Property Management Associates is currently searching for a full-time Maintenance Technician-Rover to support properties in Huntington Beach and Santa Ana. With a vast portfolio of thousands of residential units, we offer a stable and dynamic environment for your career growth.
Responsibilities:
Minimum 3 years of experience in plumbing, electrical, drywall, appliance repair, and rent-ready apartment preparation required, including comprehensive maintenance tasks.
Manage inventory, order parts, and ensure timely maintenance completion.
Inspect property routinely to identify problems and necessary maintenance.
Promptly handle resident repair inquiries and work orders, covering various maintenance tasks.
Possess extensive knowledge of maintenance and repair methods, tools, and materials.
On-call status required
Ideal candidate: Fluent English speaker, energetic, results-oriented, intelligent, organized, and a team player.
Qualifications:
A minimum of a high school graduate or GED is required.
Ability to handle objects weighing 25-50 pounds, stand, or walk for up to 8 hours a day, involving moderate physical activity.

Works in turnover and renovation units, as well as responds to maintenance service requests.

Participates in emergency and after hours coverage based on the established schedule or as required.

QUALIFICATIONS
Must have 3 years of experience in all trades (electrical, plumbing, drywall, paint, appliances, etc.)
Demonstrated knowledge and skill in performing quality work; able to use required tools and machinery; professional interaction with co-workers, residents and vendors; knowledge and continued education of OSHA requirements; knowledge of MSDS requirements appropriate to the scope of work.
Ability to read and interpret service orders and documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to effectively present information and respond to questions from employees, managers, clients, customers, and the general public.
High school diploma or GED, technical school, or three to six months related experience and/or training; or equivalent combination of education and experience.
Excellent customer service skills a must!
Ability to work weekends required.
Salary range is $30.00-$32.00/hour. 6. Administrative Oversight
* Maintain compliance with timesheets, travel, and expense reports.
* Verify team completion of all required training within specified timeframes.
* Ensure accurate record-keeping in TT/SIM-T systems and completion of all Root Cause Analyses (RCAs) within established deadlines.
Basic Qualifications
* Bachelor's degree in Industrial Maintenance, Engineering, Management, or a related field, or equivalent work experience.
* 5+ years' experience in maintenance management, with expertise in predictive and preventive maintenance.
* Proven leadership skills with the ability to manage multiple teams or a single high-complexity site.
* Proficiency in Microsoft Office Suite and Computerized Maintenance Management Systems (CMMS).
* Availability to provide 24/7 support with flexibility to travel as needed.
Preferred Qualifications:
* Experience working in high-volume, fast-paced environments such as fulfillment centers, manufacturing, or logistics.
* Certification in maintenance management or reliability (e.g., CMRP, CRL, PMP).

What you'll do:
Maintains professional relationships with Directors and homeowners
Manages seasonal staff, as needed

Assists in all aspects of common property maintenance including grounds, custodial, preventive, corrective and emergency maintenance
Performing minor carpentry repairs and other repairs as detailed in the skill set below.
Maintains a thorough knowledge of power, water, and gas shutoffs, clean-out traps, fire equipment, generators, alarms, etc.
Makes regular inspections of the property and communicates findings to the Account Executive
Establishes daily work schedule with input from the Account Executive
Assists in soliciting proposals for contract services
Makes recommendations for contract services
Contractor oversight: Coordinate with subcontractors to ensure a proper work environment.
Prioritizes unit owner work order requests
Provides follow-up on work assignments
Places orders for all maintenance and repair supplies, materials, and equipment
Maintains inventory
Maintains a clean and orderly workspace
Responsible for maintenance of pool furniture, including storing in the fall and cleaning and re-installing at the pool in the spring
Responsible for Pool testing during pool season
Notifies Account Executive of maintenance concerns and makes recommendations to correct
Is on-call for all emergencies when assigned or otherwise notified
Reports rule violations to Account Executive
Reports payroll information on a timely basis.
Maintains familiarity with systems and procedures and software applications
Prepares a monthly Maintenance Report for the Board Meeting, including the record-keeping of open and closed work orders.
Other tasks as may be requested by the Account Executive or Board of Directors.

Job Summary

Your Impact and Job Responsibilities
* Provide supervision, direction, and guidance to all maintenance associates to ensure that service requests are delegated appropriately and completed accurately.
* Update, execute and document preventive maintenance schedule.
* Perform regular property inspections of grounds, buildings, and common areas to maintain safety and cleanliness standards- identify issues, hazardous conditions, or other maintenance needs within the community and correct or report to the Community Manager.
* Oversee and schedule all aspects of the make-ready process to ensure apartments are ready for occupancy. This includes but is not limited to move-out/move-in inspections, electrical, HVAC, plumbing, appliance repair, and preventive maintenance.
* Work with Community Manager to prepare the property's budget for maintenance operations, recommended property upgrades, and capital improvements. Ensure that maintenance costs remain within the approved budget.
* Partner with the Community Manager regarding all aspects of the employee lifecycle - recruitment, hiring, orientation, training and development, and performance management for the maintenance team.
