Review any open work orders and provide needed follow up. Make rounds checking these problem areas, note any information needed or safety concerns on property and communicate effectively. Schedule work in accordance with preventive maintenance programs. Provide daily progress report to Chief Engineer and Residence Manager. Perform electrical work orders: Replace light switches. Reset circuit breakers. Replace wall plug receptacles. Replace fluorescent light ballast. Replace small motors. Use test equipment; multi meter Perform plumbing work orders: Unplug sinks, toilets, garbage disposals and drain lines. Repair or replace valves, gate, globe, ball, solenoid valves. Replace washer, gaskets, vacuum breakers, toilet seals. Work with different types of pipe including conduit, copper, black, cast iron and pipe hangers. Perform Preventive Maintenance work orders: Maintain Common Elements using Preventive Maintenance Program Punch List. Change air-conditioning filters every 3 months, noting date of install on each filter... Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary. Change or repair locks as needed. Cut and mark keys for Common Elements as needed. Check and test-run emergency generator weekly. Pro-actively perform general maintenance to all necessary areas to maintain superior levels of overall maintenance. Assist electrician, carpenter, plumber and painter in all phases of repair work. Assist other engineering personnel as instructed by supervisor in regards to routine and preventive maintenance. Maintain cleanliness and organization of the work area to include: Inventories Requisition (receipt and storage) Trash removal and clean up Maintain the proper use, cleaning, maintenance and storage of all tools. Handle chemicals for designated uses/surfaces. Ensure security of any assigned keys. SECONDARY JOB FUNCTIONS Assist with any special projects assigned. Perform Common Element maintenance which includes replacement of switches, outlets, light bulbs, rewiring of lamps and appliances, caulking bath tubs, shower head replacement. Assume the responsibilities of the Duty Engineer, which includes carrying the pager, conducting rounds and checking building equipment. Attend designated department and staff meetings. Recommend energy saving ideas. Recommend safety ideas; participates in fire prevention and other life safety programs. Wipe down walls, clean and paint as needed. Repair furniture.

Nature of Work: This is manual semiskilled work in assisting in a variety of the maintenance trades. Work involves performing specific general maintenance duties as directed. An employee in this class would be required to have a basic knowledge of several trades maintenance skills such as carpentry, painting, electrical, plumbing and masonry in order to perform the duties. Work is performed under supervision and is reviewed through inspections for accuracy and conciseness Uses hand tools and equipment and a variety of machines safety and efficiently to assist with repair tasks or general maintenance. Operates and maintains ground maintenance equipment or power tools, as well as City Vehicles. Performs general maintenance on City vehicles, washing, waxing and preventative maintenance. May perform the installation, repair and replacement of curbs, gutters, storm drains as well as paving, patching, overlaying, and pothole repair to City streets and sidewalks. Maintains and repairs municipal buildings' plumbing and electrical systems, including replacing worn or defective parts, such as switches and fuses. Installs and/or replaces traffic signs, street lights, and pavement markings. Assists with the set up and take down of City sponsored events and functions. Performs minor maintenance work such as changing light bulbs, repair fixtures and furniture including minor repairs. Minimum Requirements: High school graduate or general education degree (GED) supplemented by two (2) years experience in construction or maintenance; or any acceptable related combination of training and experience. This is a non-exempt position which requires semi-skilled manual work in the performance of light and heavy manual labor of more than average difficulty in the construction, landscaping, maintenance, and repair of properties and grounds for various municipal departments of the City of Plantation. An employee in this classification is responsible for the performance of a wide variety of manual and semi-skilled tasks, and may require some acquired skills in the use of hand tools and power tools. Employees are hired as AT WILL employees that serve at the pleasure of the City and may be terminated at any time with or without cause. Performs semi-skilled carpentry, masonry, painting, and asphalt tasks in performing general maintenance of municipal buildings, equipment, and property. Ability to operate heavy equipment. (i.e., loader, backhoe, roller etc.) Understanding the layout and installation of asphalt driveway aprons and roadways Supervises and manages personnel of lower classifications. Assists higher-level tradesmen in the accomplishment of varied skilled trade projects. Ability to complete daily Work Orders assigned to crew. Mixes concrete and replaces and repairs sidewalks throughout the city and digs, grades, and sets forms for concrete work and tamps and levels concrete. Utilize road saws, concrete grinder, jack hammers and chainsaws along with variety power tools and hand tools. Install new and old road signs, erect barricades, and repair breaks and holes in street surfaces. Performs miscellaneous pick-ups and deliveries of errands as required. Exercises care and safety in use of equipment and tools required to complete assigned tasks and knowledge of safety rules and regulations prescribed by the city. Executes purchase orders authorized by the supervisor and/or department director. Performs related work as required and as directed. Knowledge of cleaning methods and skilled in the use and care of cleaning materials and equipment. Knowledge of methods and tools used in cement finishing and asphalt laying as position requires. Knowledge of the occupational hazards of the trade and of the proper use of safety practices Skilled in written (learning the work order process) and verbal communication. Skilled in the use of common hand tools and mechanical equipment. Skilled in the use of safe operation of equipment used in completing assigned tasks and knowledge of safety rules as required by the City. Licenses and Certifications: Valid State of Florida CDL driver's license or obtain with-in time table set by Public Works Director. DESIRABLE EXPERIENCE AND TRAINING One (1) year experience in construction, maintenance and repair work or other fields related to position assignment. Any equivalent combination of experience and training which provides the required knowledge, abilities and skills may be considered. Work is performed in an indoor and outdoor environment and requires travel from site to site.
