Maintenance Technician
Join our Property Management team as a Maintenance Technician, where you'll play a vital role in maintaining safe, quality housing for our residents. Reporting to the Community Manager, you'll handle complex maintenance tasks across electrical, plumbing, carpentry, and landscaping systems while mentoring junior staff. This position offers hands-on work in a mission-driven environment where your technical skills directly impact the lives of working families, seniors, and people with special needs in our affordable housing communities.
Responsibilities:
Perform skilled maintenance and repairs including electrical work on appliances, fixtures, switches, and circuits, plumbing repairs to water and sewage systems, and carpentry repairs to structural framing and finish work
Prepare vacant units for re-occupancy within established timeframes by completing turnovers, painting, flooring replacement, and installing fixtures and appliances
Maintain landscaping and irrigation systems according to MidPen standards while ensuring adequate lighting and clean, secure common areas throughout the property
Coach and provide oversight to Maintenance Groundskeeper staff while assisting with training and development of maintenance team members
Coordinate with contractors by assisting in the bidding process, scheduling work, and monitoring completion of contracted services
Complete preventive maintenance schedules, maintain accurate work order documentation, and manage inventory control of tools, equipment, and supplies
Participate in on-call emergency rotation for evenings, weekends, and holidays to address urgent maintenance needs
Assist Community Manager with move-ins, move-outs, annual inspections, and procurement of supplies and equipment
Qualifications:
Bilingual in English and Spanish required
High school diploma or GED with three years of experience in maintenance, landscaping, and irrigation systems, preferably in property management
Extensive plumbing knowledge with experience in electrical repairs to appliances, circuits, and fixtures
Rough and finish carpentry experience with ability to perform structural and cosmetic repairs
Basic knowledge of OSHA safety regulations and landscape maintenance practices
Strong coaching and training abilities with good written and verbal communication skills
Basic computer skills for work order management and documentation
Valid California driver's license with reliable transportation and current auto insurance
Physical ability to lift up to 50 pounds regularly, work in all weather conditions, and perform tasks requiring standing, bending, climbing, and working in confined spaces
Pay Range
$21.40 - $25.00 Hourly -
Pay based on applicable experience and qualifications

Replace broken tile, screens, garbage disposals, fixtures, appliances, blinds, and locks.

About the Job:
The Resident Services Technician-I reports to the Community Manager and The Resident Services Supervisor. This individual supplements maintenance, landscape and management efforts to keep the property in a clean and orderly condition that will meet company standards and attract residents.
RESPONSIBILITIES
Assist management in maintaining high occupancy by daily attention to the appearance of the vacant apartments and common areas.
Daily cleaning of the laundry areas, pool areas, restrooms and other common areas.
