Line of Business: Real Estate Job Description: The Sr Real Estate Manager II is responsible for the portfolio management, both retail and corporate, for all denovo openings, relocations, lease renewals, dispositions and other real estate related activities in an assigned geographic area. They are the external facing TD representative to the real estate community including landlords, developers, brokers and attorneys. They are responsible for site identification and negotiation for all real estate sites. The job requires an extensive real estate background regarding market knowledge and differing deal types and transaction methods. Depth & Scope: Assures transactions are structured to minimize risk to TD Bank and Shareholders, under financial terms commensurate with market conditions and condition/quality of the location Strong Landlord, Developer, Legal and Broker relationships Subject Matter Expert to Retail Strategy and Market Leadership on real estate transactions and market activity Prepares deal package to obtain site approval through the TD governance process Deal presentation at appropriate levels. Oversees the completion of the Real Estate budget for each project Portfolio strategy to drive rent savings and reduce occupancy expense. Ability to analyze complex financial deals Oversees the management all Real Estate critical dates Management of the Regulatory process as it relates to denovo openings and relocations. Manages and recommends action on due diligence results for real estate purchases or leases including; surveys, geotechnical reports, environmental audits, utilities and title reports Represents the Bank for zoning and signage code variance requests and compliance Meets with local and state officials and attend hearings as necessary Manages "Dead Site" write off within annual approved plan Demonstrated negotiation skills Ability to handle complex negotiations on behalf of TD's Lines of Businesses. Works with legal department to manage and execute all legal documents Reviews and approves all real estate related legal billings Subject matter expert of transactions and shares with the staff as necessary Collaborates with Vice President of Real Estate and AVP of Construction to establish project schedules and manage those schedules with consultants Drive continual process improvement Special projects as assigned Education & Experience: Bachelor's degree or progressive work experience in addition to experience below 12+ Years of related experience Thorough understanding of corporate, financial and industry practices and standards and their impact on project activities. Partner with Product, Engineering, and Business leaders to evaluate and prioritize investments based on value, risk, capacity, and strategic fit. Maintain a single, authoritative view of the FB value stream portfolio (in-flight, pipeline, and proposed initiatives). Establish and run portfolio governance forums, ensuring clear decisions, issue escalation, and alignment across stakeholders. Monitor portfolio health (schedule, budget, benefits, risk); recommend trade-offs and reallocation of capacity/funding as needed. Ensure dependencies across products, platforms, and shared services that are identified and managed. 4. Strategic Operations & Communication Drive continuous improvement of FB-Tech processes, tools, and ways of working to increase speed, quality, and clarity. Partner with Communications to craft and deliver compelling narratives about FB-Tech strategy, roadmap, and achievements. Support talent, culture, and engagement initiatives within FB-Tech, including org design, role clarity, and leadership development activities. What You'll Bring: 10-15+ years of experience in technology strategy, product/portfolio management, consulting, or strategic operations, preferably within financial services or insurance. Proven experience as a Chief of Staff, Strategy Lead, Portfolio Manager, or equivalent role supporting senior technology or business executives. Strong understanding of technology delivery in Agile or product-centric environments, including value stream concepts. Demonstrated ability to manage complex, multi-stakeholder portfolios and drive prioritization in resource-constrained environments.
