The Loan Originator also conveys policies for extension of credit in accordance with Company and investor guidelines, serves customers, prospective customers, builders, developers and realtors promptly and professionally. Essential job functions Responsible for originating own sales by contacting prospective clients and by developing and maintaining referral sources. Spend over 50% of time away from employer's place of business in performing principal duty of selling loan products offered by company. Interviews, takes applications, and processes preliminary documentation on loan requests. Discuses loan alternatives, credit criteria, interest rates, and loan documentation with customers. Assesses customer's applications and evaluates products, pricing, and other variables in order to determine which mortgage products might best serve customer's needs. Submits, within company designated time frames, all files to operations staff for processing, underwriting, closing, and funding. Performs follow-up work to achieve conditional loan approval within established time frames. Locks in rates and programs for customers when reasonably requested and in a timely manner. Completes lending operations in accordance with established Company policies and legal requirements. Assumes responsibility for establishing and maintaining effective and professional business relations with customers, realtors, building professionals, and referral partners. Maintains current and thorough knowledge of all lending programs, policies, procedures and regulatory requirements. FLSA Status: Commission Only Minimum requirements High School or GED required. NMLS MLO License. Knowledge, Skills and Abilities Ability to prioritize and multi-task, while working in a fast paced environment. Exceptionally detailed, focused and motivated professional. Comprehensive understanding of legal, compliance and Investor requirements. Compensation Disclosure This is a commission-only position. The expected commission range depends on loan amount, structure, and volume. Actual compensation will vary based on individual performance, commission structure compensation agreement, and market conditions. At-Will Employment This position is classified as at-will employment in accordance with California law. Redisclose disclosures within TRID timing requirements. Issue Closing Disclosures Validate Closing Disclosure requests on Doc Request Form. Communicate with client and settlement agent for required documentation to prepare an accurate Closing Disclosure. Confirm Closing Disclosure meets loan term requirements and compliance. Task Coordination and Communication Assist clients with disclosure and submission related issues or questions. Ensure all items received in the disclosures mailbox are addressed within the required turn time such as: Service Level Agreements (SLA), COC requests and Initial Closing Disclosure requests. Mail disclosures that have not been consented within TRID timing requirements. Manage pipelines and dashboards to ensure tasks are completed within turn time.     Documentation, Closing & Funding Department is responsible for preparing commercial loan documentation in LaserPro or reviewing attorney prepared loan documents, drafting Lender's Instructions, and coordinate loan closing ensuring that all the loan documents are properly executed, and all loan terms/conditions are fulfilled and collateral perfection within allowed timeframe. Review attorney prepared loan documents prior to borrower signing to verify inclusion of Cathay Bank standard provisions, covenants, and other wording in accordance with approval. Validate the receipt of the loan and borrower supporting documentation and that the request follows conditions appearing in loan approval, Bank's policies, procedures, and Federal, State, and other regulatory requirements. Communicate and resolve any supporting documentation issues or questions/clarification on the conditions/wording appearing in loan approval with Lending Unit and/or Cathay legal counsel. Respond to internal and external inquiries in a timely and satisfactory manner (i.e. Lending Units, Loan Servicing, and legal counsel). QUALIFICATIONS Education: College graduate with major in accounting or business preferred.
