Maintain efficient operation and upkeep of the property buildings and grounds in a supervisory role at our Western North Carolina properties. Summary of Duties and Responsibilities: • Responsible for the subsequent training of all service, housekeeping/custodial or grounds personnel
• Schedules and supervises all in-house and/or vendor work
• Insures OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
• 24-hour response time to service requests
• Responsible for scheduling and performing preventative maintenance
• Responsible for maintaining a replacement log that tracks the replacement of carpet, vinyl, appliances, condensing units, etc.
• Responsible for maintaining MSDS sheets
• Responsible for handling all lock outs as a result of evictions
• Maintains all autos, golf carts, tractors, and all other machinery owned by the property
• Analyzes and resolves work problems or assists workers in solving work problems
Qualifications:
• High school diploma or equivalent preferred
• EPA Certification
• CPO Certification
• Constant need to perform standing and walking activities related to inspecting and repairing the property. Frequently lift and/or move up to 75 lbs.

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the MaintenanceSupervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Responsible for understanding and following Asset key policy
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the MaintenanceSupervisor in maintaining the hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Assist MaintenanceSupervisor with monitoring inventory of equipment and supplies as requested
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Report any observed violations of community rules and regulations to the MaintenanceSupervisor and/or Community Manager
Participate in on-call emergency at community
Utilize property resources, equipment and supplies economically
Perform additional tasks and responsibilities requested by MaintenanceSupervisor and Community Manager
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical requirements
While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another

ESSENTIAL FUNCTIONS:
Coordinates service and janitorial staff into a priority work schedule
Ensures the completion of all service requests
Inspects community continuously, recording and correcting deficiencies
Ensures all policies and procedures are being maintained and that JAG's standards of excellence in operations, curb appeal, safety and service are in place
Orders necessary supplies and parts within budgetary guidelines
Restricts overtime
Performs all general and routine maintenance in the community
Ensures that all keys are kept properly
Ensures that all mechanical inspections are kept up to date
Works with Community Manager to bid out all major contracts on an annual basis
Assists the Manager in the development of the annual budget as it relates to maintenance items
Assists in the selection and development of high-performance teams
Administers annual performance reviews for the maintenance and janitorial staff
Ability to take call after hours when required
Delivery of excellent customer service a must
EDUCATION AND EXPERIENCE:
High School Diploma or equivalent required
1+ years multi-family maintenance experience required including thorough knowledge of tools and odd jobs associated with a maintenance position
Ability to meet the physical demands to perform the duties of the position including mobility required to move about the property, climb stairs, lift appliances and tools, stretch, bend, kneel, ability to hear occasional loud noises, among others required
Ability to lift 50-100 pounds required
Lease Up/New Construction experience preferred
HVAC Certification preferred

Your Impact and Job Responsibilities
Provide supervision, direction, and guidance to all maintenance associates to ensure that service requests are delegated appropriately and completed accurately.
Update, execute and document preventive maintenance schedule.
Perform regular property inspections of grounds, buildings, and common areas to maintain safety and cleanliness standards- identify issues, hazardous conditions, or other maintenance needs within the community and correct or report to the Community Manager.
Oversee and schedule all aspects of the make-ready process to ensure apartments are ready for occupancy. This includes but is not limited to move-out/move-in inspections, electrical, HVAC, plumbing, appliance repair, and preventive maintenance.
Work with Community Manager to prepare the property's budget for maintenance operations, recommended property upgrades, and capital improvements. Ensure that maintenance costs remain within the approved budget.
Partner with the Community Manager regarding all aspects of the employee lifecycle - recruitment, hiring, orientation, training and development, and performance management for the maintenance team.
