at any given time. They will work directly with the Property Manager to ensure that all vacated apartments are made "rent-ready", work orders are completed as quickly as possible, and that all common repairs (such as touch-up painting and fixture replacement, etc.) are identified and fixed quickly. Incumbent will be required to have a Pool Operator's certification, Type II EPA Certification, and Special Class boilers license. Responsible for alerting the Property Manager to any unusual circumstances or high priority issues that need immediate attention

Comply with all safety program requirements and work to promote safety in the workplace
Make sure all activities at the sites remain compliant with all local, state, federal and Fair Housing laws

QUALIFICATIONS
Education and Experience:
Minimum of 3+ years' experience as a Maintenance Technician in a residential apartment setting
AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance preferred
Knowledge and on-the-job experience in the areas of plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations
Requires a Certified Pool Operators License, Special Boiler's License, and Type II EPA Refrigerant Certification (within 6 months of hire)
Must have reliable transportation, valid state driver's license and proof of insurance as travel between sites is required

ESSENTIAL JOB DUTIES
Complete all maintenance work order requests
Monitor and maintain all building systems (HVAC, Plumbing, Boilers, etc.) and perform needed repairs as assigned
Assist the Property Manager in completing unit-to-unit inspections
Perform all site-level preventative maintenance duties assigned by the Zone Building Engineer or Property Manager
Communicate with Zone Building Engineer and the Maintenance Technician I regarding major site repairs, remodels, and capital projects and work with them directly, when needed
Work collaboratively with vendor teams on identified maintenance projects
Work with Property Manager and peer group to maintain an adequate inventory of hand tools, parts, and supplies in order to maintain a complete workshop area
Responsible for alerting the Property Manager to any unusual circumstances or high priority issues that need immediate attention
Perform groundskeeping tasks (as needed, based on needs of property)
Responsible for removal of snow from site walkways and driveways during the winter months
Maintain positive and professional manner with all residents, vendors, and the public
Attend relevant training courses and ensure all required certifications are current
Comply with all safety program requirements and work to promote safety in the workplace
Responsible for rotating standby support and will respond to emergency calls in a timely manner
All other duties as assigned by the Property Manager
QUALIFICATIONS
Education and Experience:
High school diploma or GED required
AA degree or certification in mechanical, HVAC, electrical or industrial maintenance (preferred)
1+ years' experience as a Maintenance Technician in a residential apartment setting or equivalent experience
Knowledge and on-the-job experience in the areas of plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations
Requires a Certified Pool Operators License, Special Boiler's License, and Type II Refrigerant Certification (within 6 months of hire)
Must have reliable transportation, valid state driver's license and proof of insurance as travel between sites is required
Skills and Abilities:
Fluent in English and skilled in oral and written communication
Ability to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the public
Decision-making, problem solving, and time management skills
Ability to handle multiple projects or tasks simultaneously with self-direction
Ability to work collaboratively in a team environment
The ability to respond to emergency calls in a timely manner (30 minutes preferred)
Physical Demands:
Must be able to work in a physically demanding environment. Frequent kneeling, lifting, pushing, pulling and moving through-out day. Regular lifting of more than 20 lbs. and frequent lifting of up to 80 lbs. with assistance. May encounter heights, ladders, uneven walking surface, stairs, confined spaces, dust, gas fumes from power equipment and noise. Exposed to external weather conditions, drafts and interior temperature changes. Will regularly handle supplies and tools with sharp edges.
Must be able to quickly and easily navigate the property/building as required to meet the job functions, including climbing stairs and walking the hallways and common areas.
Personal Protective Equipment: Safety gloves, safety eyewear, ear plugs, Yaktrax, lockout/tagout kit
Work Environment: On property, property grounds, apartment units, roof tops

PRIMARY PURPOSE:
This position is accountable for troubleshooting, repairs and performing preventive maintenance relative to the mechanical, electrical, HVAC, plumbing systems and physical structural elements of the center.
PRINCIPAL RESPONSIBILITIES:
The successful candidate's responsibilities will include, but not be limited to:
Routinely inspects facility, troubleshoots and makes repairs to the mechanical, electrical, air conditioning and plumbing systems, as well as any structural elements on the property
Perform a variety of maintenance/minor repair activities on the interior/exterior areas of the property including, but not limited to, painting, drywall, structural elements, including parking lot and sidewalks, plumbing repairs, clears drain stoppages, interior and exterior lighting including lamp, fuse and ballast replacement
Operate a variety of equipment to perform preventive maintenance, minor repairs and maintain cleanliness of property
Assist other departments, including but not limited to, Marketing to setup events and Local Leasing with placement and repair of carts
Perform the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment
Schedule and preform preventive maintenance programs as assigned by management.
Ensure the appropriate inventory systems, records, files, material safety data sheets, supplies, equipment and tools are maintained
Periodically inspect air handling units, tighten or replace belts, replace filters and grease components. Maintain logs to document activity
Performs exterior custodial duties as needed. May include sweeping sidewalks, wet mop sidewalks, operate steam cleaner, operate hand vacuum. Gather trash and empty trash receptacles; operate compactor and turn trash carts
May perform additional maintenance duties as assigned
MINIMUM QUALIFICATIONS:
High School Diploma or GED preferred. Technical School certifications and/or training preferred
Minimum 2-3 years building maintenance experience performing some carpentry, HVAC, electrical, mechanical, and plumbing functions
Ability to read and interpret documents, plans and schematic drawings and comprehend instructions. Ability to effectively present information to departmental management, employees, tenants, and outside contacts
Ability to apply common sense understanding to carry out instructions furnished in written or oral form. Ability to define problems, collect information and establish facts.
Paint, electrical, plumbing, and drywall skills
Self-starter with ability to work independently
Capability to diagnose problems on equipment
Knowledge of basic electrical systems
Knowledge of safety rules, hazards and application of accident prevention measures
Basic knowledge of fire protection hydraulic system and fire protection alarm systems
Ability to work days, evenings, weekends, and holidays
Valid Driver's License
Ability to lift and carry up to 50 pounds
The salary range for this position is $21.43 - $32.88. Actual compensation within that range will be dependent upon various factors, including an individual's skills, experience and qualifications and the geographic location of the job. It is uncommon for an individual to be hired at the top end of the pay range.
