**What You'll Do:**
+ Escort various vendors/third party contractors during visits to the property for work on equipment, engineering spaces, and shared areas.
+ Perform light repairs and upkeep across the facility, including:
+ Painting walls and floors in mechanical rooms
+ Touch-up painting in office spaces
+ Refinishing and painting outdoor picnic tables and site furnishings
+ Conduct regular walkthroughs to identify minor repair needs
+ Assist with general cleaning and tidying of facility-controlled areas
+ Support the Facilities team with seasonal projects and special tasks
+ Communicate any issues or supply needs to the Lead Technician
+ Perform physical tasks such as loading, unloading, and moving materials.

Inspect community's grounds and buildings on a daily basis to identify maintenance needs.
Maintain Incident and Injury Free safety culture by following all AVB safety policies and procedures
Perform Hot Works, when applicable, including brazing, soldering, and welding within AVB Standards.

You Have:
3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.

* Performs the full range of sub-journeyman maintenanceworker tasks including carpentry tasks (replace damaged pieces of framework or flooring, build shelves and storage cabinets, select lumber and measure needed materials from stock, etc.).
* Roofing tasks (repair leaks in shingled roofs, tear off and replace asphalt composition and cedar shingles, install underlayment, cut and install sheathing, cut and replace rafters, install pre-made flashing).
* Plumbing tasks (replace various valves, unions, elbows, fixtures, toilets, faucets and various types of pipe and copper lines, cut and thread pipes, winterize water systems.
* Painting (prepare surfaces for painting by sanding, buffing and cleaning).
* Electrical (troubleshoot and repair single to three phase electricity add a phase covert with transforms, rectifiers, capacitors, relays, contacts, starts, etc., installs thin wall, rigid, flex, below-ground and surface mounted conduits.
* Heating Equipment maintenance (installs, troubleshoots, and repair and maintains heating units).
* Utilize all hand and power tools within these skill areas and work with a high degree of independence.

THE OPPORTUNITY
The Street MaintenanceWorker I/II will be responsible for supporting the construction, repair, and upkeep of the City's streets and essential public infrastructure, playing a hands-on role in keeping Menifee safe, clean, and accessible. This position includes repairing sidewalks, and storm drains, removing graffiti, installing traffic signs, operating heavy equipment, and assisting with asphalt, concrete, and drainage projects. Depending on level, the position provides a pathway for growth: entry-level workers gain foundational experience under close supervision, while journey-level workers take on more complex assignments, exercise greater independence, and may guide specialty crews.
Street MaintenanceWorker I: This is the entry level classification in the Street MaintenanceWorker series. Incumbents perform the less skilled and more routine street maintenance, construction, and repair work. Incumbents at this level work under close supervision as they gain experience and demonstrate ability to perform a range of duties with minimal supervision. Removal of graffiti is done on a wide variety of surfaces and the treatment of surfaces with graffiti retardant materials. This class is distinguished from the Street MaintenanceWorker II in that the latter performs work which requires a higher level of experience.
Street MaintenanceWorker II: This is the journey level classification in the Street MaintenanceWorker series in which incumbents are expected to independently perform the full scope of assigned duties and may assist in the training of less experienced personnel. Incumbents perform a variety of duties in the maintenance and repair of streets, curbs, gutters, storm drains, streetlights and related public works facilities. This class is distinguished from the Senior Street MaintenanceWorker in that the latter is a lead worker classification requiring additional experience and responsibility.
Positions in the Street MaintenanceWorker I/II class series are flexibly staffed and positions at the Street MaintenanceWorker II level are normally filled by advancement from the Street MaintenanceWorker I level requiring two (2) additional years of experience and after gaining the knowledge, skill, and experience which meet the qualifications for and after demonstrating the ability to perform the work of the higher-level class. When filled from the outside, the employee is required to have at least three (3) years of prior related experience that allows the employee to meet the qualification standards for the II level.
The Street MaintenanceWorker I/II will be responsible for, but not limited to, the following:
* Works safely and effectively in hot, cold, and otherwise inclement weather conditions while performing field duties.
* Participates in storm response and emergency operations, including working extended or irregular hours as needed to support critical services.
* Perform construction, maintenance, and repair work on public infrastructure, including streets, sidewalks, gutters, storm drains, traffic signage, striping, and related facilities.

Job Overview
The Grounds Maintenance Laborer is responsible for maintaining the exterior of buildings, grounds, and roadways. The Laborer is also responsible for performing minor repairs of structures and equipment.

Responsibilities
Essential Duties & Job Functions:
* Cut grass using walk-behind or riding mowers (less than 2,000 lbs).
* Trim hedges/edges around walkways, flower beds, and walls using hedge trimmers, clippers, and edging tools.
* Clean walks, drives and parking areas by means of a landscape blower or vacuum.
* Prune shrubs and trees to shape and improve growth using shears and other hand tools. Spray lawns, shrubs, and trees with fertilizer, herbicide, and/or insecticide. Plant grass, trees, flowers, and shrubs.
* Water lawns and shrubs. Perform litter and debris clean-up. Weed plant and ornamental landscape beds. Repair and paints fences, gates, benches, buildings, and equipment.
* May clean comfort stations, office and workshop areas, residential units, or parking areas by sweeping, washing, mopping, and polishing.
* May be assigned to assist with spill response team. Load and unload trucks and other conveyances.
* Move supplies and materials to proper location by wheelbarrows or hand trucks.
* Collect refuse and salvageable materials.
* Dig, fill, and tamp earth excavations. Level ground using pick, shovel, tamper, and rake.
* Clean culverts and ditches. Cut trees, and brush.
* Operate power tools such as chain saws, lawnmowers, weed eaters, edgers, blowers.
* Wash, wax, vacuum, and polish vehicles/equipment. Move heavy pieces of machinery and equipment.
* Pick up leaves and trash.
* Accountable for meeting safety performance standards and completing all work safely.
* Responsible for the timely reporting of accidents, injuries, "near miss" and hazardous situations.
* Responsible for minor routine maintenance to equipment use in their daily functions.
