TheMaintenance Foreman acts as a working foreman on mixed-use commercial retail property, performing all the building's mechanical, electrical, plumbing, and control systems, while actively supervising the maintenance crew. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

Develop, implement, oversee, and document preventative maintenance programs for all properties.
Schedule work for the maintenance crew based on priorities, equipment availability, or weather conditions.
Monitor project activities to ensure that instructions are followed, deadlines are met, and schedules are maintained and work is completed according to specifications and contract requirements.
Prepare service estimates based on labor, material, and machine costs, and maintain budgets for individuals.
Responsible for the inventory, maintenance, and tracking of all maintenance equipment, tools, and supplies.
Oversee and manage HVAC PM services for all tenants. Responsible for billing and scope review for tenant-related HVAC services. Responsible for all control systems for HVAC and lighting controls.
Monitor all billing and meters for utilities and solar systems.
Perform personnel-related activities, such as hiring workers, evaluating staff performance, or taking disciplinary actions when performance problems occur.
Investigate work-related complaints from tenants to verify problems and determine solutions.
Perform administrative duties, such as authorizing leave requests and processing timesheets.
Confer with other supervisors to coordinate work activities with those of other departments or
Review contracts or work assignments to determine service, equipment, or workforce requirements.
Order the performance of corrective work when problems occur and recommend procedural changes to avoid such problems.
Recommend changes in working conditions or equipment to improve crew performance
Assist others with various projects and tasks on an as-needed basis as directed by the manager/supervisor.Ability to be on call for property issues and respond during non-standard working hours.
Wears all appropriate Personal Protective Equipment (PPE) as required.
Performs other duties as assigned.
REQUIRED QUALIFICATIONS (INCLUDES EDUCATION, SKILLS, AND EXPERIENCE):

SUMMARY
The Roving MaintenanceTechnician is responsible for performing a variety of related duties including equipment installation troubleshooting, repairs, and preventative maintenance in order to ensure the property and grounds are meeting the company's established standards and any applicable laws. ESSENTIAL JOB DUTIES
Travel to and work at multiple sites within the Bigos Management property portfolio to provide back-up support for any and all MaintenanceTechnicians within Bigos Management
Will be responsible for rotating on-call support and will respond to emergency calls within 30 minutes
Monitor and maintain all building systems (HVAC, Plumbing, Boilers, etc.) and perform needed repairs as assigned
Assist the Property Manager in completing unit-to-unit inspections as needed

Communicate with Zone Building Engineer and the MaintenanceTechnician I regarding major site repairs, remodels, and capital projects and work with them directly, when needed
Work collaboratively with vendor teams on identified maintenance projects
Work with the Property Manager and peer group to maintain an adequate inventory of hand tools, parts, and supplies in order to maintain a complete workshop area
Responsible for alerting the Property Manager to any unusual circumstances or high priority issues that need immediate attention
Interact in a positive manner with staff, residents, vendors, contractors, and the community
Comply with all safety program requirements and work to promote safety in the workplace
Make sure all activities at the sites remain compliant with all local, state, federal and Fair Housing laws
Attend relevant training courses, including ensuring all required certifications are current
Prepare and submit summary report at the end of each property assignment
Other duties may be assigned to meet business needs
QUALIFICATIONS
Education and Experience:
Minimum of 3+ years' experience as a MaintenanceTechnician in a residential apartment setting
AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance preferred
Knowledge and on-the-job experience in the areas of plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations
Requires a Certified Pool Operators License, Special Boiler's License, and Type II EPA Refrigerant Certification (within 6 months of hire)
Must have reliable transportation, valid state driver's license and proof of insurance as travel between sites is required
Skills and Abilities:

The expected base salary for this position ranges from $85,000 to $95,000 annually. ABOUT THIS POSITION
The Maintenance Engineer performs building repairs and maintenance tasks, including basic preventive maintenance to the building structure and systems, light maintenance and cleaning. They help promote a culture and demonstrate leadership that is committed to sustainability and strategic energy management.
Essential Functions include but are not limited to:
Performs general maintenance and repairs
Changes lighting fixtures
Makes minor plumbing repairs
Orders lighting and plumbing equipment and supplies
Performs odd jobs for tenants (e.g. including moving furniture, hanging photos)
Performs other maintenance as directed by work orders
Participates in the Engineering on-call schedule

Arcadia Management is currently hiring a MaintenanceTechnician for Lyric Apartments. The ideal candidate will be a professional with the ability to work independently, have a mechanical aptitude and will be customer service driven. The primary responsibility of the MaintenanceTechnician is maintaining the physical integrity of the buildings and grounds. This involves insuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The MaintenanceTechnician will carry out assigned duties in a safe manner and other duties as requested by the maintenance director or property manager.
Job Description:
Diagnose and perform minor and routine maintenance/repairs in a timely and professional manner.
Promote good public relations with residents, co-workers, and company staff.
Assist in completing turnovers.
Inspect vacated apartments before and after make-ready checklist. Coordinate status with leasing staff.
Be on-call in accordance with scheduling to handle residents' maintenance emergencies and property emergencies. Including responding to afterhours calls as needed.
Key management and control. This is a shared responsibility of the MaintenanceTechnician & Community Manager.
Adhere to all Fair Housing laws and regulations
Observe general condition of property
Job Requirements:
Boilers license (preferred)
CPO License (preferred)
Experience in: Carpentry, drywall, plumbing, electrical, appliances, HVAC, Yardi, LATCH and experience using computers.
