We are looking for an experienced Porter to join the team at our community, Santa Rosa, in Wildomar, CA!
As a Porter you will be responsible for enhancing and maintaining the cleanliness of all exterior areas of the property. Your duties will include, but are not limited to: painting; cleaning apartments and common areas; checking and replacing exterior lighting; removing litter, debris and pet droppings from the grounds; removing abandoned furniture, trash and boxes; detailing property; assisting with various physical tasks as directed; assisting with "make-ready" duties; cleaning and maintaining storage areas; distributing resident communications; performing work area clean-up and safety related duties, and more.
Qualifications
Must be able to lift heavy items!
Must be reliable and have excellent transportation!!
Must have general maintenance skills.

Overview:
Building cleaning workers - including porters, janitors, maids, housekeeping cleaners, window washers and rug shampooers -- keep premises of commercial or institutional building in clean and orderly condition.
+ Cleans offices, bathrooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, and locker rooms and other work areas
+ Wet- or dry-mop floors, shampooing rugs, washing walls and glass, removing rubbish, pressure washing, gum and graffiti removal
+ Make minor repairs, painting and carpentry, replenish bathroom supplies, landscaping and snow removal
+ Sweeps, scrubs, waxes, and polishes floor, lighting fixtures, marble surfaces, and trim
+ Cleans rugs, carpets, upholstered furniture, and draperies
+ Dusts furniture and equipment
+ Replaces light bulbs
+ Transports small equipment or tools between departments
+ Sets up tables and chairs in auditorium, meeting rooms or hall
+ This position requires a High School Diploma / GED, or equivalent work experience

Responsibilities
The WBPC Porter is a valuable member to the on-site management team. They are responsible for the overall upkeep of the exterior image. Depending on the size and age of the community, the position consists of a variety of duties. The following qualifications must be met before consideration for employment as porter:
* Must be able to lift 80-100 lbs. on a regular basis.
* Keep property, management office, landscaping clean by inspecting property each morning and picking up any trash littering the grounds
* Keep mail rooms clean--pick up trash, sweep floors, remove dated notices from bulletin boards, etc.
* Replace lightbulbs in common areas and breezeways as needed.
* Replace all first floor window screens upon request.
* Assist with apartment make-readies as requested--trash vacant units, caulk, check appliances and smoke detector, replace parts, etc.

* Install, move and hook up appliances.
* Replace air filters as scheduled for all occupied apartments.

Qualifications
* A minimum of 1 year of related experience.

Porter/Groundskeeper REPORTS TO: Lead Maintenance Technician & Property Manager The purpose of this is to communicate the responsibilities and duties associated with the position of Porter/Groundskeeper. JOB BRIEF: The primary responsibilities of the Porter/Groundskeeper involve the upkeep of the property in order to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
DUTIES AND RESPONSIBILITIES
Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
PREVENTIVE MAINTENANCE/SAFETY
• Checks and replaces exterior lighting on a regular basis.
• If certified for pool maintenance, clean and maintain the pool as directed.
• Maintains awareness of proper safety precautions at all times.
• Constantly observes the condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
• Needs to be aware of all utility meter cut-offs, apartment, and fixture cut-offs, sewer cleanouts.
• Ensures that storage areas always remain locked when not in use.
TRAINING
• Complete all Grace Hill courses by the required deadlines. Commissions and bonuses will not be paid for anyone with past due Grace Hill courses.
GENERAL
• Physically walks the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times.

Laundry room.
Mail rooms (if applicable).

Stairways and breezeways
Dumpster areas.
Recreation areas.
Grounds adjacent to the road, in front of the office.
