Overview
Under the direction of the Community Manager, the Assistant Community Manager supports and assists in all aspects of community operations.
Responsibilities
Supports the Community Manager in the supervision of all community associates.
Supports and participates in fulfilling the customer service and leasing.
Ensure the community follows tax credit requirements by training, conducting audits, inspections, and reporting.
Assist and/or support leasing and marketing efforts
Assist in preparing all paperwork specific to new and renewal leases.
Recommend rental rate adjustments or concessions to the Community Manager.
Review resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease agreement.
Assist the Community Manager in resident loyalty and retention initiatives.
Assist the Community Manager in organizing daily work and community operations.
Collect, post, and deposit rents/security deposits and other community income.
Support the Community Manager in maintaining and managing budgeted occupancy, collections, etc.
Qualifications
A minimum of three (3) years' experience as an onsite Assistant Community Manager or Leasing Consultant in multi-family housing, hospitality or similar.
1 year of experience in LIHTC communities.
Housing Credit Certified Professional (HCCP) designation preferred.
Certified Occupancy Specialist (COS) designation preferred (for Section 8)
Must have the ability to communicate in English.

This individual will lead all day-to-day property management activities, with a focus on tenant service, vendor coordination, building operations, and asset performance. This individual will also help lead Leon's property management efforts in other markets, including engagement with third-party property managers for approximately 500,000 square feet of industrial assets outside Dallas-Fort Worth.
The Senior Industrial Property Manager is the face of the organization to tenants and service providers, ensuring our buildings are secure, well-maintained, and operating at a high level. This is a key leadership position supporting our in-house transition of property management responsibilities.
Key Responsibilities:
Tenant Relations & Operations:
Serve as primary point of contact for all tenant needs, including maintenance requests, move-ins, and move-outs.
Coordinate tenant improvement turnovers, utility setups, and access/security protocols.
Ensure prompt and professional resolution of service issues and repair requests.
Maintain strong relationships with tenants and proactively address concerns before they escalate.
Vendor & Facilities Oversight:
Source, bid, and manage contracts for janitorial, landscaping, security, HVAC, and general maintenance.

Duties/Responsibilities
Process daily/weekly invoices pertinent to portfolio in Yardi A/P system.
Assist in preparing and monitoring Accounts Receivables, Accounts Payables, variance reports, gross sales reports, and certified rent rolls.
Answer tenant calls/emails, respond to inquiries or route as necessary.
Monitoring and collecting rent including tracking of any unpaid balances.
Obtain bids for property projects and services.
Prepare service contracts, Possession Letters, Rent Commencement Letters, etc.
Assist in the preparation and review of quarterly and annual CAM conciliations.
Assist in the preparation of annual operating budgets, as well as reforecasting.
Prepare semi-annual tax billings, insurance billings and other tenant billings along side our 3rd party accounting team.
Coordinate and schedule vendor maintenance on properties throughout portfolio.
Distribute monthly tenant statements and review for accuracy.
Participate in timely site inspections/walk-throughs of properties, which will require travel.
Respond to after-hour emergency calls relating to the property when necessary.
Participate in activities needed to support and promote the company culture.
Qualifications
An Associate's degree or equivalent from a college or technical school; or 2-3 years of related experience and/or training; or equivalent combination of education and experience.
An understanding of CAM and budget processes.
Proficient with Yardi and Kardin preferred; similar systems ok.
Ability to read and interpret leases, CC&R's and REA's; or similar technical documentation.
Proficient with Microsoft Office suite (Outlook, Excel, Word) and Adobe Acrobat.
Excellent communications (written and verbal) & customer service skills.
Willing and able to travel to sites.

Position Description:
The Real Estate Manager is responsible for the day-to-day implementation of policies, procedures, and programs to assure a well-managed and profitable commercial property. Prepares the property's annual budget, reviews monthly financials and prepares monthly operating reports to be submitted to client on a timely basis
Reviews financials with ability to explain variances from budget that may occur

Ensures timely collection and deposit of rent and other accounts receivables
Follows company protocol for delinquencies including default notices, late fees, tenant and landlord communication and delinquency reporting. Inputs rent and other accounts receivables
Education and Experience Requested:
Bachelor's degree with minimum 5 + years commercial property management experience
