As a Maintenance Supervisor your duties will include, but are not limited to:
Diagnosing and performing or delegating minor and routine maintenance
Overseeing and inspecting work performed by maintenance staff
Managing system for handling resident service requests
Assisting manager in coordinating and directing the maintenance staff and scheduling of maintenance personnel
Conducting regularly scheduled safety meetings

Qualifications
At least 2 years experience as a Maintenance Supervisor preferred!
Must have maintenance experience with at least 150 units!
Must have experience in all trades.
Must be a team player with a superior customer service attitude.
Must have a valid driver's license and reliable transportation.

Assigns, prioritizes, and ensures all work orders are satisfactorily completed. Will prioritize work orders in order of importance before assigning to staff, while maintaining the priority of larger, on-going projects.

Develops and implements training procedures to assure development and retention of a quality workforce, and to ensure health and safety protocols are followed by all staff.

Tracks and maintains sufficient supply inventories for maintenance work orders and unit materials.

Studies production schedules and estimates worker hour requirements for completion of work orders (job assignment).

Job Summary
Under the supervision of the Area Maintenance Manager, the Maintenance Manager is responsible for maintaining the overall appearance and maintenance needs of the community. Essential Functions

Direct and supervise the daily activities of the property's maintenance team. Apply GK policies and procedures to all maintenance operations of the community.
Prioritize work assignments and evaluate job performance of maintenance associates. Ensure all work is completed according to GK standards.
Collaborate with the Community Manager to coordinate the move-in schedule and ensure the timeliness and effective completion of all repairs in preparation for all new residents. Unit turns need to be completed in 5 days.
Perform, schedule, and supervise maintenance repairs throughout the property including the common area amenities, resident occupied units, and vacant units in preparation for new resident move-ins.
Work with vendors to coordinate repairs. Ensure quality work is completed.
Assist Community Manager in obtaining proposals from vendors as needed.
Manage open service requests through Onesite. Work orders need to be completed in 24-48 hours.
Communicate with the Community Manager regarding the status of work and any potential issues, reporting anything that may be a potential liability.
Budget and maintain an up-to-date supply inventory on all equipment, tools, and supplies for the property.
Schedule, monitor and conduct preventative maintenance on various equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, dry wall, exterior structural and appliances.
Perform common area painting.
Conduct monthly lighting inspections and replacement of lights where needed.
Complete monthly and annual inspections on time. Follow up on any issues needing improvement.
Keep work areas, maintenance shops, storage areas, and equipment clean, and well organized.
Consistently maintain a clean and attractive environment around the leasing office, clubhouse, pool, and all common areas.
Pick up trash on the property and in common areas, which includes but is not limited to, driveways, parking lots, curbs, trash receptacles areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas.
Walk the property several times a day and picks up new debris, including pet waste. Ensure pet stations are stocked and emptied at all times.
Maintain the property's flowerbeds, plants, and grass area, including pool cleaning or routine pool maintenance (including pool furniture).
Maintain clean laundry rooms, mailrooms, doors, and light fixtures throughout property, as directed.
Ensure policies and procedures as well as safety and compliance expectations are met.
Report to Dock Manager any inoperable vehicles on property, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately.
Provide safety training and instruction for newly hired maintenance associates.
Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies.
Respond promptly to resident complaints, concerns and requests.
Provide input to the Area Maintenance Manager and Regional Facilities Manager for performance reviews for community maintenance associates.
Comply with GK Management career apparel requirements and require compliance of maintenance associates.

* Perform, schedule, and supervise maintenance repairs throughout the property including the common area amenities, resident occupied units, and vacant units in preparation for new resident move-ins.
* Work with vendors to coordinate repairs. Ensure quality work is completed.
* Assist Community Manager in obtaining proposals from vendors as needed.
* Manage open service requests through Onesite. Work orders need to be completed in 24-48 hours.
* Communicate with the Community Manager regarding the status of work and any potential issues, reporting anything that may be a potential liability.
* Budget and maintain an up-to-date supply inventory on all equipment, tools, and supplies for the property.
* Schedule, monitor and conduct preventative maintenance on various equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, dry wall, exterior structural and appliances.
* Perform common area painting.
* Conduct monthly lighting inspections and replacement of lights where needed.
* Complete monthly and annual inspections on time. Follow up on any issues needing improvement.
* Keep work areas, maintenance shops, storage areas, and equipment clean, and well organized.
* Consistently maintain a clean and attractive environment around the leasing office, clubhouse, pool, and all common areas.
* Pick up trash on the property and in common areas, which includes but is not limited to, driveways, parking lots, curbs, trash receptacles areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas.
* Walk the property several times a day and picks up new debris, including pet waste. Ensure pet stations are stocked and emptied at all times.
* Maintain the property's flowerbeds, plants, and grass area, including pool cleaning or routine pool maintenance (including pool furniture).
* Maintain clean laundry rooms, mailrooms, doors, and light fixtures throughout property, as directed.
* Ensure policies and procedures as well as safety and compliance expectations are met.
* Report to Dock Manager any inoperable vehicles on property, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately.
* Provide safety training and instruction for newly hired maintenance associates.
* Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies.
* Respond promptly to resident complaints, concerns and requests.
* Provide input to the Area Maintenance Manager and Regional Facilities Manager for performance reviews for community maintenance associates.
* Comply with GK Management career apparel requirements and require compliance of maintenance associates.
* A flexible schedule to include weekends, evenings, and holidays.
Other Responsibilities
* Lead, motivate and develop a successful staff.
* Comply with GK's key control policy by all maintenance associates, vendors, and contractors. All keys must be secured, and no keys can be taken home without authorization from GK Management.

Materials and Equipment
This role routinely uses standard office equipment such as laptop computers, smart phones, photocopiers, filing cabinets and other presentation materials. Additionally, this role routinely uses stepstools, ladders, power tools, hammers, drills, saws, and basic hand tools. Hand carts are used to transports supplies. Work aides include electrical, plumbing, maintenance, and cleaning supplies. Other work aids can include paint, paint thinner, caulking, tile, and concrete.
Physical Requirements
While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. Your Impact and Job Responsibilities

The Maintenance Manager is responsible for maintaining the physical integrity of the community and leading the maintenance team. General Functions:
Responsible for maintaining the physical integrity of the community at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Lead's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to:
Maintain a safe environment.
Cultivate resident satisfaction.
Protect the investment of the apartment property owner.
RESIDENT SERVICE
Performs maintenance tasks personally or delegates to Maintenance Technicians.
Oversees and occasionally inspects work performed by Maintenance Technicians.
Institutes and manages system for handling resident service requests. Corrects situations within 24 hours when possible.
Assists the Maintenance Supervisor in coordinating and directing the maintenance staff and schedules maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
PREVENTIVE MAINTENANCE/SAFETY
Conducts regularly scheduled safety meetings with entire staff; maintains and communicates HAZCOM standards. Keeps SDS sheets current and readily accessible. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition.
Indoctrinates and assists in development of all subordinate maintenance staff. Instills a "safety first" attitude not only with maintenance technicians but with all staff.
Instructs staff on proper use and guidelines for wearing safety items.
GENERAL
Diagnoses and performs minor and routine maintenance and repair in assigned areas.
Ensures that all make-ready repairs and services are completed correctly and on schedule.
Reports all major repairs and requisitions to manager prior to any expenditure of funds.
Changes locks and makes keys.

Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same.
Performs work area clean-up and safety related duties.
Ensures that storage areas remain locked when not in use.
Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
Assists with disturbances and other property emergencies during business hours.
Performs any additional duties assigned by manager or property supervisor.
Knowledge, Experience, Educational Requirements:
Position requires at least two years' experience in property maintenance or equivalent field.

Consistent successful use of all Yardi Maintenance Systems including processing service request through the IPhone.
Knowledgeable in maintaining PayScan per company policy.
