Summary of Duties and Responsibilities:

Maintain a professional, but friendly atmosphere in the leasing office and throughout the community
Inspects models and "market ready" vacancies daily
Answers incoming phone calls and handles each call professionally
Greet prospective residents, determine their needs and preferences, and professionally present community and show apartments suitable to the prospect's needs while communicating features and benefits
Maintain daily property advertising materials
Accurately and promptly complete all paperwork related to prospective applications and leases
Accept rents and deposits
Helps to ensure the physical well-being and curb appeal of the apartment community
Qualifications:
Positions requires good leasing and closing skills and have at least 2 years of selling experience
Person must be able to type 30 WPM
Prefer at least 2 years of customer service
Person must be organized

LEASINGCONSULTANT
The LeasingConsultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Essential Duties & Responsibilities
Property Leasing and Administration
Regular/daily onsite attendance is required
Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up needed.
Completes all leasing paperwork needed before move-in
Assisting with lease audits, walking units, and turn process
Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals.
Perform various administrative tasks as needed
Deal with resident complaints, concerns, and requests to ensure resident satisfaction
Assist in developing and implementing resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
Contribute to the general upkeep and cleaning of office, common areas, and model
Marketing & Outreach
Assist in implementing annual marketing plan outreach
Review and assist in completing market survey/analysis continually to generate ideas and formulate plans
Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report.
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Essential Responsibilities:
Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Required Licenses or Certifications:
* Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
* Incumbents must have valid driver's license to operate a golf cart on property.
Physical Demands:
Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Incumbents must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends and holidays.

Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

The level II leasingconsultant will work at a combination of 2+ properties or a property with 200+ units. A high degree of reliability and regular attendance and punctuality are required to maintain efficient operations and provide quality service to residents. Work is performed under the direction of the Property Manager.
Working hours may vary, but the customary schedule is usually between the hours of Monday-Friday from 8:00 AM - 5:00 PM with a one-hour lunch break. Additional evening or weekend hours may be required as workload dictates. Overtime must be pre-approved by the Property or Regional Manager, and any hours worked beyond 40 in the work week shall be compensated at an overtime rate of one-and-one-half times the hourly rate.
Essential Duties & Responsibilities
Answers the phone, meet, and greet prospective residents in a professional and enthusiastic manner.
As an active and engaged member of the community's operational team maintains open lines of communication with other team members and actively participates in team meetings.
Provides information and community/apartment tours to prospective Residents.
Refers prospective Residents to sister communities if their home property's waiting list is closed.
Qualify future residents by determining their needs, accepting their applications, verifying their income, and running their credit report.
Prepares lease packets and all move-in paperwork, allowing enough time for a thorough review to ensure that everything is complete, accurate, and in compliance with government regulations and CHP guidelines.
Schedule and perform move-in inspections and community tours prior to delivering keys to the new household.
Schedule and perform pre-move-out and move-out inspections, answering resident questions pertaining to the condition of the unit and providing the highest level of customer service to our Residents.
Inspects apartments to ensure readiness for showing, immediately notifying the supervisor if inspected apartment(s) are not complete and suitable for showing/move-in.
Prepares and maintains resident files in compliance with government regulations and company procedures. Works with Compliance Department to ensure satisfactory file reviews, actively asking questions when compliance instructions are unclear.
Displays a positive and helpful customer service attitude with current and prospective residents.
Performs property related duties as requested by the Property Manager, including, but not limited to filing reports, rent collection, bank deposits, resident retention activities and general errands.
Perform any other duties requiring similar skill set, as requested by Management.
Knowledge, Skills, and Abilities
Skilled in the use of computers and software applications, especially Microsoft Word, Outlook, and Excel.
Strong customer service skills, with the ability to successfully handle interactions with prospective and current residents as well as coworkers.
Strong written and verbal communication and interpersonal skills, with the ability to establish and maintain effective relationships with the public, residents, and co-workers.
Must have knowledge of and ability to operate standard office equipment.
Able to perform basic math in order to calculate rent due, receive and count rent payments, etc.
Possess/maintain a valid driver's license and driving record consistent with current CHP insurability guidelines.
Ability to obtain familiarity with property management functions, landlord-tenant and fair-housing laws within six months of hire.
Ability to achieve FHEO certification within six months of hire.
Education and/or Experience
High school diploma or equivalent is required.
2 years previous experience in a leasing or property management position is required.
Previous customer service experience is preferred.

Strong passion for delivering best in class service to help ensure the highest level of Customer Satisfaction and Retention possible
Must be proficient with Microsoft Office (Excel, Word, and Outlook)
Ability to work effectively and in a fast paced, constantly changing environment
Solid multi-tasking skills along with the ability to consistently meet deadlines
Willingness and ability to work weekends and holidays as the business requires
Excellent verbal and written communication as well as presentation skills
Ability to travel for training and occasional meetings
Professional appearance along with a positive attitude, be a team player and be willing to learn
Education and Experience:

Inspects models and "market ready" vacancies daily

Accurately and promptly complete all paperwork related to prospective applications and leases

Qualifications:
Positions requires good leasing and closing skills and have at least 2 years of selling experience
Person must be able to type 30 WPM
Prefer at least 2 years of customer service
Person must be organized
