Position Purpose Capital Bank is looking for a Mortgage Loan Processor to join our team. The Mortgage Loan Processor works closely with loan originators to process mortgage loans in order to provide a seamless customer experience. The Mortgage Loan Processor's primary function is to ensure the timely and accurate submission of loans to Underwriting. Position Responsibilities Gathers and analyzes documentation and other information to take each loan application from once setup to closing Contacts borrowers and referral sources as an introduction within 3 days (72 hours) of receipt Reviews all income documentation to ensure that is accurate and supports the guidelines in place for a specific loan product Reviews product guidelines to make sure that the loan fits and the necessary documentation is obtained, including: Verify 2 years of continued employment - document any gaps Review asset documentation Review credit report Review appraisal Review title work Review hazard insurance Obtain payoffs on refinances by contacting current mortgage holder Make sure all documentation is legible Obtain all required certifications from agent - termite, well, septic, etc. and review upon receipt. Actions as needed. Monitor daily closing schedule and make sure all loan are scheduled - if not scheduled notify Title Company, Agent and/or Loan Officer and schedule with closing department Submit loan to underwriting in appropriate file order Clear all Prior to Closing conditions. - Loans must be “clear to close” at least 48 hours prior to closing Advise borrower of loan decision and any required conditions Inputs proper loan information into Encompass so that data and supporting documentation are accurate. Contacts borrowers to obtain additional documentation as necessary to meet loan guidelines Follows Processing procedures as designated by Processing Manager Must meet crucial deadlines such as financing contingencies and closing dates Works with the MLO and/or LOA regarding missing/requested items Updates conversation logs in Encompass Minimum Education & Experience 3-5 years experience in a loan processing role with experience handling loans from start to finish. Recent experience in the mortgage industry as an assistant, loan processor or loan officer is preferred. Experience communicating with borrowers regarding lending requirements. Experience processing conventional, FHA and VA loans. Experience with Encompass software is required. Preferred Skills & Qualifications Strong background in calculating income is preferred. Proficient in Microsoft Office Suite including Word, Excel, PowerPoint and Outlook. Excellent verbal and written communication skills. Proven customer service ability is required. Responsible for verifying application data to ensure it is accurate, including product type and amount of mortgage, borrower assets, liabilities, and length of employment. c) Recommends that loans not meeting minimum standards be denied. d) Communicates underwriting requirements to the members and obtains the necessary documentation to meet this requirement according to Community Credit Union. e) Obtains a copy of the current homeowner's insurance and flood insurance (if applicable) and makes sure the mortgagee clause is in favor of the credit union. f) Follows up on vendor orders such as appraisals and flood certifications, and verifications to prepare the file for underwriting. g) Reviews appraisal and determines if guidelines were met. h) Reviews survey for legal description accuracy. 10) Processes loan closing packages, including: i) Once the loan file is Final Approved/Cleared to Close, the Specialist will communicate with the Title Company/Settlement agent to balance all fees and prepare a preliminary closing disclosure to be provided to the member. j) Responsible for verifying all fees are accurate and within regulatory compliance standards, as well as verifying all closing conditions are met. k) Responsible for sending final loan closing packages to settlement, as well as retrieving signed closing packages from the settlement agent, prior to funding. l) Coordinates a scheduled closing date/time with the member and settlement agent. m) Responsible for sending Wires to the Title Company for loan fundings. n) Reviews all final closing docs for required signatures and works with the post-closer and Quality control team to ensure all post-closing docs & requirements are met. o) Coordinate and troubleshoot e-closing sessions, ensuring member comfort with the digital experience 11) Responds to the Mortgage department team's inquiries and problems in a professional, timely manner; follows up on inquiries with informational materials and/or phone contact with the realtor, title company, and members; investigates and corrects errors and resolves problems or other issues. Develops and maintains an ongoing relationship with mortgage underwriters and the mortgage department to sustain a positive and professional relationship. 12) Assists with telephone support by responding to member inquiries and problems in a professional, timely manner. Help members utilize electronic delivery channels for convenience. The Construction Disbursement Administration (CDA) group is responsible for managing roughly 200 commercial construction projects simultaneously. We work with multiple departments around the Bancorp to ensure that construction is progressing properly and all agreements within the loan documentation are being followed by all parties. We have currently switched to a new construction monitoring system and are working to streamline and improve our processes in all aspects of construction monitoring. The Salt Lake City group works closely with one another and we maintain a collaborative mentality when monitoring the construction loans assigned to us. We are looking for someone who is willing to work hard and jump in with both feet into our team and help us maintain our high standards of service within the department. The Disbursement Specialist will: * Review, analyze and process customer loan draws for commercial and residential construction projects, loan fund disbursements, equity draws, etc., including review of invoices, lien waivers, and budget. * Prepare payoff quotes, credit bids, default letters and loan modifications. * Schedule and direct pre-construction discussion with Borrower, Builder, and RM when requested. * Administer participation loans, coordinate with participating/lead bank(s). * Order, input, and review inspection reports. * Updates and maintains various reports and ticklers for loan maintenance. * Assists with and may serve as liaison with lenders, loan administration, and outside vendors. * Monitor and may process interest rate changes. * Review loans for past due status, insurance coverage, tickler exceptions, etc. * Ensure loan administration is consistent with loan documents, bank and department policies and procedures. * Other duties as assigned.
