Job Description
General Summary
Under moderate supervision, of the Maintenance Supervisor, performs trade level mechanic work in the areas of preventative maintenance, electricity, plumbing, HVAC, and mechanical repairs.

Reporting Relationships
Reports directly to the Maintenance Supervisor.
Moderate supervision needed. Follows general instructions and directions, plans own time to a degree to meet pre-determined schedules, work is subject to moderately direct supervision.
Working Conditions
While performing the duties of the job, the employee frequently works near moving mechanical parts and is frequently exposed to risk of electrical shock. The employee occasionally works in high precarious places, in outside weather conditions, and with explosives and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, extreme cold and heat, risk of radiation and vibration. The noise level in the work environment is usually moderate. Potential for regular exposure to communicable diseases and hazardous material requires the observance of standard precautions, and safe handling practices. This position has been classified as medium exposure risk and requires the completion of an annual respirator mask fitting.
Physical Requirements
While performing the duties of this job, the employee is required to stand, walk, sit, use hands to finger, handle or feel objects, tools or controls, reach with hands and arms, climb or balance, stoop, kneel, crouch or crawl, talk or hear, and taste or smell. The employee must occasionally lift and/or move in excess of 100 pounds. Vision abilities required by this job include close, distance, color and peripheral vision, depth perception, and the ability to adjust focus.
DEPARTMENT SPECIFIC DUTIES AND RESPONSIBILITIES
Performs preventive maintenance on hospital equipment and systems.
Installs, maintains and repairs heating and piping equipment and systems as needed.
Installs, maintains and repairs heating, ventilation, air conditioning and refrigeration equipment and systems as needed under the direction of the Master HVAC-R Mechanic.
Install and maintains mechanical systems and equipment.
Reads, interprets and does layout work from blueprints, schematics, and mechanical drawings.
Communicates proper repair and maintenance procedures to other mechanics as required.
Completes assigned work & PM's in allotted time.
Chooses the proper materials for the specific application.
Performs maintenance work effectively.
Uses, maintains and returns tools to their proper area or storage.
Troubleshoots equipment and systems using schematics.
Ability to handle, work within and maintain a Zone if assigned.
Practices and supports departmental and specific area standards in daily work practices.
Answer and responds to all calls in a professional manner.
Works and communicates with assigned mechanics.
Becomes familiar with locations of service interruption devices such as: electric, water, heating, medical gas etc.
Understands mechanical devices and applications.
Maintains work area in a clean and orderly manner.
Moves equipment to be serviced and required.
Exercises proper judgement when making repairs.
Performs job tasks and responsibilities in an independent manner seeking direction when appropriate.
Notifies the proper personnel when making repairs to their equipment or systems at the start & completion.
Enters all work: PM's, repairs etc. in to the computerized maintenance system according to established procedures.
Ensures all materials and time are properly charged out for all jobs.
Accesses the computer system for retrieval of data as necessary.
Reports problem, unsafe conditions or changes in assigned jobs to his supervisor as soon as possible.
Qualifications
High School diploma with courses in shop, math, mechanical drawing, maintenance or related areas is required.
Four (4) years of maintenance experience may be considered in lieu of education. Maintenance mechanic in a health care or institutional facility preferred. A current and valid Maryland driver's license is required.

Essential Duties and Responsibilities:
The following are the functions essential to performing this job:
1. Ensure all College issued tools, equipment and apparel are in good condition, including maintaining an inventory of campus issued hand and power tools or gauges/meters, and reporting deficiencies, losses or breakage immediately to supervisor.
2. Install, diagnose/troubleshoot problems, and repair plumbing systems, pumps, gauges, valves, backflow preventers, fixtures, equipment, boilers, machinery, etc. following all applicable codes, schematic diagrams, blueprints, or other specifications or instructions.
3. Read and interpret plans, blueprints and specifications for construction or remodeling, and recommend appropriate replacement or new equipment compatible with existing systems or equipment.
4. Prepare product specifications and pricing quotes as required.
5. Comply with OSHA safety standards and best practices, such as lock-out/tag-out procedures. Operate and maintain a safe and organized work place, including vehicles, tool boxes, etc.
6. Ensure all work performed is within applicable codes and apply for City permits as needed.
7. Assist the Plant team in routine multi-trade projects, general repairs and maintenance, event set-ups, and emergency clean up when needed or assigned.
8. Perform preventative maintenance as scheduled, assigned, or directed to ensure minimal breakdowns.
9. Utilize the campus energy management system software and computerized maintenance management software (CMMS).
10. Use heavy equipment as trained and certified for snow removal, moving heavy objects, or making repairs, including but not limited to articulating or scissor lift(s), dump truck, pick-up trucks, service vans, tractors, and all snow removal mechanical equipment.
11. Maintain two way radio communications while on campus.
12. Respond as required as an essential personnel position to provide needed snow/ice removal or other emergency services to the College as assigned by your supervisor. Essential personnel are required to report for work or remain at work as directed, even if the College is closed or delayed.

Required Minimum Qualifications
1. High school diploma
2. 3-5 years of commercial plumbing trade work experience
3. Journeyman plumber license
4. Possess a valid driver's license with a good driving record (and maintain for the duration of employment)
5. Ability to lift 80 pounds; stand, bend, squat, and walk for long periods of time; ability to climb stairs, climb up to a 12' step ladder or 20' extension ladder, climb into and work in manholes, and work indoors and outdoors in seasonably warm and/or cold temperatures.

Role Summary:
The Technician role is responsible for maintaining, troubleshooting and repairing equipment and pipeline and terminal facilities. Technicians perform routine operations and maintenance on equipment at pump stations (tank farms), remote booster stations, pipeline ROW, pipeline facilities, remote valve sites, and delivery terminals.
Essential Duties & Responsibilities include:
Maintenance Projects. Performing overall troubleshooting and maintenance support for pipeline and terminal facilities in the assigned area including planning, estimating, scheduling and cost controlling.
Compliance. Performing and recording regulatory and Company policy preventative maintenance inspections and procedures as identified in the Maintenance and/or Regulatory Manuals and in JDE system.
Continuous Education. Maintaining a high level of knowledge relating to new and current technology and equipment.
Management. Procuring and managing the efforts of outside contractors as required.
Policy Implementation. Implementing company policies, standards, drawings, diagrams and construction specifications for the installation of new facilities and the repair or upgrade of existing facilities.
Product Training. Training Operations personnel and others in the use of new or modified equipment or software.
Documentation. Maintaining equipment records and furnishing documentation per Company policy of work performed.

Position Requirements:
Two-year associate's degree in a technical field (electrical, electronic, or mechanical) OR the equivalent combination of education/work experience is required.
Experience in pipeline, terminal or plant operations and maintenance is required.
Experience installing or troubleshooting PLC's(B&R, Siemens, Allen Bradley) and truck/rail load rack presets (Accuload, Multiload) preferred
Experience in Measurement of Liquids or Gas is preferred
Must reside within 45 minutes normal driving time of the work location.
