Position Overview: The Senior Project Manager (SPM) will lead the complete project lifecycle for multiple real estate assets, focusing on strategic capital planning, innovative design, and efficient construction execution. Your portfolio will include new construction, extensive renovations, and the redevelopment of historic buildings with a focus on projects in assets within the Sunset Park portfolio. A demonstrated background in design and construction management with at least 3 years of relevant experience is essential for success in this pivotal role. Relevant areas of expertise include, but are not limited to: construction administration, design management, FF&E design and procurement, space programming, tenant experience, budget management, and strong administrative acumen. Responsibilities: Capital Planning: Strategically manage capital plans and annual budgets for NYCEDC's diverse asset portfolio, ensuring alignment with organizational goals and fiscal responsibility. Asset Development: Collaborate with the Asset Management Portfolio Management (AMPM) team to align projects with current policies, market demands, and tenant needs. Partner with the Asset Management Property Operations (PropOps) team to ensure seamless integration of operational and maintenance considerations from project inception through completion. Oversee all development phases, including procurement of architecture, engineering, and construction teams, conducting thorough existing conditions assessments, feasibility studies, detailed budgeting, and securing regulatory approvals. Maintain rigorous scope, cost, and schedule controls, ensuring accurate project reporting and documentation throughout the lifecycle. Implement effective record-keeping systems that adhere to NYCEDC policy and support transparency and accountability. Project Execution: Deliver innovative and sustainable design projects that reflect best practices and forward-thinking solutions. Cultivate and maintain strong relationships with internal and external stakeholders, including consultants, construction managers, governmental agencies, and community organizations. Manage project quality, timelines, budgets, and deliverables to meet and exceed NYCEDC standards. Employ a proactive, risk-based management approach to identify, assess, and mitigate project risks, ensuring successful outcomes. Interdepartmental Coordination: Facilitate initiatives that extend beyond Asset Management by actively collaborating with various NYCEDC departments and teams. Ensure stakeholders are informed, engaged, and consulted throughout the project lifecycle, fostering a culture of collaboration and transparency. Communicate effectively across all levels of the organization, tailoring messaging to suit diverse audiences. Qualifications: Bachelor's Degree in Architecture, Engineering, Construction Management, Project Management or a related field.
