We are currently seeking a MaintenanceSupervisor with proven skills for two affordable housing communities located in New Britain, CT.
The MaintenanceSupervisor is a working supervisor and is responsible for the full scope of the maintenance operation including janitorial operations.
Efficiently and effectively schedule the work of maintenance personnel, work order requests, and turnover needs with the ability to prioritize duties based on urgency.
Train maintenance and custodial employees in full scope of the maintenance and janitorial duties.
Follow up on the performance of subordinate team members, provide mentorship, leadership and counseling for performance related issues.
Responsible for the full team's meticulous upkeep of grounds, amenities, building exteriors, leasing offices, parking areas.
Ensure that all maintenance orders are completed in a timely fashion and to the resident's satisfaction.
Maintain adequate inventory control within budgeted guidelines and maintain an organized workshop area.
Ensure full twenty-four (24) hour per day, seven (7) day per week emergency maintenance coverage.
Schedule vendors / outside sub-contractors as required and supervise performance and safety.
Set up Preventive Maintenance Plan and implement schedule to ensure completion. Preventive maintenance shall be performed in accordance with equipment manufacturer's recommendations and operating manuals.
Complete full unit turnover of all vacant units within ten (10) business days from move-out. This includes painting, general maintenance, unit repairs, cleaning, etc. Schedule and supervise contractors for this work as needed.
Inspect property exterior lighting and conduct all required safety and hazard inspections as detailed in the safety program.
Inspect property, daily, to identify and resolve any curb appeal, maintenance, and /or liability issues.
Complete or assist in the completion of any job that might be required to maintain operating standards and resident family satisfaction. All maintenancesupervisors are working supervisors and they must participate in all maintenance projects. This role is not simply delegation.
Assist with apartment move-in and move-out inspections.
Perform or coordinate all building, plumbing and electrical repairs, interior/exterior painting whenever possible or coordinate service by outside contractors when necessary.
Perform all tasks associated with the snow and ice removal process.
Job Requirements / Qualifications:
High school graduate/diploma is preferred.
Valid Driver's license and reliable vehicle required.
Criminal background and drug screenings required.
Industry relevant or trade certifications / licenses preferred.
Monday-Friday 8:00 am-4:30 pm and as needed on-call shared with other maintenance team members
A minimum of 3 - 5 years of direct property maintenance or comparable experience is required. Experience in multi-family residential property maintenance is strongly preferred. Supervisory experience and exposure to a professionally structured residential property management operation preferred.
In addition, expert experience and / or formal training / license(s) in any of the following areas is preferred: electrical, plumbing, appliance repair, carpentry, landscape maintenance, lock repair and re-keying, construction and / or rehab experience.
Compensation/Benefits Package:
$27 per hour starting rate but may vary based on experience + any overtime earnings.

Purpose & Impact:

Essential Functions:
Performs required maintenance and repair duties necessary to maintain assigned facilities and buildings by performing a variety of carpentry, electrical, painting, and plumbing repair and maintenance work; perform routine and emergency repairs and adjustments to buildings and facilities.
Install and repair a variety of electrical components including lights, wall outlets, and switches.
Repair and replace plumbing fixtures including faucets, fixtures, washers, and gaskets.
Perform carpentry work including the construction, installation, and repair of cabinets, partitions, bulletin boards, shelving, windows, doors, desks, chairs, and related items; install necessary hardware.
Perform minor repairs and adjustments to equipment and facilities including changing air filters, repairing heating and air conditioning units, and perform minor concrete work including the repair of sidewalks.
Unlock and lock doors; turn off alarms; turn on lights and outside code pads; issue alarm codes to employees and provide training on alarm use.
Move and arrange furniture and equipment; set-up rooms for meetings and special events; ensure security of facilities including locking and unlocking doors.
Assist in maintaining supply inventory and ordering necessary supplies; receive and store materials and supplies; pick up supplies and equipment as necessary;
Inspect buildings, grounds, and equipment to identify maintenance, repair, and replacement needs; report safety, sanitary, and fire hazards.
Perform custodial duties to maintain buildings and facilities in a clean and desirable condition as assigned; sweep, vacuum, mop, wax, strip, and polish floors; vacuum and shampoo carpets; dust and polish furniture, woodwork, fixtures, and equipment; wash windows, mirrors and walls; clean desks and counter tops; empty, clean, and sanitize waste receptacles.
Clean and sanitize restroom facilities and fixtures including mirrors, sinks, urinals, toilets, and partitions; replenish supplies in restrooms including filling soap and towel dispensers.
Clean light fixtures; replace lights, bulbs, and fluorescent tubes as necessary.
Perform work in adherence to safe work practices and procedures and in compliance with applicable standards.
Attends safety training and participates in staff meetings and in-services activities as directed.
Maintains strict confidentiality with respect to Head Start/Early Head Start children, families and staff in accordance with established policies and procedures.

Position Summary
Supervises, coordinates and performs activities employed with the general maintenance of a multi-unit residential property of higher complexity. 4. Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replaces faulty switches, replaces faulty lamps and ballasts.
5. Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains, etc.

As a MaintenanceSupervisor you:
Lead by example and are a role model for the standards and behaviors to ensure efficient property maintenance operations.
Dedicate time to hiring, developing, and providing on-the-job and classroom education opportunities to techs and community care associates.
Show care and concern for our residents through timely follow-up and meticulous completion of their apartment service tickets.
Resolve maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair.
Manage the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased and new residents can move in.
Preserve the beauty of the building and the safety of the community through general upkeep, cleanliness, and grounds maintenance.
Sustain peak efficiency operation levels for all property components.
Adhere to applicable building, county, and safety codes/standards, while running an accident-free operation.
Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.
EPA certification Type II or Universal is required.
Considerable experience troubleshooting HVAC.
Valid Driver's License is required.

MaintenanceSupervisor (300-499 Units) Division: Multifamily Status: Non - Exempt JOB SUMMARY : In the MaintenanceSupervisor role, you will be responsible for performing, supervising, and coordinating service functions to ensure the efficient upkeep of the buildings and property.
ESSENTIAL DUTIES AND RESPONSIBILITIES : include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.
Provide training, guidance, and supervision to the maintenance team
Ensure work orders are being completed timely and thoroughly
Schedule and supervise in-house and vendor/contractor work
Manage inventory, ordering, and delivery of all necessary supplies and equipment for the service team
Schedule and perform preventive maintenance
Research and evaluate current and potential products used in the maintenance and upkeep of the property; make recommendations as appropriate
Assist team in fulfilling service requests

Job Description Summary:
The MaintenanceSupervisor leads, and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance, including overall inspection, repair and general maintenance of common areas and other interior/exterior areas.
Responsibilities:
Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep and repairs.
Coordinate and complete resident work orders within 24 hours.
Complete regular community inspections.
Ensure that all market-ready apartments are prepared for move-in.
Perform on-call emergency service as required.
Monitor the maintenance and upkeep of all mechanical equipment in the community, including water heaters, HVAC units,
Performs various preventative maintenance functions and records findings in maintenance logs and/or property management software system.
Works with Property Manager maintaining and monitoring Budget Control Log.
Confirms with Property Manager that contractors have completed insurance requirements before performing work.
Understands and complies with Fair Housing Laws and Standards.
Responsible for monitoring shop inventory to ensure productivity.
Complete supply orders in accordance with the annual operating budget.
Requirements:
High School diploma, or GED equivalency, and minimum of 2-4 years direct experience as a MaintenanceSupervisor or Lead Maintenance Technician for an apartment community.
EPA I or II, Universal or HVAC certified is required.
CPO Certification is a plus, and experience maintaining pools is required.
Thorough understanding of electrical, plumbing, and HVAC systems.
Previous experience with preventative maintenance, vendor relations, and organizing work orders
Experience with Onesite, Yardi, or other property management software is a plus.
