Overview:
The Engineer, Level 2 is responsible for insuring that the property is maintained in the best possible condition at all times with the least amount of inconvenience to guests and employees.The ideal candidate MUST have HVAC, Refrigeration (with universal certification), Electrical, and High Rise Fire Safety knowledge and experience.
Responsibilities:
Make repairs to hotel air conditioning system: change filters, clean coils, replace motors.
Perform preventive maintenance on all equipment (i.e. boilers, chillers, HVAC-Heating Ventilation and Air Conditioning, electrical, etc.).
Take required readings on equipment.
Test cooling tower and record readings.
Replace and program televisions as needed.
Replace light switches, receptacles, light bulbs and fixtures.
Perform furniture repair.
Replace and repair pumps.
Perform plumbing repairs (i.e. clogged drains, copper pipe, change washers, change handles, drain fittings, etc).
Understand and be able to read blueprints and wiring diagrams.
Trace and repair all types of water lines.
Troubleshoot and repair kitchen equipment.

Test, clean and repair swimming pools and spas.
Paint designated areas.

* Communicate with guests/customers to resolve maintenance issues with little to no supervision.
* Perform preventive maintenance on tools and equipment, including cleaning and lubrication.
* Visually inspect tools, equipment, or machines. Carry equipment (e.g., tools, radio). Identify, locate, and operate all shut-off valves for equipment.
* Maintain maintenance inventory and requisition parts and supplies as needed.
* Assure each day's activities and problems that occur are communicated to the other shifts using approved communication programs and standards.
* Safely perform highly complex repairs of the physical property, electrical, plumbing and mechanical equipment, air conditioners, refrigeration and pool heaters - ensuring all methods, materials and practices meet company standards and Local and National codes - with little or no supervision.
* Troubleshoot and perform repairs on all types of equipment, all electrical equipment, HVAC systems, Plumbing systems, laundry Equipment and Kitchen equipment.
* Use the Lockout/Tagout system before performing any maintenance work.
* Perform advanced troubleshooting of hotel Mechanical, Electrical, and Plumbing systems.
* Perform leadership role when management is not present.
* Mentor Other Engineers and train them in all technical fields.

SUPPORTIVE FUNCTIONS

* Assist Engineering Management with leading department when Chief Engineer and Director of Engineering are not present.
* Ensure all assigned work assignments are completed/in progress from engineering team.
* Support Management with the Preventative Maintenance Program and ensure all equipment is setup, assigned and having work completed on a timely basis by use of the programs in place.
* Assist other departmental craft workers as required.
* Perform all duties required as Fire Alarm Response Team.
* Participate in OSHA/Safety programs within the hotel through awareness in every day job functions and participate on the Hotel's Emergency Evacuation Team.
* Enter and locate work-related information using computers.

SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES

* Display advanced ability to read standard blue prints for electrical, plumbing and mechanical.
* Display above average engineering operations skills and strong general mechanical ability.

The Company's Driver's Insurance requirements must be met, including:
I. In order for a driver to be approved, the following criteria must be met:
* Maximum of 1 moving violation in the last three years in combination with one at fault accident.
* Maximum of 2 moving violations in the last 3 years with no at fault accidents.
* Maximum of 2 at fault accidents in the last 3 years with no moving violations.
* No speeding over 80 miles per hour.
* All drivers must be licensed for at least 3 years.
II. Any driver with any of the following in the last 5 years is unacceptable:
* Conviction for an alcohol and/or drug related driving offense
* Refusal to submit to a Blood Alcohol Content (BAC) Test
* Failure to stop/report an accident and leaving the scene of an accident as defined by State laws
* Conviction for homicide, manslaughter, or assault arising out of the use of a vehicle
* Suspension, revocation, or administrative restriction of driver's license within the last three years
* Conviction for reckless or careless driving
* Racing
* Passing a stopped school bus
* Possession of a controlled substance
* Making a false accident report
* Three or more "Company Vehicle" physical damage claims in any twelve month period
* Speeding (10+MPH over posted speed limit)
* Conviction for attempting to elude a police officer.
III. As respects to Drivers under 25 years old, the following guidelines apply:
* No drivers under 21 years' old
* Drivers between the ages of 21 and 25 will be considered so long as:
* No driving of 15 passenger vans.
* Clean MVR
* Valid Driver's License in effect for at least 3 years.
Physical Demands
* Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance and heavier lifting or movement tasks with assistance.
* Move up and down stairs, service ramps, and/or ladders.
* Reach overhead and below the knees, including bending, twisting, pulling, and stooping.

Responsibilities
Ensure guest and employee safety through proper maintenance of building systems and facilities
Respond promptly to maintenance requests related to HVAC, plumbing, electrical, and structural issues
Develop and manage a preventive maintenance program for all building systems and guest rooms
Perform basic carpentry, painting, renovation, and furniture adjustments as needed
Monitor and implement energy conservation measures, tracking usage via meter readings
Oversee maintenance of all fire safety equipment and ensure compliance
Maintain tools, equipment, and a clean, organized workspace
Supervise and assign tasks to maintenance technicians, managing work orders and keeping accurate records
Maintain pool equipment and grounds, including cleaning, chemical balance, and logs
Conduct daily facility inspections to identify and address potential issues in public areas and meeting spaces
Maintain inventory of all keys and equipment
Coordinate with General Manager for projects requiring outside vendors or contractors
Support other departments and perform additional duties as requested

This position will be part of a team that is responsible for the operations and maintenance of the hotel building facility. Duties include preventive maintenance of equipment, complete operating logs on equipment, operation of mechanical systems such as Chillers, Pumps, Air Handlers, etc.

What You'll Do

Assist Senior Engineers with marketing efforts on larger, more complex projects
Direct engineer interns (EIs), designers, and other technical staff in completing tasks, providing frequent peer reviews on their work
