What you will be doing:
In this position, you will receive applications for financial assistance for assisted living placements through the General Relief Assisted Living Home Care Program. You will coordinate with supervisors and other state entities to make accurate and timely eligibility determinations and benefit authorizations. This position processes monthly General Relief/Temporary Assisted Living authorizations and coordinates with providers to ensure all program requirements are met and that invoices are submitted accurately and completely.

Minimum Qualifications
High school graduation or equivalent:
AND
Three years of clerical experience with one year of experience in public health, health care services, senior services, medical assistance programs, health education, nursing, medical social work, health services administration or a closely related field.
Substitution: College education from an accredited college with a course emphasis in social services or a related field may substitute for the required experience.

OVERVIEW
Requisitions materials, receives and verifies invoices for payment; inventories equipment and supplies; completes required reports and records. May coordinate local contract awards for maintenance projects.
SUPERVISION RECEIVED AND EXERCISED: Non-exempt, non-supervisory, union position. Exercises limited supervision over crews; prioritizes schedules, assigns and monitors work of crews.
Examples of Duties
Perform and/or supervise tasks involving all types of maintenance, services, and repairs to buildings and equipment. Included are pest control, gas and oil heating systems, electrical, glazing, roofing, carpentry, cement/masonry, flooring, painting and other finishes.
Perform moderately heavy manual labor, in and out of doors, with required strength and agility and to work under adverse weather conditions, if necessary, such as heat, cold and around mechanical equipment, chemicals, tools and with soil.
Performs seasonal preventative maintenance work, such as furnace tune-up and repairs, to ensure facilities are kept in good repair. Performs skilled grounds work in the development and care of grounds, nursery, and/or greenhouse; cultivation and maintenance of trees, lawns and shrubs; and operation of grounds equipment.
Instructs tenants in the proper use of project furnished equipment and care of building and grounds.
Coordinates building inspections to assess normal maintenance and tenant-caused repair needs. Determines cause and damage to building, units and/or equipment and required repairs; advises Property Management if repair and labor costs will be charged to tenant. Inspects grounds and equipment on a periodic basis and during unit vacancies to identify and make recommendations to remedy deficient conditions.
Coordinates with Property Management to provide for timely turn-around for cleaning, repair and/or renovation of housing units. Performs emergency maintenance and repairs, at any hour, to prevent inconvenience and/or damage to facilities.
Performs home repairs to electrical and plumbing systems, doors, appliances, locks, and windows as required to meet safe, sanitary and decent housing conditions per federal regulations. Conduct routine inspections and perform preventative and annual maintenance and servicing of heating systems.
Winterize homes against severe weather conditions; remove snow and ice from walks and driveways; thaw and repair broken interior and exterior pipes.
Ensure the following custodial duties to prepare a unit for rental--walls, floors, windows, woodwork, fixtures, sinks, tubs, toilets and appliances must be cleaned and sanitized; trash is picked up and removed from unit and grounds; lawns mowed and walkways and driveways maintained in a safe, clean condition.
Repair holes and cracks in roads and drives as required.
Clean storeroom and shop area and secure from theft, order, receive, inventory and store routine supplies and equipment.
Prepare work orders, reports, timesheets, personnel actions, material/equipment requisitions and other inventory control methods using AHFC's current computer systems. May make estimates of labor, time, cost and materials, May assist in hiring employees and/or contractors.
Responds to after hour emergencies, which can include weekends and holidays.
May be assigned Master keys for location. Required to read and follow AHFC Key/Card Receipt form. Notify supervisor immediately of the loss of any key.
Performs other related duties as required or assigned.
Knowledge, Skills and Abilities
Knowledge of: Methods, tools, practices and systems used in the mechanical, plumbing, electrical, carpentry, cement/masonry and painting trades.
Occupational hazards and safety precautions, standard practices, processes and materials involved in each trade relating to general building construction and maintenance and to grounds and equipment maintenance. Cultivation and maintenance of trees, lawns and ornamental shrubs and use of the equipment to perform such work.
Skills and Abilities: Use and care of tools and equipment employed in each trade relating to general building maintenance, grounds and equipment maintenance and office computers.
Abilities to: Work harmoniously with other maintenance employees, tenants, the public and property management staff.
Supervise work tasks performed by a small group of semi-skilled or unskilled workers and to provide surveillance of contractor work product. Make and work from sketches or plans for improvement or alteration of buildings or equipment and to fully implement all such work. Meet the public effectively and give information regarding ground and building facility policies.
Minimum Qualifications
Minimum Qualifications:
Graduation from high school, GED or equivalent and four years apprenticeship training or three years journeyman level experience in construction or maintenance of buildings, electrical, carpentry, plumbing or mechanical trades work; or any equivalent combination of experience or training.
Valid Boiler Operator Certificate Class 3 or be able to obtain within one (1) year of date of employment.
At least six months of data processing and Microsoft Office related computer experience.
Physical demands: lifting, carrying, pushing, and/or pulling; climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling. Must be able to lift a minimum of 50 pounds repeatedly during an 8 hour workday.
Provide valid Alaska driver's license and show proof of driving record in good standing from DMV when requested.

About the role The Field Service/Maintenance Technician is responsible for performing highly skilled mechanical, electrical, electronic and instrumentation work in the installation, commissioning, repair, and maintenance of Archaea plant equipment, including but not limited to: troubleshooting simple to complex issues, rigging, maintaining and repairing pumps, engines, electric motors, fans, compressors, piping, valves, filters, traps, vaporizers, heat exchangers, gas meters, gas, instrumentation, MCC's, VFD's, and fire detection equipment.
This position will be based out of Assai plant and requires travel to Archaea plants within the region.
Key accountabilities Works closely with the plant operations team in the troubleshooting, installation, maintenance, and repair of plant equipment.
Repair, replace, and adjust malfunctioning equipment to restore proper operating conditions specified in regulations and repair manuals.
Responsible for the general upkeep and maintenance of all facilities and equipment as needed.
Tests and calibrates, to established industry standards, equipment such as pressure and temperature transmitters, valve positioners, pneumatic controllers, electronic controllers, pressure and temperature switches and other process control equipment.
Records equipment readings, interprets abnormal readings and alarms to take pre-designated corrective action including activation of emergency equipment and procedures.
Performs equipment inspections to ensure that the equipment is safely maintained and operable; performs related testing and repair as needed.
Calibrates electronic instrumentation, verifies, and adjusts equipment tolerances and records results on calibration checklists.
Performs work orders for inspections and both preventive and corrective maintenance in accordance with company procedures.
Maintains test equipment calibration records Assists in tracking spare parts inventory reporting deficiencies for restock and reorder.
Assists with electrical control system designs and modifications when requested Follows control system techniques and best practices Assists with new plant start up testing.
Maintains current knowledge of the latest codes, standards and best practices to encourage electrical safety for personnel and equipment protection.
Assists with PLC programming for a wide variety of processes, control system hardware and wiring, HMI systems, and a wide variety of hard-wired control circuits.
Assists the bid solicitation process from equipment suppliers and oversees procurement of major control systems components such as switchgear, custom control panels, MCC's, PLC's, and HMI systems if requested Assists with quality control over all new control systems equipment, performing pre-delivery inspections and tests at supplier facilities where needed.
Observes operating of installed equipment to detect hazards, problems, and the need for service, repair/replacement of mechanical components and necessary adjustments.
Assist other maintenance team members in repairs and downtime events.
Work shift is 10 hours per day 4 days per week.

The Property Maintenance Technician I is responsible for responding to maintenance requests as requested through the facilities work order system, as assigned by the Facilities Director. An effective Property Maintenance Technician I has the ability to perform a variety of duties related to building maintenance, including basic plumbing, electrical, HVAC, mechanical repair, housekeeping and groundskeeping. The goal of the position is to ensure that all the properties are maintained to the highest standards possible. This includes all the properties managed, owned, and leased by FRA. The Property Maintenance Technician I helps the property achieve success by keeping the buildings and grounds in excellent condition and by providing excellent customer service to residents.
DUTIES AND RESPONSIBILITIES:
Responds to service calls for various general repair work in basic carpentry, plumbing, electrical and mechanical according to work orders received.
Completes work orders, and documentation and paperwork required for record-keeping, and accuracy of billing.
Identifies and repairs light electrical, plumbing and carpentry work (including but not limited to; painting, drywall repair, install bathroom and kitchen faucets and fixtures).
Performs minor and routine maintenance repair for roofing, siding, gutters and fasteners.
Perform custodial and grounds work (including but not limited to; grass cutting, planting, snow removal, etc) to ensure safety and good general appearance to the public.
Changing switches and receptacles. Repairs light fixtures within NES guidelines to provide a safe environment.
Light maintenance on appliances.
Change HVAC filters as needed/required.
Assists the Facilities Director and maintenance personnel in preparing buildings for REAC and licensing inspections according to HUD and licensing specifications.
Assists in special projects as directed.
Cleans, paints, repair and refurbishes apartments as they become vacant.
Cleans out sewer lines when necessary using appropriate tools and equipment.
Uses and confirms that all tools and maintenance equipment are kept in safe working condition.
Responds to emergency or non-emergency calls. Must be on-call 24-hours per day during rotation period.
Maintains and keeps all agency storage facilities orderly and neat.
Attends training seminars, in-service sessions, and staff meetings.
Responsible for maintaining training compliance in accordance with FRA policies and procedures, state and federal regulations.
Assure safety standards are used which comply with all company, local, city, state and federal guidelines.
Provides other support services and duties as necessary.
MINIMUM EDUCATION AND EXPERIENCE:
High School Diploma or G.E.D.
Minimum one year experience working as a maintenance technician for facilities, residential setting preferred.
Must meet agency insurance criteria for operating agency and personal vehicles on agency business (21 y/o and licensed 3 years).
KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
General knowledge of mechanical/electrical principles and systems. Carpentry skills must encompass the ability to repair furniture, replace ceiling tiles, replace/repair doors, hardware, windows and cabinets. Possess ability to read and understand manufacturer's instructions and operating manuals. Must possess skills in relation to building maintenance, including basic plumbing, electrical, HVAC, mechanical repair , housekeeping and groundskeeping, and knows when to defer the task to a specialist and oftentimes improve his/her knowledge through further education or observation of others. Knowledge of tools utilized to complete appropriate work safely. Demonstrates knowledge of safety regulations. Must be proficient in basic computer, word and outlook.
