Position Overview
The HVAC/DDC Controls Technician plays a key role in maintaining and optimizing the Burlington School District's heating, ventilation, air conditioning, and refrigeration systems. This position performs skilled technical work involving the installation, maintenance, repair, and calibration of complex HVAC and control systems - including both direct digital and pneumatic controls - to ensure reliable, energy-efficient operation across district facilities.
Essential Functions:
Install, troubleshoot, and repair HVAC and refrigeration units including chillers, boilers, and heat pumps.
Diagnose and correct system malfunctions to maintain optimal performance.
Conduct preventive maintenance, cleaning, and calibration of systems and controls.
Service, wire, and program automated building management and DDC control systems.
Replace and repair components such as compressors, motors, coils, and expansion valves.
Perform system balancing and adjust air and water treatment systems.
Identify and resolve condensation and ventilation issues.
Provide technical guidance and training for other technicians and staff.
Assist with the design and modification of HVAC systems.
Maintain detailed service logs, reports, and supply requests.
Respond promptly to emergency service requests.
Uphold a safe learning environment and comply with all district safety and operational policies.
Qualifications
Education:
Required: High School Diploma or equivalent

Natural Gas Certification
Refrigerant Recovery Certification

Experience:

Job Duties:
Service calls and customer service:
Respond to service calls and requests related to the operation, repair, maintenance, and alteration of doors, hardware, keys and key systems.
Ensure work is of the highest quality while meeting all safety and security codes.

Utilize electronic sources of trouble shooting and problem identification software.

Preventative maintenance and project work:
Perform preventative maintenance activities including periodic visual and hands on inspections to hardware, doors, and lock systems.
Update and maintain records in the work management software including but not limited to key holder records, lock inventories, and changes in building occupants.
Participate and provide expertise in project management meetings regarding equipment replacement, renovations, and new building plans.
Participate in efforts to enhance building security by utilizing new locking technologies and system upgrades.
Complete other locksmith project work as assigned.
Leadership and mentorship to the Facilities division.
Participate, support, and demonstrate Facilities Forward concepts and contribute to a positive work culture.
Demonstrate leadership qualities during work activities.
Mentor, develop, and train apprentices and new employees.
Oversee and provide feedback about contractors performing hardware/door installations or repairs on campus as needed.

Under the supervision of both the Trades Supervisor and the Director of Facilities, the Maintenance Technician will perform various functions to maintain the campus buildings. The Maintenance Tech will evaluate, repair and maintain HVAC systems in the buildings, as well as respond to work orders of mechanical or maintenance issues throughout campus. This position will also participate in snow removal operations.
Responsibilities
* Communicate with facilities management regarding any work that requires outside expert assistance.
* Installation: Installing new heating systems, which includes reading blueprints and schematics, connecting electrical components and wiring, installing piping and ductwork, and testing the system for proper operation.
* Maintenance: Performing routine inspections and preventative maintenance to ensure systems run safely and efficiently. This involves cleaning components (coils, filters, ducts), checking refrigerant levels, lubricating motors and calibrating thermostats.
* Repair and Troubleshooting: Diagnosing mechanical and electrical malfunctions in existing systems using testing equipment, explaining the issues and repair options to Supervisors and replacing worn or defective parts.
* Customer Service: Interacting professionally with clients to address their concerns, explain complex technical issues in an understandable way and provide recommendations for maintenance or system upgrades.
* Documentation and Compliance: Maintaining accurate records of all work performed, materials used and hours worked. They must adhere to safety standards (OSHA) and environmental regulations, especially regarding refrigerant handling (EPA Section 608 Certification).
* Inventory Management: Ordering and controlling inventory of parts and materials needed for jobs.
* Receive and respond to Asset Essentials work orders of mechanical or maintenance issues throughout the campus. Fill out corresponding paperwork daily and return it to the office when completed.
* Adhere to all company and regulatory safety guidelines and protocols, including the proper use of personal protective equipment (PPE) and power tools.
* Troubleshooting and Repair: Diagnose and repair a variety of mechanical and electrical problems in systems such as HVAC, plumbing and refrigeration. This involves using precision measuring and testing devices and interpreting blueprints, schematics and manuals.
* Systems and Equipment Management: Work on a wide range of machinery and building components, including pumps, motors, conveyors, production machines, and general facility equipment.
* General Facility Maintenance: Perform tasks in multiple building trades, such as carpentry, painting, drywall repair, and basic electrical work (e.g., replacing switches, ballasts, and outlets).
* Documentation and Inventory: Maintain accurate records of all maintenance and repair work performed using a Computerized Maintenance Management System (CMMS) or mobile device apps and manage inventory of parts and supplies.

* Modifies, alters or substitutes components and elements of the system to meet specified pressure temperature characteristics.
* Keeps records of refrigerant used in accordance with EPA standards.
* Replaces major portions of various cooling units such as compressors, condensers, expansion valves, float and service valves, thermostats, coils and drive assemblies.
HVAC maintenance
* Makes visual, audible, and mechanical checks for the proper temperature of conditioned spaces, the proper operation of different parts of the refrigeration cycle, proper oil levels, unusual noises, overheated bearings, loose connections, faulty insulation, and frayed or loose belts, gaskets and pulleys.
* Tightens connections, makes splices, insulates exposed wires, and cleans and lubricates moving parts. Dismantles, repairs, and reassembles pumps, impellers, compressors, chillers, receivers, evaporators, and cooling towers.
* Overhauls valves, adjusts and replaces gaskets, springs, floats, diaphragms, valve fittings, seals, and couplings.
