About the leasingconsultant position:
We're looking for a talented leasingconsultant who will be responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. The leasingconsultant is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
* Ability to focus on the needs of others by listening, understanding, and showing empathy and respect.
* Ensures excellent customer service to prospective and current residents and promotes a quality living experience for all.
Generates and handles traffic, qualifies prospective residents, leases apartments, prepares lease documentation, and completes move-in paperwork and processes.
* Ensures model apartments are in touring condition.
* Orients prospective and current residents to the property.
Processes renewal paperwork and ensures documentation is delivered to current residents on a monthly basis.
Maintains accurate and detailed records of traffic activity by entering applicable information into the computer.
Follows up with all prospective residents via phone, mail or email.
Converts phone traffic into scheduled appointments with prospective residents in order to tour the property.
Inspects apartments prior to resident move-ins and ensures apartments are in move-in condition by coordinating move-in/out needs and schedules with the maintenance team.
Creates and maintains confidential resident files, which include reviewing move-in paperwork with new residents.
Completes weekly leasing reports in accurate and timely fashion.
Ensures all open and close procedures are completed daily.
Assists with ongoing resident relations throughout the occupant's tenancy by ensuring requests are responded to promptly and accurately.
Responsible for shopping competitive properties.
Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance to items that need to be repaired.
Assists with processing work order requests for residents and ensures work is completed in a timely manner.
Supports management by providing clerical support such as answering phone calls, filing, and processing property invoices, as needed.
May be asked to assist with planning and implementing resident activities in order to increase resident retention.
Complies with all company policies, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Performs other duties as assigned.
Education and Experience:
High school diploma is required.
Minimum of one year of previous sales experience is preferred.
One year of previous residential leasing experience is preferred.
Skills and Requirements:
Excellent customer service and interpersonal skills with the ability to relate to others.
Prior experience in Yardi Voyager or another equivalent system is preferred.
Basic level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint and Excel.
Excellent interpersonal skills to effectively and sensitively communicate with all levels of management.
Sensitivity to confidential matters is required.
Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
Ability to relay technical concerns with adequate detail, quickly and accurately.

The LeasingConsultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Essential Duties & Responsibilities
Property Leasing and Administration
Regular/daily onsite attendance is required
Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up needed.

Role Overview
As the leasingconsultant, you'll have a big mission. If you choose to accept it, your mission is to respond to inquiries/leads from prospective clients to identify potential renters, market, lease, and renew apartment leases in accordance with Company standards and Fair Housing guidelines and provide excellent customer service. Key Responsibilities
Responsible for ensuring the daily marketing, administrative, and financial operation of the property under the direction of the Community Manager.
Maintains a strong understanding of the community and local market competitor's specials and floor plans. Have comprehensive working knowledge of all aspects of leasing units and documents in accordance with Company standards and Fair Housing guidelines.
Processes lease application paperwork for the approval of the CM and prepares new lease contracts.
Inspects all target and/or show units in advance and in preparation of greeting and touring new prospects. Touring prospects may include, but is not limited to, vacant or model units and common/amenity areas of the property.
Inspect pre-leased apartments prior to the move-in date and promptly communicate any concerns to the Service Manager or Community Manager.
Understands, utilizes and promotes all third-party online leasing programs appropriately.
Ensure timely and accurate logging of all prospect information and notifications into our Property Management software.
Responsible for checking, responding to and documenting community and individual emails, voicemails, and text messages.
Stays up to date with all promotion/leasing incentives.
Assist with completing Move Out Vacant Inspection Checklist (MOVIC) accurately and within the specified deadline per Company standards.
Post notices to vacate and other community communication, if applicable.
Assist with daily community inspections to ensure community policies are being followed and addressing, if applicable.

Role Overview
As the leasingconsultant, you'll have a big mission. If you choose to accept it, your mission is to respond to inquiries/leads from prospective clients to identify potential renters, market, lease, and renew apartment leases in accordance with Company standards and Fair Housing guidelines and provide excellent customer service. Exhibits strong commitment to the service needs of the internal and external customers. Represents the company in a professional and courteous manner. Key Responsibilities
Responsible for ensuring the daily marketing, administrative, and financial operation of the property under the direction of the Community Manager.
Maintains a strong understanding of the community and local market competitor's specials and floor plans. Have comprehensive working knowledge of all aspects of leasing units and documents in accordance with Company standards and Fair Housing guidelines.
Processes lease application paperwork for the approval of the CM and prepares new lease contracts.
Inspects all target and/or show units in advance and in preparation of greeting and touring new prospects. Touring prospects may include, but is not limited to, vacant or model units and common/amenity areas of the property.
Inspect pre-leased apartments prior to the move-in date and promptly communicate any concerns to the Service Manager or Community Manager.
Understands, utilizes and promotes all third-party online leasing programs appropriately.
Ensure timely and accurate logging of all prospect information and notifications into our Property Management software.
Responsible for checking, responding to and documenting community and individual emails, voicemails, and text messages.
Stays up to date with all promotion/leasing incentives.
Assist with completing Move Out Vacant Inspection Checklist (MOVIC) accurately and within the specified deadline per Company standards.
Post notices to vacate and other community communication, if applicable.
Assist with daily community inspections to ensure community policies are being followed and addressing, if applicable.

Leasing Manager
The Leasing Manager is responsible for overseeing all aspects of leasing and marketing at the property. The Leasing Manager works closely with the Community Manager to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. The Leasing Manager is responsible for effectively leading the leasing team and accomplishing effective leasing, marketing, and positive resident relations.
Essential Duties & Responsibilities
Strategic Leasing Management
Regular/daily onsite attendance is required
Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.
Audit all lease files to ensure adherence to policies and procedures
Deal with resident complaints, concerns, and requests to ensure resident satisfaction
Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
Effectively show, lease, and move in prospective residents
Marketing Management
Assist in developing the annual marketing plan and marketing budget
Implement all marketing efforts and outreach, developing campaigns and assisting with design to generate traffic
Monitor leasing/renewal progress, focusing on areas needing additional support
Supervise the planning, preparation, and implementation of all leasing and renewal events as approved by the Community Manager
Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy.
Personnel Management
Assist the Community Manager in the use of consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff.
Assist the Community Manager in ensuring the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership
Ensure staff compliance and consistency with Company policies and procedures
Administrative Management
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
Assist with supervision of all business functions related to operations
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
Education/experience
High School Diploma or Equivalent; Bachelor's degree preferred or one year's experience in the housing industry;
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical requirements
