The Designer has responsibility for the quality of design for each project within the established scope of work, program, and budget objectives. We are looking for a highly skilled and experienced talented Zoning/Pre-Design Architect who can assist in the production of pre-design feasibility studies for complex mixed use projects in NYC.
Position Responsibilities:
Research and prepare zoning analysis and constraints for complex mixed-use projects in NYC.
Prepare feasibility studies including concept level floor plans, massing diagrams, area and residential unit yield summaries.
Prepare materials for rezoning projects through processes such as ULURP or GPP.
Prepare presentation drawings including master plan concepts, illustrative site plans, and massing views for larger Urban Design projects.
Prepare zoning study proposals and manage zoning study projects and teams.
Collaborate and coordinate with consultants and/or land use counsel to review architectural and zoning compliance.
Position Requirements:
Minimum 10 years of related experience.
A graduate of an accredited Masters or Bachelor of Architecture or Urban Design/Planning degree program or related combination.
Must have experience working with the NYC Zoning Resolution and an understanding of the NYC rezoning process.
Able to work across multiple scales, with experience working on large teams on complex neighborhood scale planning projects to working on small teams producing feasibility studies for complex mixed-use buildings.
Must have familiarity with various building types and planning standards.
Work experience at NYC Department of City Planning preferred or other similar city agencies.
Must be proactive, detail-oriented and a self-starter, able to prioritize and multi-task.
Must be hardworking and a team player.
LEED accredited preferred.
Candidate should be proficient with 2D, 3D, graphic and other related design software.
