Job Description
Primary Responsibilities: The Build to Rent (BTR) Regional Operations Manager is primarily responsible for coordinating and managing many components of the BTR (Build to Rent) portfolio to ensure efficient day-to-day operations with Maymont Homes, BTR communities from construction to start-up and throughout stabilization for the properties in the applicable region. Performs various tasks and activities to provide direction and support to multiple department(s) and/or managers. Will act as community manager when necessary for recruiting, hiring, coaching, and terminating team members, and will perform all other duties of a community manager. This role is pivotal in managing the performance of the BTR portfolio in the assigned region and ensuring operational excellence across multiple sites. The position involves frequent travel as new construction progresses nationwide and will primarily be remote based with travel requirements.

Skills & Competencies:
* Minimum of 5 years of experience in property management, with a strong preference for Build to Rent or Multifamily new construction/lease- up experience.
* Bachelor's degree in business administration, Real Estate, or a related field preferred.
* Strong leadership, communication, and organizational skills. Proficiency in working with diverse property management software and Microsoft Office Suite.
* Willingness and ability to travel frequently across the assigned territory.
* Ability to work effectively in a remote environment while maintaining strong oversight and communication with on-site teams.
* Strong analytical and problem-solving abilities, with a focus on results and continuous improvement.
* In-depth knowledge of fair housing laws, local, state, and federal regulations related to property management.
* Knowledge in fair housing and local real estate laws, where applicable

Essential Job Functions:
* Manage the overall operations of BTR properties within the assigned territory to ensure they meet performance objectives and company standards.
* Utilizing the new construction/start up tracker, manage the overall implementation and deployment of new construction BTR assets through the lease up and stabilization periods of each assigned BTR community.
* Lead, mentor, and support on-site property management teams, ensuring they are well-trained and aligned with company goals.
* Regularly assess property performance metrics, including occupancy rates, rent collections, and maintenance efficiency. Implement strategies to improve performance where necessary.
* Work hand in hand with BTR Asset Management to develop and manage property budgets aligning with proforma expectations, monitor financial performance, and ensure financial targets are met.
* Maintain high levels of resident satisfaction by ensuring top-notch customer service and prompt resolution of issues.
* Ensure all properties comply with local, state, and federal regulations, as well as company policies and procedures.
* Frequently travel to various properties within the assigned region to oversee operations, support new construction projects, and ensure smooth transitions.
* Prepare regular reports on property performance and provide insights and recommendations to senior management.
* Work closely with the National BTR Marketing Manager and Director of Marketing to ensure digital advertising, marketing and leasing efforts are working to promote and maximize occupancy rates and rental income. Collaborate with marketing teams to implement effective strategies.
* Work internally with Vendor Management and Relations to foster ongoing partnerships with vendors and contractors to ensure high-quality service delivery and cost efficiency.
* Identify opportunities for process improvements and implement best practices to enhance operational efficiency and resident experience.
* Expected travel includes 25-50% per month depending on needs of the business.
* Other duties, as assigned by supervisor or leadership team.

Position Overview:
The District Manager will act as the business owner to lead and grow our portfolio of stores in their assigned region. Maintain and approve onsite employees' timesheets, time-off requests, and records to coordinate accurate compensation and benefits. Communicate new assignments and policy changes to the onsite staff. Inform the HR department, in a timely manner, of any position changes and promotions. Perform staff reviews annually as directed by corporate.
Work with the Community Managers in analyzing and preparing meaningful explanation to the monthly budget variance reports (BVR). Analyze monthly BVR to identify unfavorable variances and trends and work with the Community Manager to create an action plan to control, reduce, and eliminate these variances. Assist in the creation of operating budgets.
Review and analyze the daily, weekly, and monthly reports and address any incorrect data, inconsistencies or issues you discovered with the Community Manager. Ensure the Community Manager is analyzing these reports and is prepared to explain any issues you discovered and is taking the necessary steps to correct in the future.
Assist the Community Manager in managing accidents, emergency situations, and immediate mechanical needs and ensure the proper reports are submitted to Corporate in a timely manner.
Remain aware of safety issues and administer constant corrective measures to ensure a safe working and living environment of all residents and team members.
Ensure all information is entered accurately and completely into the management software within a timely manner.
Understand the market by performing regular market studies in which communities are located to develop marketing strategies that will increase the number of revenue-producing sites. Ensure the promotions are in line with the marketplace.
Respond to customer complaints in a timely manner.
Assist with correspondence of third parties including but not limited to lenders, insurance carriers, agents, etc.
Offer recommendations on improving the financial performance of the property to the COO and manage the implementation of the approved recommendations.
Always stay focused on retention. Physical Move-Outs are a top priority always. Work with CM's to ensure they are selling the benefits of our listing program and that they are tracking the current FSBO's
Minimum Requirements:
A minimum of 2 - 5 years of multisite management experience required; management of manufactured home communities preferred.
Bachelor's Degree or college certification preferred; HS Diploma or GED required.
Exceptional customer service skills.
Valid operator's license, access to a vehicle, and the ability to travel to between communities.
Proficiency in Microsoft Office, specifically Word, Excel, and Outlook.
Management Skills: Team Building, Coaching, Decisiveness, Leadership, Motivation, Planning and Organizing, Decision Making, and Conflict Management and Resolution.
Strong communication and problem-solving skills.

Role Overview
As the Service Manager II, you'll have a big mission. If you choose to accept it, your mission will be to coordinate the work of employees who repair and maintain buildings/facilities. Prepares work schedules, assigns work, and oversees the work product. May be involved in new construction or modification of existing properties. Performs a variety of complicated tasks. Responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner. Key Responsibilities
Using independent judgment, completes maintenance employee schedules and communicates assignments to maintenance staff. Participates in the site staffing needs with the Community Manager. Assesses training needs of employees, provides input for needed training programs, coordinates and schedules appropriate training.
Responsible for safety and skill training for all maintenance employees. May assist with completing written property safety audits.
Responsible for daily property and grounds inspection to look for needed maintenance and liability hazards. Ensure all repairs / replacements are assigned and completed within company standards, including interior / exterior rehabilitation and construction projects. Assists with monitoring of resident satisfaction and ensures follow up on the results by property maintenance staff.
Understands and complies with Occupational Safety & Health Administration (OSHA) and all other safety requirements. Knowledge of federal, state, and local code and internal policies, initiatives and systems regarding maintenance.
Employs the knowledge of mechanical methods, practices, and tools in the inspection and repair of faults in a range of mechanical equipment/components. Inspects, maintains, installs, repairs, replaces, and cleans equipment. Includes sourcing and installing new equipment.
Assist in ensuring that established preventive maintenance programs are implemented, followed and documented per BH program guidelines.
Has a complete understanding and working knowledge of the company's policies and procedures, and ensures team's understanding and compliance.
Responsible for the maintenance and security of all property-issued tools.
Shares on-call responsibilities, including inclement weather conditions, with the maintenance team. Responds to resident request per company standards.
Other duties as assigned.
You Have
Minimum of five or more years of progressive maintenance and safety experience.
300-500 units in one community.
Advanced computer skills and industry specific technology to coordinate and help respond to resident/management requests for the property.
Regularly performs manual, task-oriented work independently and prioritize tasks. Assigning tasks to large team.
High School diploma is a plus.
Required Certifications: EPA Core, Type I-Appliances, Type II-HAVC, Certified Pool Operator
Required to provide own (industry specific) hand tools.

Job Description
Primary Responsibilities: The Build to Rent (BTR) Regional Operations Manager is primarily responsible for coordinating and managing many components of the BTR (Build to Rent) portfolio to ensure efficient day-to-day operations with Maymont Homes, BTR communities from construction to start-up and throughout stabilization for the properties in the applicable region. Performs various tasks and activities to provide direction and support to multiple department(s) and/or managers. Will act as community manager when necessary for recruiting, hiring, coaching, and terminating team members, and will perform all other duties of a community manager. This role is pivotal in managing the performance of the BTR portfolio in the assigned region and ensuring operational excellence across multiple sites. The position involves frequent travel as new construction progresses nationwide and will primarily be remote based with travel requirements.

Skills & Competencies:
+ Minimum of 5 years of experience in property management, with a strong preference for Build to Rent or Multifamily new construction/lease- up experience.
+ Bachelor's degree in business administration, Real Estate, or a related field preferred.
+ Strong leadership, communication, and organizational skills. Proficiency in working with diverse property management software and Microsoft Office Suite.
+ Willingness and ability to travel frequently across the assigned territory.
+ Ability to work effectively in a remote environment while maintaining strong oversight and communication with on-site teams.

+ Work hand in hand with BTR Asset Management to develop and manage property budgets aligning with proforma expectations, monitor financial performance, and ensure financial targets are met.
+ Maintain high levels of resident satisfaction by ensuring top-notch customer service and prompt resolution of issues.
+ Ensure all properties comply with local, state, and federal regulations, as well as company policies and procedures.
+ Frequently travel to various properties within the assigned region to oversee operations, support new construction projects, and ensure smooth transitions.
+ Prepare regular reports on property performance and provide insights and recommendations to senior management.
+ Work closely with the National BTR Marketing Manager and Director of Marketing to ensure digital advertising, marketing and leasing efforts are working to promote and maximize occupancy rates and rental income. Collaborate with marketing teams to implement effective strategies.
+ Work internally with Vendor Management and Relations to foster ongoing partnerships with vendors and contractors to ensure high-quality service delivery and cost efficiency.
+ Identify opportunities for process improvements and implement best practices to enhance operational efficiency and resident experience.
+ Expected travel includes 25-50% per month depending on needs of the business.
