We are seeking a Project Manager to join our construction team within a larger affordable housing development platform, specializing in Section 8 and LIHTC acquisition rehabilitation projects. This role is responsible for independently managing multiple projects through the pre-construction phase while coordinating closely with internal development teams, the Construction Manager, and external parties. Essential Duties and Responsibilities:
Responsible for overseeing solar site land development activities from Request for Proposal (RFP) through design plan preparation, construction, and closeout to ensure projects are completed on budget and schedule
Value engineer civil land development plans during design and construction
Review bid packages, including detailed cost analysis, takeoffs, schedules, and scope of work
Negotiate bid packages with subcontractors to achieve most economical and timely execution of work
Coordinate with regulatory agencies throughout construction to ensure compliance with permits
Be knowledgeable of SWPP, SPCC and environmental best practices
Provide guidance and direction to the project team and subcontractor to build a robust culture of environmental awareness and protection
Manage subcontractors to ensure compliance with permit documents and project requirements
Provide guidance and direction to Civil Subcontractor to ensure civil execution plan supports the project
environmental protection plan and the integrated project schedule
Monitor subcontractor's work for compliance with the Project Quality Control Plan and Critical Path Schedule
Provide input into the integrated project schedule and into progress or milestone payments
Coordinate access and work activities with other discipline superintendents to support the integrated project schedule
Coordinate with project logistics team to ensure haul routes and laydown areas are prepared to support material deliveries
Coordinate and resolve civil/site development construction related Requests for Information (RFI) with engineer
Champion Quality, Safety and Environmental initiatives and lead by example
Supervise land development subcontractors and engineering/surveying consultants
Education and/or Work Experience Requirements:
Degree in Construction Management, Engineering, or related field
8+ years land development experience
Understanding of current civil engineering standards and practices
Understanding of SWPP, SPCC, and BMPs
SWPP certification a plus
Proficient preparing and reviewing bid packages
Comfortable presenting to and interacting with consultants, AHJ, and subcontractors
Proficient with Microsoft Office applications
Heavy highway license (preferred)
Physical Requirements/Work Environment:
Work is performed mainly on project sites and will require occasional overnight travel
Must be able to sit, stand or walk for the entire duration of a workday.

**About the role**
The Wellfield Superintendent is responsible for planning, directing, and implementing the overall safe operation, maintenance, and performance of landfill gas wellfields under his or her oversight. Typically manages a team of wellfield technicians across approximately 3 to 5 sites located in OH, IN and OR.
Handles complex issues and serves as an expert in wellfield management, overseeing technicians at multiple facilities. Generally, makes decisions without consulting higher-level employees, but discusses unusual or complex situations with management. Takes direction from the supervising Wellfield managers and directors.
**Job Duties and Responsibilities**
+ Responsible for execution of all wellfield technician duties across assigned sites, primarily through delegation, but via direct performance of work when needed.
+ Trains and mentor's wellfield technicians across assigned sites.
+ Monitors wellfield performance to ensure adherence to company and industry standards and compliance with state and federal laws, regulations, and guidelines
+ Plans and schedules maintenance of wellfield equipment.
+ Develops work schedules, assignments, and rotations for employees.
+ Participates in the employee hiring process.
+ Ensures employees are properly trained for their respective positions.
+ Reviews, approves, and submits employee timesheets and expense reports.
+ Provides employees with honest and timely feedback and coaching on performance.
+ Conducts annual performance reviews with employees.
+ Evaluates operations, maintenance, and performance of the wellfields.
+ Ensures that the wellfield preventive maintenance program is up to date, and that all documentation and records are filed (electronically or hard copied) appropriately.
+ Ensures the daily transmittal of all wellfield data, flare data, and associated operating reports and spreadsheets.
+ Maintains all assigned operating logs in proper order, including flare logs, inspection logs, SSM forms, etc.
+ Assists with the planning, implementing, and scheduling of all maintenance, training, wellfield expansions and special projects.
+ Works with plant personnel as needed to ensure that daily production reports, flow meter data, greenhouse gas data, sales meter data and Start-up-Shut down Malfunction (SSM) reports are up to date and delivered (daily/weekly/monthly) to the appropriate individuals/agencies as requested.
+ Oversees operation of the assigned wellfields in the most efficient and productive manner to maintain compliance with the site-specific Title V Operating Permit, New Source Performance Standards (NSPS), Standard Operating Procedures (SOP's), and prescribed safety and environmental standards.
+ Performs equipment testing and develops action plans to maximize performance and implements improvements.
+ Plans and executes special projects to improve wellfield collection efficiency.
+ Determines service priorities and schedules projects and personnel accordingly.
+ Communicates and coordinates projects with plant and landfill personnel.
+ Maintains good relations with plant and landfill personnel.
+ Orders/purchases materials and supplies as required.
+ Ensures projects comply with government rules, regulations, the site-specific Title V Permit and NSPS guidelines.
+ Responds to callouts in a timely manner and works overtime as required.

Expected Hours of Work:
An Employee must work a minimum of thirty (30) hours each week to maintain full-time status for benefits purposes, however the expectations of the position will require an average of forty (40) hours with overtime required as scheduled. The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining an employee's base salary and/or rate, several factors may be considered as applicable (e.g., location, specialty, years of relevant experience, education, credentials, and internal equity). Brightcore also offers a comprehensive set of benefits to compliment the base salary. The annual base salary hiring range for this position is $150,000.00-$180,000.00 and is eligible for an annual performance-based bonus.
Travel Requirements:
Travel required 100% in the greater Northeast Region of the United States - CT, MA, NY, ME, VT, NH, NJ, MD
Must be willing to be away from home Monday through Friday & scheduled Saturdays.
Lodging & travel reimbursement will be provided for overnight stays.
