    Job Description Lead HVAC Service Technician (Commercial) Lead HVAC Service Technician (Commercial) Reports to: HVAC Service Manager / Facilities Manager / Maintenance Supervisor Job Summary We are seeking an experienced, skilled, and reliable Lead HVAC Service Technician with strong commercial HVAC background. This person will lead service and maintenance work on HVAC/R systems across commercial buildings - such as offices, schools, retail centers, multi‑unit complexes, industrial facilities, and other large-scale properties. The ideal candidate combines deep technical HVAC knowledge, strong diagnostic and troubleshooting ability, leadership skills, and excellent client communication. Key Responsibilities Oversee and perform installation, maintenance, servicing, and repair of commercial HVAC systems - including rooftop units (RTUs), chillers, air handlers, boilers, ventilation systems, ductwork, and control systems. Diagnose mechanical and electrical issues: trace faults, test components (motors, compressors, circuits), identify root cause, and perform required repairs or replacements. Conduct routine preventative maintenance and tune‑ups (e.g., cleaning coils, checking refrigerant levels, replacing filters, lubricating moving parts, verifying airflow and system balance). Perform system start‑ups and control system setup when new HVAC/R equipment is installed or existing systems are upgraded / retrofitted. Supervise HVAC service staff or subcontractors: assign tasks, monitor progress, ensure adherence to safety rules and technical standards, and provide guidance on complex jobs. Serve as primary point of contact for clients - communicate findings, explain needed repairs or maintenance, propose system upgrades or improvements, and provide cost estimates or service quotes. Maintain accurate documentation of all service calls, maintenance tasks, repairs, parts used, timesheets, and client interactions. Ensure compliance with all relevant codes, safety standards, and environmental regulations - including safe refrigerant handling and disposal under EPA Section 608 (or other applicable regulations). Keep service vehicle, tools, and equipment maintained and organized; ensure readiness for service calls. Mentor and train junior technicians and apprentices, sharing expertise and ensuring company/service quality standards are maintained. Qualifications & Skills Minimum of 5-10+ years experience in commercial HVAC / HVACR service, maintenance or installation. Valid HVAC certification or license (or equivalent), with relevant refrigerant handling certification such as EPA 608 (Universal preferred). Strong knowledge of HVAC systems - mechanical, electrical, refrigeration, ventilation, ductwork, control systems. Ability to read and interpret blueprints, schematics, wiring diagrams, and building plans. Excellent diagnostic, troubleshooting, and problem‑solving abilities. Strong communication and interpersonal skills - comfortable interacting with clients, facility managers, and team members, and able to explain technical issues in clear, non‑technical language. Leadership or supervisory experience (assigning tasks, mentoring, coordinating with subcontractors or multi‑trade professionals). Time‑management and organizational skills; ability to handle multiple work orders, prioritize calls and maintain service logs. Physically able to perform demanding tasks - lift heavy equipment, climb ladders, access rooftops or mechanical rooms, and work in confined or elevated spaces. Preferred Qualifications Certification from North American Technician Excellence (NATE) or equivalent recognized industry certification. Experience with building automation systems (BAS), variable‑frequency drives (VFDs), complex control systems, chillers, large‑scale HVAC installations or retrofits. Previous experience supervising or training HVAC staff or subcontractors. Ability to respond to after‑hours emergency calls or weekend service needs. Work Environment & Conditions Work occurs on‑site at commercial buildings (offices, schools, hospitals, retail, industrial plants), often in mechanical rooms, rooftops, or utility areas. May involve exposure to varying temperatures, refrigerants, electrical systems, chemical cleaners, and confined spaces. Must follow strict safety procedures and use appropriate protective gear. Occasionally required to respond to emergency service calls, including nights or weekends.
